The show kicks off on Friday March 22nd with 140 plus exhibitors sharing the year’s newest and hottest products and services. If you are “on the fence” as to whether to remodel, build or just update some of your appliances, be sure to take a day during the show and come visit with the professionals that will be displaying their wares.
Need a contractor? You can fi nd them in the show or stop by the SICBA Membership Booth in Building A and pick up a Referral Directory for contractors in both counties. You can rest assured that all the contractors at the show or those listed in the Referral Directory are registered, licensed as required and bonded.
Looking to learn something? We have educational seminars as well as keynote speakers on all three days. A great big welcome to Graham Kerr on Friday, Andy Wappler on Saturday and Ciscoe Morris on Sunday.
Playhouse Lane is once again part of the show benefi ting local charities and highlighted by SICBA member
landscape companies. Come on in and see what the local builders have come up with that could be yours!
New this year, is the Kids Activity area where you and your child can build something together to take home with you.
So, make it a day and come see us at the 33rd Annual SICBA Home & Garden Show at the Skagit County Fairgrounds March 22, 23 and 24, 2013.

Construction Crash CourseBy Josh Baldwin,
Quantum construction inc
The construction process can
be intimidating the first time
you decide to hire a contractor.
You may not know where to
start, or even what the steps
are. Understanding the flow of
construction helps you control
costs and the end result. Each
project can be broken into four
basic phases: define, design,
bid, and build. Following each of
these phases in this proper order
will help your project become a
success!
Define:First, define your project’s
scope, budget, and finish level.
Consider how much floor space
you need and its layout. You
should also consider quality
of finishes such as floors and
cabinets. With this in mind, a
general contractor or architect
should be able to give you a
rough but realistic budget.
Builder’s Tips: Visit the
“Directory” section at www.sicba.
org to find qualified and licensed
architects and general contractors.
Budget a contingency of 5-10%

of the construction cost to cover
unexpected costs or upgrades
you may choose to implement.
Your lender may require this.
Spending adequate time here
will save you time and money in
subsequent steps.
Design:A well documented design
is the best investment you
can make in your project. An
accurate and detailed set of
drawings defines your project
scope and ensures that bids
you receive are comparable to
each other. For some projects,
a builder may be able to design
the project or will have it done
in a design-build arrangement.
For new construction or projects
involving significant structural
modifications, you’ll usually need
to hire an architect.
Builder’s Tips: While
architectural drawings will
specify generalities, such as
hardwood floors, a finish
schedule will define the flooring
as a “pre-finished solid oak,”
increasing the accuracy of your
budget. Save pictures of projects
and details you would like to
incorporate into your design for
better communication with your
architect. Let your architect know
your construction budget so that
it is considered in the design.
biD:Whether you’re soliciting a
proposal from one builder or
three, you’ll want them to define
their price and scope of work
prior to entering into a contract
with them. Pricing may take up
to a month depending on project
scope. Choose contractors who
have experience in projects like
yours for accurate pricing and
smooth construction. Compare
the contractors’ stated scope
in addition to their pricing, as

they may interpret your design
different and include or exclude
portions of the project.
Builder’s Tips: Working with
a friend? Then a contract and
budget that define the project
may save your friendship in case
of a misunderstanding. A bid will
often exclude sales tax and utility
hookups. Don’t forget these while
budgeting! To reduce potential
problems, only solicit bids from
licensed and bonded general
contractors. You can verify this at
www.lni.wa.gov.
builD: Once you’ve hired a contractor,
construction may begin. During
this time you’ll continue to work
with your builder and architect to
answer questions, select fixtures,
issue payments, and more. At
the end, you’ll walk through the
house with the builder to develop
a punch list of items which need
to be done for the project to be
completed.
Builder’s Tips: Ask your
contractor for a schedule with
major milestones and estimated
completion date. If you’re
remodeling a kitchen, meal plan
ahead of time! A toaster oven and
mini-fridge may save you from
a month of takeout. Keep an eye
on your budget and allowances;
more than one project has been
forced to make significant cuts to
late phases such as flooring and
landscaping. Choose a builder
that includes a warranty period
for their work of at least one year.
Change Orders occur when you
modify the project scope, design
or finishes, or when something
occurs beyond the scope of the
project or reasonable ability of the
contractor to foresee. These may
raise or lower the contract price.
Following these steps will not
only result in a better project,
it will also strengthen your
knowledge of construction
to better equip you for future
projects. However, keep in mind
that this is a very broad look.

