Journey to ZeroJourney to Zero is intended to embed a safety culture into

every aspect of our business. Our aim? To achieve a level of

safety excellence that results in an injury-free work site. Sun-

cor wants all work processes and systems to be safe and the

company demands employees and contractors take individ-

ual responsibility for safety.

As a result of this focus on safety, total recordable injury fre-

quency among Suncor’s employees was at its lowest in 2006,

while our employee lost-time injury frequency significantly

improved.

Suncor’s large contractor community has also seen a decline

in injuries since our Journey to Zero program began. Lost-time

injury frequency for contractors has been reduced by more

than half and total recordable injury frequency for contrac-

tors is down by more than 30% since 2002.

Eni’s excellent strategic positioning and competitive advantages leverage

on a business model for the creation of sustainable value founded on a

wealth of distinctive assets, guidelines for industrial actions (drivers) deriving

from strategic management choices consistent with the long-term nature of

the business. Eni will continue pursuing growth and creating sustainable long-

term shareholders’ value.

Eni has designed its industrial plan for the four-year period 2012-2015 along

the following strategic guidelines: growing profitable oil and gas production in

the upstream, strengthening market leadership in the European gas market,

improving downstream oil efficiency, refocusing

petrochemical operations and retaining top

spots among the best-inclass engineering and

construction players in the most technologically

advanced segments.

The successes in Eni’s activities are the result of a

commitment by both the organisational structure

Since 2006 when James C. Morrison,

Jr., D.M.D. opened his first Endodontic

practice, Moberi Endodontics, in

northwest Houston, he has been a preferred

provider among patients and referring dentists.

“I understand that a patient in pain is a patient

in need,” says Dr. Morrison, “so we see patients

right away.”

His philosophy of not making patients

wait continued when his second practice,

Greater Houston Endodontics, in the Galleria

area was opened in 2007.

Second to timeliness, or perhaps equal to

it, a stellar team is another reason the Moberi

group of practices receives high praise from

both practitioners and patients. Not only

are Moberi team members knowledgeable

and compassionate, Dr. Morrison selects

individuals who are charismatic and driven.

“When you’re listing options for a good

time, having a root canal never makes the list.

So, when someone comes to a Moberi practice,

I want the experience to be as pleasant as

humanly possible,” he says.

The two practitioners joining the Moberi

Dental Specialties team embrace Dr. Morri-

son’s approach to superlative patient care. Alan

Simmons, a native Houstonian, received his

D.D.S. degree from University of Texas Health

Science Center at Houston in 1997. Dr. Sim-

mons has a deep love for his community. For

the past ten years, he has served as Dental Di-

rector for The Good Neighbor Healthcare Cen-

ter, a non-profit United Way health care agency.

Dr. Simmons was also an Adjunct Clinical

professor in the Restorative Department at the

University of Texas Dental Branch at Houston

for five years. He completed his endodontic

specialty training at the Louisiana State

University School of Dentistry in 2012.

Gary Dennis, Junior attended Howard

University School of Dentistry in Washington

D.C. Upon graduation, he immediately started

his endodontic specialty training at the University

of Pittsburgh School of Dental Medicine. After

finishing his specialty

training, Dr. Dennis

returned to Houston,

the city of his birth.

A panelist, lecturer

and researcher, he

remains in the fore-

front of contemporary

treatment innovations

which makes his

relationship with

Moberi Dental Specialties a perfect fit. Dr.

Morrison is also a strong advocate of integrating

technology towards improvement of a patient’s

treatment plan.

Dr. Dina Bramipour continues to anchor

the Galleria-area practice, Greater Houston

Endodontics. She grew up in Geneva, Switzerland

and received her doctorate in Medical Dentistry

from the University of Montreal then attended

McGill University’s post-doctoral program in

A Patient in Pain... ...is a Patient in Need

By Denise R. WilliamsDr. Gary C. Dennis, Jr. earned his degree in dentistry from Howard University College of Dentistry and completed his endodontic specialty training at the University of Pittsburgh School of Dental Medicine.

