Interior Space Planning This is a fundamental step in AJI’s input into any development as the flow of space throughout the building informs many other aspects requiring consideration. By looking at room volumes and their relative positions, door locations and traffic flow within a development AJI can make recommendations that will not only add value but also maximise the saleable area within a property. The introduction of realistic furniture layouts to the various rooms can assist in visualising how spaces can be utilised, this can also highlight the need for layout change. Showing how a room may be potentially furnished will also inform both lighting & small power designs..

Small Power & Lighting Following on from the production of furniture layouts AJI will produce reflected ceiling plans showing proposed lighting layouts alongside the project’s M&E consultants. This will coordinate services that would potentially have an impact on the overall ceiling design within a property. Specification of plaster ceiling mouldings where required and the production of detailed sections assist in the process. Alongside the ceilings AJI also work with the client & design team to provide small power layouts for each property that relate to the proposed furniture layouts.

Bathroom Design & Detailing While working on overall layouts for a property AJI can also produce detail design packages of individual bathrooms, including specifications of all finishes, sanitary and brassware. Drawing packages showing full setting out details for all sanitary & brassware cross referenced to specification documents supply enough information for both site installation and pricing. Detailed drawings showing floor and wall tile formats and setting out points also assist in both the procurement and installation process. Working with both developers and contractors at an early stage within this process can lead to minimal layout changes to accommodate specific tile formats, eliminate unsightly cut tiles in prestigious properties and ultimately cost & save time on site.

Specialist Joinery As part of the overall design service, AJI produces intention drawings and sketches for specialist joinery work. This can assist developers in cost analysis and also gives contractors a high level of information on which to base their tenders. Depending on the project, design packages can include; staircases, wardrobes, bookcases & TV units and, where required, doors. Once again, working closely with both developers and contractors AJI can design and coordinate the manufacture of any number of custom made items within a project.

Specification Documentation Itemised specifications documents are produced, cross-referenced to the detailed drawing packages as appropriate. Depending on the project, we supply specifications for various items, from architectural light fittings to floor & wall finishes. The documents produced include reference codes for each item, this allows for easy identification within drawing package to assist with quantifying and installation.

High Quality CGI Renderings Our team of in house specialists use a combination of modelling & rendering software to produce photo realistic images of our proposed interior schemes. We pride ourselves in the quality & clarity of our renders, making use of high resolution scans of finishes and fabrics to ensure the completed images match the design scheme intended for each property in every detail.
