SECTION 5.1 – Number of Units The Common Interest Community upon creation contains four Units consisting of four buildings on the Property. One Unit,Building 191, is the Unit subject to Development Rights to subdivide it into two Units. The declarants reserve the right to create up to a total of 5 Units on theProperty, to convert 191 into two Units and into related Common Element and Limited Common Elements.

(b) Units within Building 191: Upon subdivision of Unit 191 into two Units, the boundaries will be as the amendment to the Declaration subdividing the Unitdescribes.

(c) Storage Areas: Units 191 has a basement and an attic; the basement receives special treatment if Unit 191 is subdivided.

SECTION 10.1 – Use Restrictions Subject to the Special Declaration Rights reserved under Article VIII, the following use restrictions apply to all Units and to theCommon Elements. It must be noted that pursuant to Section 47-236(d) of the Act and Section 15.4 of the Declaration use restrictions may not be amendedwithout unanimous consent of the Units Owners

(a) Units shall be used for business offices or professional offices only, as such offices are regulated by the Zoning Regulations of New Canaan; norecreational, residential or restaurant use is permitted.

(b) Basement storage and attic storage in Unit 191 may only be used for purposes customarily incidental and subordinate to said office use, subject to theZoning Regulations of New Canaan; no recreational or residential use is permitted and no food or beverage storage is permitted.

(c) The Common Interest Community will not be used for any other purpose.

SECTION 10.2 – Occupancy Restrictions The following occupancy restrictions apply to all Units and Common Elements. Pursuant to Section 47-236 of the Actand Section 15.1 of the Declaration, the occupancy restrictions under this subsection and the subsequent subsection may be amended by a vote of the UnitOwners to which sixty-seven percent of the Votes of the Association are allocated.

(a) Each Unit owner will keep the Common Interest Community andall fixtures, furnishings and personal property in a neat, clean andattractive condition.

(b) Each Unit owner will obtain and pay for all licenses and permits,which may be necessary in connection with the conduct of itsbusiness at the Common Interest Community.

(c) Each Unit owner will comply with both the specific provisions andthe spirit of the Declaration and will not engage in any activity thatwould violate either the specific provisions or the spirit of theDeclaration.

(d) No Unit Owner may place a load on any floor that exceeds thefloor load that the floor was designed to support. No unit Owner willinstall, operate, or maintain any item of heavy equipment or otherinstallation, except in a manner designed to achieve a properdistribution of weight.

(e) Each Unit owner may maintain a non-illuminated identification signat its main entrance. Any such sign will be in good taste. Its design,size and manner of installation, will be subject to approval by theExecution Board. Approval will not be unreasonably withheld, but willbe subject to all applicable regulations.