Dr. Alan Simmons received his DDS degree from the University of Texas Health Science Center at Houston. He completed his endodontic specialty training at the Louisiana State University School of Dentistry.

James C. Morrison, Jr, DMD, completed dental school at the University of Pennsylvania followed by an Endodontic residency at Boston University School of Dental Medicine, Department of Endodontics.

Dr. Dina Bramipour received her doctorate in Medical Dentistry from the University of Montreal then attended McGill University’s post-doctoral program in General Dentistry Residency. Her postgraduate Certificate in Endodontics and Masters of Science are from the University of Texas Dental Branch in Houston. “As an

Endodontist, I get to be the player who saves the game. I like that.”

General Dentistry Residency and worked at the affiliated

Montreal General Hospital. Her postgraduate Certificate

in Endodontics and Masters in Science is from University

of Texas Dental Branch in Houston. While there, she

was extensively involved in research. Her work has been

published in the Journal of Endodontics, and she has

presented at international endodontic conferences.

For Dr. Morrison, Endodontics is a combination

of art and science, and the ideal outlet for his talent and

temperament. After completing dental school at the

University of Pennsylvania, a passion and respect for the

methodical, scientific approach he takes toward treating

patients was more deeply rooted in him during his

Endodontic residency at Boston University School of Dental

Medicine Department of Endodontics. “As an Endodontist,

I get to be the player who saves the game. I like that.”

Throughout his life, Dr. Morrison has played to

win. The eldest son in a family of two boys, his father

implanted an ethic of hard work while his mother

nurtured his innate belief that no dream is too big to

achieve. “It wasn’t until I was in college,” he says, “that

I realized the family dynamic that I thought was ordinary

was really quite extraordinary.”

Lettering in both football and baseball at the

University of Pittsburgh, James Morrison, Jr. was also an

accomplished scholar. His experience as an athlete scholar,

however, is more the exception than the rule. “Athletes not

being scholastically sound is a huge issue,” he observes.

“Too often there’s not as much attention on the academics

as on the sports. Kids are being pushed through the

system and end up not graduating or matriculating with

meaningless degrees.”

True to the value set his father, a teacher and

high school coach, and mother, a college

administrator, engrained in him as a

child, Dr. Morrison saw a problem,

set a goal to do something about it,

and is diligently working towards

implementing that solution. He is the

founder of Team Moberi Scholastic

Sports Development.

The Team Moberi experience is

designed to build a solid foundation for students

both athletically and academically, preparing

them to be future leaders in an increasingly global

and competitive world. It’s an environment where

ordinary kids with extraordinary talents are given

the opportunity to enhance their lives and our world.

Competing at elite sporting and academic

level comes with a hefty price tag. Without the

financial support of sponsors and contributors,

“The Rock”, as they are called at Team Moberi,

many of these aspiring athlete scholars will not

be positioned to deliver their fullest contribution,

robbing not only them, but diminishing all of us

because society won’t benefit from the complete

realization of their gifts.

“I realize that partnering with a charitable

organization can be a difficult decision. There

are thousands of opportunities to exercise one’s

community and social responsibility,” says Dr.

Morrison. “I hope that the character and moral fiber

I have demonstrated in my professional interactions

make people feel confident that Team Moberi will be a

good steward of their contributions.”

watching it grow,” says Dr. Morrison. “It doesn’t matter if the seed is a young person developing to his or her fullest potential or a business expanding and meeting the needs of the patients and dentists we serve.”

“I’ve said this before,” begins Dr. Morrison, “but it’s worth repeating. I consider it a privilege when general dentists allow me to momentarily carry the ball and assist them in implementing their treatment plan. It’s an even greater honor when parents entrust Team Moberi Scholastic Sports Development to assist in shaping their children’s athletic and academic pursuits.”If you would like more information about Team

O nce upon a time, in the LoneStar state, there was a girl whowanted to dance. She trainedclassically in Russian andChecceti, and studied under the direc-tion of internationally acclaimed balle-rina, Lynette Mason Gregg, founder ofthe Royal Academy of Fine Arts. She joined her talents with otherdancers and performed with companieslike The Royal Ballet Theater of Texasand The Southwest Jazz Ballet. Herlove for dance was too great to beshared only on stage. At the age of 18,she added teaching to her repertoire. In time, she danced her way to hertrue love. They married and created afamily blessed with five beautiful chil-dren. Sustained by her life-long passionfor dance, and the support of her hus-band, she opened her own dancestudio, another long-time dreamcome true.In Sep-