Spring is quickly approaching again and as we plan our spring cleaning around the
house, many people overlook the importance of not only cleaning, but maintaining the house itself. Professionally maintaining homes for the past five years has given me the inside knowledge of where homes tend to be neglected and fail, leading to costly repairs. There are a few simple steps to take care of the outside of your home each spring.
START AT ThE Top. Your roof is the first defense
against the enemy: water. It is important to make sure that your roof is kept clean. Needles and leaves can get stuck behind vents and in valleys creating the perfect environment for moss.
Keep your gutters clean. The main cause for soffit and siding damage is overflowing or improperly installed gutters. It is also important to make sure that needles and leaves are not able to
go down the downspout and clog your drains.
Water can be just as damaging to siding as it can be to roofs. A good coat of caulk and paint is essential to any siding. Not all caulks are the same. It is important to use a high quality exterior caulk. If done properly, it should last five years.
The most common repair I see is rotten window trim. The window installation process has improved greatly in recent years, however, older homes may not

sicBA Playhouse challenge Now in its fourth year,
SICBA’s Annual Playhouse
Challenge again has six
playhouses entered. The unique
designs and quality construction
garnered over $50,000 dollars for
13 local charities over the past
three years. Having seen the six
playhouses entered this year, we
can see no reason why the local
charities shouldn’t be anticipating
great rewards again this year.
The playhouses are brought
together with our member
landscaping companies to display
them together to create “The
Playhouse Lane”. The landscapers
work with the builders on the
theme of their playhouse to design
landscaping that enhances the
playhouse. Last year, a water
pond was created to float “The
Pirate Playhouse” and a forest was
created to enhance “The Ranger
Station.” From the conversations
we have heard, this year’s pairings
are going to be equally exciting
and creative!

Given a choice, would you
rather spend your disposable
income heating and lighting your
home, or do things such as fine
dining, a new wardrobe, a fatter
savings account, or a relaxing
vacation sound more appealing?
Yeah, that’s what we figured.
So, be good to yourself (and your
wallet) and take some dollar-wise
steps to cut your home’s energy
use. You might spend a few bucks
now getting energy smart(er), but
you’ll save a whole lot more down
the road. And you’ll help the
environment too!
LightingA good place to start saving
is with your home’s lighting. If
you’re still using the old, power-
guzzling incandescent light bulbs,
stop! Replace them with compact
fluorescent light (CFL) bulbs and
fixtures, especially in areas you
illuminate most. CFLs use up to
78 percent less energy and last 10
times longer. Or consider the new
LED bulbs; they cost a bit more
than CFLs but last much longer
(some last up to 25 years!). And
before you buy, check with Puget
Sound Energy; we have some
great rebates available. Consider
this: The average household
can save $150 a year in energy
costs by replacing the 25 most
frequently used lights in the home
with LED bulbs.
AppliancesYou also can save a lot of energy
– and money – when replacing your
old appliances with ENERGY STAR
qualified products. Compared to the
new energy-efficient models, older
refrigerators and freezers pinch up
to $200 from your pocket, every
year, in added energy costs. Need
more incentive? PSE offers rebates
for energy-efficient refrigerators,
freezers, clothes washers and more.
We’ll even pick up and recycle your
old refrigerator for free – and give
you a prepaid VISA card worth $25
to $50 as a thank you.
PSE offers ideas to trim your energy use and fatten your wallet

Heating To save money on heating,
set your thermostat to 68
degrees or lower when you’re
at home and awake, and lower
it 7 to 10 degrees at bedtime or
while you are out of the house.
Setting the thermostat to 58
degrees while you’re asleep
will cut the typical utility bill by
about 7 percent. If you have a
programmable thermostat, set
it to automatically adjust the
temperature depending on when
you’re home and when you’re
in bed. Be sure to also set the
thermostat on your water heater
no higher than 120 degrees
or the “low” setting. This will
reduce the amount of energy
needed to heat your water as well
as lower the risk of scalding.

efficiency rebates and incentives,

have windows that were properly installed. This can lead to areas that water can penetrate and cause unseen damage. Southern facing windows should be maintained often. The ultraviolet rays, wind and rain are tough on the caulk and paint.
Finish at the bottom. After years of gardening and yard work, soil can build up around the foundation. It is important to maintain a six-inch distance between soil and siding. Do not forget the crawl space. It is dark and dirty but maintaining the
crawlspace is vital to your home. Standing water can cause mold. A proper crawlspace access door and vent screens should keep out all rodents. Uninvited guests in the crawl can be the most expensive. They ruin insulation and tear apart heating ducts. Place a trap near the entrance and monitor it regularly.
Here in the Pacifi c Northwest, we have to work hard to keep all that water out of our homes. Also, if you wait until you notice a problem, your problem is going to be much greater than it seems.
Much of water damage is subtle at fi rst. You are much more likely to catch a problem early if you get on a ladder and are diligent about checking the areas problems are most likely to occur. Or, have an experienced professional evaluate your home. Not only are professionals likely to help you maintain your home more inexpensively in the long run, but they also save you the risk on climbing on your roof.