Studies show that pe

ople who own

pets tend to be happier and feel

more secure than people without

pets. It’s proven thatpets can reduce

stress, help lower blood pressure, preven

t

heart disease, lowerhealth care costs an

d

fight depression. Having a pet encourage

s

the owner to exerciseand reap the physical

,

social and emotionalbenefits of getting ou

t

and moving around.Pets also provide un

-

conditional love. People may let us down

but our pets are always there for us.

Alongwith the benefits and pleasures of

pet ownership, however, comes a big com

-

mitment. Your animal is dependent on you

to take care of them for a lifetime. Based on

the animal you select, that lifetime could b

e

as brief as a fewmonths or as long as a cen

-

tury. Therefore, the key to reaping the joy

s

of pet ownership lies in matching the re

-

quirements of the animal and the lifesty

le

of the family the petis joining.

Guinea pigs generally live five to eight

years, dogs and catsten to 15 years, horse

s

have an average life span of about 30 year

s,

large parrots and tortoises can live up to 10

0

years; even dime store gold fish can live sev

-

eral months to a fewyears. When choosin

g

the pet that’s right for your family, conside

r

how the animal fitsinto your lifestyle, no

t

only today but well into the future.

CatsCats, Stella and Ab

by, have been a

part of the Lattafamily for 13 year

s,

which is longer thantheir children, Caro-

line, Kyle and Adam, have been alive

.

Though rumors persist that cats and ba

-

bies do not coexistwell, there is very li

t-

tle truth to those stories. Judy Latta say

s

her family has never experienced any

negative issues between their cats an

d

their children, noteven as babies. “Th

e

cats pretty much stayed as far away from

them as possi-

ble,” she says.Prior to baby’s arrival

prepare your

pets. Gradually establish a new routine fo

r

them well in advance. As you bring hom

e

baby paraphernalia like cribs and stroller

s,

let your cat sniff thembut teach her not to

get inside. Let your cat investigate the nur

s-

ery beforemaking it off limits. If she know

s

what’s behind the closed door, your cat wi

ll

be less curious.Since you’ll probably

have less time for

your cat when the baby arrives, gradually re-

duce the amount oftime spent petting he

r

before baby’s arrival.Be sure to set aside a

special time just for her, however. Your cat

’s

need for attention doesn’t go away becaus

e

of the new baby.Keep the cat’s litter b

ox, food and

water dishes away from areas where youw

ill

prepare the baby’s food. Sincemany cats are

attracted to bodily scents, make sure baby

’s

feeding utensils andsoiled

diapers are not accessible.

It is important

to wait until a kitten is at

least eight weeks oldand

fully weaned before

bringing her home.

Stella was 9 weeks old

and Abbey was five

months when they

joined the Latta fam-

ily. You will need a

litter box, cat litter,

food and dishes,

preferably ceramic

or stainless steel.

Plastic dishes have

a tendency to getscratched andcan trap odorsand food parti-cles.

Feed your cat the highest quality food tha

t

you can afford. Good nutrition is crucia

l

for good health. Avoid over feeding.

Obesity can lead tomany of the same

health problems that occur in human

s,

including conditions like diabetes.

Cats should be vaccinated, and spayed

or neutered to helpavoid problems like

urine spraying, fighting, roaming, yowling

and calling of female cats in heat,

and unwanted kittens. Female cats

that have not been spayed have

an increased risk of cancer of

the uterus and mammary

glands.To avoid scratching

re-

lated problems, trimyour

cat’s nails on a regular basis

and teach her to use a

scratching post. Declaw-

ing, a surgical procedure

that amputates the first

joint of each toe, should

never be considered.It’s

like cutting off thetips

of your fingers. Invest in

an assortment of cat toys

and a cat carrier for safe

travel.

Cats may have a reputation for being

solitary but to be happy and healthy, the

y

need love and companionship. “They

may look like they’remad,” offers six year

old Adam, “but they’re really not.”

Honor your cat’s unique personality.

“Abby is a lap cat who loves to cuddle.

Stella is sweet buta bit more standof

ish,” says Judy Latta. Though every c

at

has her own personality, breeds share

common characteristics. Do your home

work before making a feline friend pa

rt

DogsThere are 123 distinc

t breeds registered

by theAmericanKennel Club so there’s

a dog whose personality, tempera-

ment and appearancematchwhatever

you’re looking for. Though less easy

to predict size and temperament,

mixed breeds also make great pets.

It didn’t take long for Princess, the

black Labrador puppy Quinn Vu

Sienna Plantation Pet

Adoption Event to

grow into a large,

rambunctious dog.

“We never had a

dog before,” she says,

y

odmatch between

your perspective newpet and the family she

is joiningDaniel F. Tortora, PhD, author of

The Right Dog for You, lists several dimension

s

of dog behavior that should be factored

into your ownershipdecision.

One of themost important dimensions

to consider is activity level. An active do

g

doesmoremoving than resting. An inactiv

e

dog does more resting than moving. Vigo

r

is the dimension thatrelates to the intensit

y

of behavior. The opposite of a very vigor-

ous dog is a very gentle one.

Another dimensionis behavioral con-

stancy. A very constant dog would be a

l-

most impossible todistract once it has

started doing something. A highly variable

dog jumps from onebehavior to another.

Also consider the degree of dominance, ter

-

ritoriality and emotional stability of the do

g.

The socialability dimension rates how

well a dog interacts with people. Does she

greet everyone as a friend?Or, does she onl

y

form a bond with her primary caregiver

?

Take into account the learning rate of th

e

dog you’re considering and your level of pa

-

tience and persistence. Some dogs can ac

-

quire a new habit after one or two

exposures, others need hundreds of ses

-

sions. Some dogs canbe fast learners but re

-

fuse to obey commands.

The final two dimensions mentioned

by Dr. Tortora arewatchdog and guar

d

dog abilities. A watchdog barks to ale

rt

its owners to a potential intruder. A

guard dog will threaten, even

attack intruders.

The American Kennel Club catego-

rizes dogs into six basic categories: spor

t-

ing, non-sporting,working, hounds,

terriers and toy dogs. Sporting dogs in

-

clude 24 different breeds all adapted fo

r

hunting. Breeds popular among sporting

dogs include the American Cocker

Spaniel, Golden andLabrador Retrievers

.

Non-sporting dogsare a miscella-

neous grouping ofbreeds that don’t be

long to any of theother classifications

.

They include Bichon Frise, Chow Chow

,

Standard Poodle, Boston Terrier, English

Bulldog and others.Working dogs conta

Create theBedroom ofYour Dreams

Everyone needs a refuge fromthe hectic, fast-paced livesmost Sienna Plantation resi-dents are living. Considerturning the room where you typicallybegin and end the day into your ownprivate sanctuary. For guidance, lookthrough magazines, tour model homes, think about hotels where you’ve stayed.Determine the feeling you wantfor the room: elegant, traditional,

modern, light and airy, sophisticated,or some other adjective. Ask and an-swer for yourself how that mood ismanifested. A word of warning, how-ever. Don’t solicit too many opin-ions. Though well intentioned, people might talk you out of an ele-ment that’s really important to you.Only by following the desires of yourheart can you create the bedroom ofyour dreams.

Determine bedroom activitiesThough the primary function of abedroom is slumber, sleeping is usuallynot the only activity that occurs in theroom. You may also read or watch tel-evision. It might double as the roomwhere you study or workout. Forgetany “rules” about appropriate or inap-propriate activities for the boudoir. De-sign the room to meet your functionalrequirements.

Set a budgetOnce you’ve determined the activi-ties that will take place in your bed-room, determine the amount of time andmoney you have to invest in bringingyour vision to life. Compile a list of allthe items you’ll need. These include abed or beds, headboard, mattress, pil-lows, linens, window, wall and floor

coverings, furniture, paintings, acces-sories, lighting, electronics, and so on.Keep in mind, an existing piece can berefurbished with a fresh coat of paint ornew hardware.Add up all the costs thenset aside about a 20-percent surplus forthe unexpected.

Create a design planNow that you know the items youneed and how much you have to spend, work out a design plan. Do it yourselfor hire a professional interior designerto help you visualize the space. Usinggraph paper, a ruler and pencil, sketchout the room indicating the location ofdoors and windows. Measure the wallsand large furniture pieces to ensure youhave enough space. Try out differentsleeping directions and furniture place-ments. Once your decisions are final-ized, mark these freestanding pieces on

your graph.Consider consulting an expert in theancient Chinese art and science of FungShui, a complex body of knowledgethat encompasses how to balance theenergies of a space to maximize thehealth and prosperity of its inhabitants.Or, simply use common sense. If youplan to have a television in your room, make sure you can see it from the bed orwherever you plan to sit.

Select colors carefullyThe walls and ceiling of your bed-room create one of your greatest oppor-tunities for self-expression. A costeffective way to add color to a room iswith paint. If possible, opt for the eco-friendly varieties with fewer toxins. Ithas been proven that color can affectmood, health and perceptions about thesize of the room so select carefully.Globally, blue is considered thesafest color. It can slow pulse rate, lower body temperature, and reduce ap-petite. It represents peace, tranquilityand calm. Green is one of the most-often cited favorite colors. It representsnature and is believed to have healingpowers. Red is the most energetic colorin the spectrum. It can evoke a fight-or-flight response, raise blood pressure andmake the heart beat faster. Ask yourpaint retailer or design professional to

assist you with color selection.Faux finishes and other wallcoveringOnce you’ve chosen the paint color foryour room, there are numerous decorativetechniques for applying it. These includebagging, ragging, dragging, stenciling, anda variety of other faux finish techniques. If you don’t feel confident in your abilityto apply the technique, allocate funding inthe initial design budget for the services ofa professional.

Wallpaper seems to come in and out offashion. Currently, it is back in vogue. Ifyou find a pattern you like, and you un-derstand not everyone else will, go aheadand paper those walls. With the samecaveat, also consider other finishes likefabric or wood panels. Most likely, how-ever,when the time comes for you to placeyour house on the market, you will needto convert back to a more traditional op-tion.

We all know summertime in Houston can be brutally hot, humid and downright

stifling. And sometimes those kinds of conditions can cause you to second guess your

idea of going for a run or an outdoor workout. That is, unless you’re getting your

daily exercise in a swimming pool.Swimming is a great way to stay fit no matter what your age or ability

level. It gets your heart rate going and helps tone the body. And the best part? The

water keeps you cool.

Full Body BenefitsThe benefits of swimming for fitness have long been touted by trainers and

coaches from all sports because it offers a full body workout that uses muscles not

necessarily used for other activities.“Swimming is an activity that uses every muscle in the body,” said Linda

Kutac, executive director for Dad’s Club Aquatic and Fitness Center in Houston.

“The cardiac benefits are tremendous. You learn to control your breathing, and it’s a

great alternative for those who either can’t or don’t like to run or do other long dis-

tance endurance activities.”Whether you’re eight months or 98 years old, there are a number of pro-

grams being offered year-round in the Houston area. Dad’s Club offers a variety of

classes geared toward all skill levels. Fitness programs include water aerobics, water

sectionAdult SwimOver the past several years, the popularity of swimmingfor fitness has grown signifi-cantly among adults. Nolonger is swimming just anactivity where parents enrolltheir children so they canlearn how to swim at anearly age. These days, par-ents are also discoveringthe benefits of getting in thewater. And the trend isbeing reflected in the demo-graphics of various swimclasses around Houston. In her 21 years of workingat the Memorial AthleticClub and Aquatic Center,Aquatics Director KathyVeen said she has noticed asignificant increase in adultparticipation in the facilityʼsprograms in recent years.“Weʼve seen a lot morebaby boomers and seniorscoming out to exercise inthe water,” Veen said. “A lotof them are coming post-surgery or because theirorthopedic doctors tell themto swim for physical therapyor other health reasons.”Aerobics, arthritis therapyand masters classes are fill-ing up the calendars, withmore being added to localprograms every year. Veensays more adults who donʼtswim are now beginning totake lessons simply to learna new skill. Even on thecompetitive level, adult ath-letes are seeking classes toimprove their techniques.“Thereʼs been an increasein triathletes looking formore instruction on stroketechnique,” she said. “A lotof (triathletes) say swimmingis the toughest leg in therace, so they want to learnand improve on that.”

yoga, “H2O Babies,” toddlerlessons, strength and enduranceclasses, masters workout classesfor adults ages 18 and older, and a program for special needschildren who have cerebralpalsy, down syndrome or anxi-ety over being in the water.

Something For EveryoneChildren fighting obe-sity problems may use swim-

ming as a way to stay active, and it also provides them with a social outlet to

exercise with a group of kids dealing with the same issues.“We do offer some strength and endurance classes geared toward kids

ages eight and up, not necessarily because those kids want to be competitive

swimmers, but because they have obesity issues,” Kutac said. “Parents likesending their children to these classes because if that child is overweight orobese, these swim classes are a good place for them to be successful and have

fun while getting fit.”

In addition, both chil-dren and adults who are over-weight find that participatingin swim activities is preferableto the often strenuous and awk-ward task of working out at agym. The weightless feeling ofbeing in the water makes it eas-ier for an overweight person toexercise, Kutac said. For seniors with arthri-tis, swim or water aerobicsclasses are ideal activities

because the low-impact nature of exercising in the water naturally cushionsjoints. Land exercises can be harsh on stiff or fragile bones, but movingthrough the water can improve range of motion and help alleviate stiffness.

Serious athletes who prefer the more competitive aspect of workingout will find that swimming is an ideal activity to cross train for other sports

or to stay in shape during the offseason.Easy To Do, Hard To MasterEmmett Hines, head coach for the H2Ouston Swims program andauthor of the book “Fitness Swimming,” says swimming is often incorrectlyperceived as an easy recreationalsport.

“There are some peoplewho say that swimming isn’thard because it’s done in thewater and it’s not a weight-

Taking charge of your health is one of the

most important things you can do for

yourself. Eating well, exercising more and

getting regular check ups helps to

improve your overall wellness and pre-

vent a variety of common illnesses and

diseases.However, when people think

about getting healthy and staying fit,

they usually think about the benefits it

brings to the body from the neck down.

With May’s designation as “Mental

Health Awareness Month” by Mental

Health America, let’s examine the crucial

link between your mind and your mental

health to your overall wellbeing. In fact,

it plays a large part in establishing a

healthy lifestyle and your ability to feel

well.

Hit The GymStudies have been conducted for

decades on the effects of exercise and

nutrition on a person’s susceptibility to

some illnesses, onset of certain diseases and

its impact on moods and specific mental

health problems. Staying active and hav-

ing good nutritional habits improves how

your body feels and operates. It affects

your thinking, feeling, memory, working,

playing and sleeping ability.

Health and mental health experts

concur that physical activity is a natural

stress buster, an anxiety reliever and a

great tool for dealing with the symptoms

of mental, emotional and psychological

issues, including depression.

Studies have also found that you

do not have to workout strenuously or for

a long period of time to reap the benefits.

The key is to do moderate exercise or phys-

ical activities that you enjoy on a regular

basis. Some experts say that exercising for

30 minutes a day, three to five days a week

can significantly improve some symptoms

of depression. They also suggest that as lit-

Helping people make wise food

choices never goes out of style

By Danielle Phaneuf

Did you know that all dietitians are

nutritionists, but not all nutritionists are

dietitians? Regardless of the title,

opportunities abound for those dedicated

to helping people make smart food

choices.While the defining line

between a dietician and nutritionist is

somewhat blurry, a registered dieti-

tian is a food and nutrition expert

who has met the following criteria to

earn the “RD” credential:

• Earned at least a bachelor’s degree

in nutrition at an accredited univer-

sity or college, completing course

work approved by the Commission

on Accreditation for Dietetics

Education (CADE) and the

American Dietetic Association

(ADA). The course work includes

food and nutrition sciences, food

service systems management, busi-

ness, economics, computer science,

culinary arts, sociology, biochem-

istry, microbiology anatomy and

physiology.

• Completed a 900-hour minimum

CADE-supervised practice program

at a healthcare facility, community

agency and food service corporation.

• Passed a national board exam.

• Complete continuing education

courses in order to keep their regis-

tration and licensure current.

While nutritionists are not

regulated by the state of Texas, many

obtain a certificate for their nutrition

Flipping houses to fix-up guys or retailing houses in better condition to people who are looking for a place to live is a solid plan that can generate an excellent, consistent income. If we’re smart, we can take that income to another level without getting involved in rehabbing properties. I hate renovating houses. In fact, I’ve got a two-word formula for disaster--my rehab. If you’ve never participated in a rehab or are like me and swear you never will again, you can under-stand my apprehensions. It’s too easy for a rehab to get away from you. You either do too much, spend too much, take too long, or get involved with subcontractors whose idea of “on time” is anytime within a few weeks of when they said the job would be com-pleted. And frankly, you haven’t lived until you’ve paid some-one for materials and instead he decides he’d rather just keep the dough for himself and you never see him again--or even worse, pay for the work only to later discover that it all has to be redone because it wasn’t done properly the first time through.

As for quality, that’s another issue. Do you know I have painters who want to know ahead of time if the property being repainted is going to be sold or turned into a rental? If you screw up and say “it’s a rental,” they paint doorknobs, and that’s not good. Quality is subjective, but geez, I can’t tell you how many times I’ve been out with my Mikita sander and my spray-on “texture” fixing dry wall dings and

dents that weren’t properly repaired the first time by the “professionals.” Now, I know there are fix up guys who can suc-cessfully run rehab crews and control everything that goes along with that, but I’m cer-

tainly not one of them. Frankly, I’m just not in-terested in rehabbing houses. Even though there is money to be made, it’s not the sort of work I’m looking forward to.

“Prehabbing,” though, is another matter altogether.

wHAt’s preHAbbiNg?

Let me start by telling you that it’s not rehabbing at all. No hammers and nails involved, no kitchen counter tops or bathroom floors to play around with.

Prehabbing involves simply knocking off the rough edges of the rehab job to allow our pro-spective purchasers a quick look at the property’s potential. If the property is buried in three feet of thicket, then sometimes even those home shoppers with “vision” can’t comprehend what it might end up looking like. Here’s an example: I used to restore little British sports cars. I’d buy them rough and fix them up to

NOTE TO READERS: The following article will not

cover legal or investment topics but don’t dismiss its

message. This is the most important aspect of your

investing methodology. I can say without hesitation that

failure to master and apply these five steps will result in

almost certain failure in almost any endeavor.

did you know that virtually everything in your

physical world started in your internal world?

The car you drive, the house you live in, the

job you have, and the people you love all began as

ideas, thoughts, or emotions. All of us are the end

result of our thoughts put into action. The reason

I believe this area to be the ‘most important’ is

because your success or failure will depend almost

entirely on your mental attitude. There will be defeats,

challenges, and failures, but your mindset will take

you from failure to success in an instant. Most of

us have heard of these concepts before but we may

not be sure how to apply them in real life. Let me

share with you my five step plan for success

in any area of life:

Step 1 - Define what you want with

absolute clarity - You must know what you want

before you can go after it. More than just wanting a

goal or ideal you must want and accept the feelings,

emotions, thoughts, freedom and/or obligations that

will certainly accompany your goals. Begin to think

about why you want this thing, what it will mean to

you and your loved ones.

• What will meeting this goal look like, feel like,

and how will it change your life?

• Do you know what it will take to meet this

objective?

• What are the costs? Many times people want

something but only think about the good

things that will come from its attainment. You

must be very honest about the sacrifice and

hard work that will be required to attain this

goal. Without

question

everything

worthwhile will

require sacrifice.

Step 2 - Commit

to it with a ‘burning

desire’ - Once you

decide what you want

you must absolutely

commit to it with

intense passion. You

cannot just wish or

merely hope for

success. There are

people everywhere that have hopes, idle curiosity, or

wishes. You will never be able to make it through the

difficult times of doubt, frustration, and failure if you

are fueled only with hopes or wishes. You must want

the attainment of your objective with a very strong

desire and be unstoppable in your pursuit.

“At HM General Contractors our number one priority is to make sure each of our clients receive the highest quality project, on time and within budget. HM General Contractors truly takes on each office with pride and a sense of responsibility to do the best job possible. We pay close attention to detail and want every project to be perfect, right down to the last drop of paint. We work closely with each client from design plans thru construction and after the first patient has been seen. To ensure each office is beautiful, functional and customized to our client’s every need.”

TesTimonials“Opening one’s practice is always a daunting and intimidating process.

I can honestly say HM General Contractors made it seamless. I give my highest compliments to HMGC and the wonderful team. A five star

recommendation to HMGC. My Superintendent was very accessible and answered each and every question. HMGC went above and beyond, even

working on overtime to make sure my project finished on time. I was extremely pleased with the Accounting Dept; they were very helpful with explaining the invoices, change orders, etc. If I had a question they were

always available. The Castleberry Center For Aesthetic Dentistry is my third office to be built and HMGC made it the best of them all. Thank you HM

General Contractors. I have and will continue to recommend HMGC to all my colleagues. “If you want it done right, don’t hesitate to trust HMGC”. I

love my new office. It was a pleasure working with HMGC.” Darrick L. Castleberry, D.D.S.

“HMGC stayed in contact with me for over a year before I decided I was ready to build. I admired completed offices constructed by HM on the

company website and knew, without a doubt, I would contact them when I decide to take the plunge! My office turned out better than I ever ex-

pected! HMGC honored all promises and commitments and finished my office ahead of schedule! Even though I’d signed off on final paperwork when the office met MY specifications, the owner personally came to the office to make sure the design and construction met HIS specifications! The entire HMGC Team was incredibly patient and provided outstanding

service! The team did everything possible to make this project perfect for me and I greatly appreciate them for doing so. I get great pleasure hear-ing the patients gasp as they walk through the front door! They are so

impressed with the office and quite frankly, so am I!” Umekei Smith, D.D.S.

“HM Contractors gave my office the extra special design elements that make it extraordinary. They added lit niches, arches and a barrel ceiling, all while assisting me in making layout improvements for better patient flow. Since Mike’s wife is an optometrist he’s aware of the all the little extras; light switch positions, equipment and computer power needs as well as exam room design and layout. The job supervisor was always

responsive to my requests explaining any necessary changes and keeping the job on time. The job came in under budget due to HMGC’s honesty

and diligence. The city decided the alarm system that was bid on wasn’t needed which HMGC informed me of and credited my account. They also saved me a substantial amount substituting flooring which looks

great and is holding up well. Any call backs were handled promptly and completely to my satisfaction.”

Rene Dunlap, O.D.

“HM General Contractors did a great job of understanding our vision and then building our dream dental office. Actually, it doesn’t feel like an office,

but more like a home away from home! HM also did a good job of ad-dressing the challenges of build out in a hi-rise building. Thanks.”

"Besides the location, the two major decisions you must make when developing your dental office is the equipmentsupplier and the contractor. HM General Contractors proved time and again, that I made the right decision for my builder. There was never a time during the construction process that somone was not available to talk to or meet with me when I had a concern. As with most office buildouts, the dentist makes changes along the way. HM General Contractors did everything they could to make my change orders seamless and have aslittle impact on the budget as possible. HM General Contractors were also very helpful withmaterial choices when the budget was an issue.”

“It was a pleasure working with HM General Contractors. Our landlord delayed in turning the space over to us, however, when HM General Contractors started the work it was finished before schedule. HM General Contractors did not cut corners to finish the job. They went out of theirway to do things and kept everything within ourbudget. We get nothing but compliments fromeveryone who comes to our office. We have recommended HM General Contractors to several Dr’s and will continue to do that.”
