Fitting It All In

Whether you’re upgrading or downsizing to your dream home,

you’ll need a place to put your shoes

If space is tight, take advantage of a nook under the stairs or a closet with the doors removed to set up a home office. In this photo, a custom desk and storage units from California Closets find a home in an out-of-the-way space. The white desk is complemented by a Hardrock Maple desk top and storage unit. www.californiaclosets.com

Choosing, building, and decorating your new home is fun and exciting, but when it’s all done, you may find yourself facing mountains of moving boxes. Don’t panic! Here we’ll discuss a few organizational ideas for three problem areas of many homes — the entrance, the home office, and the kitchen. We’ll finish off with a few nifty, quick ideas for storage and organization around the rest of the house, so your new home offers an orderly and serene retreat from the busy world.

Shoeless JoeLet’s start with where to put the shoes. In many cultures shoes are removed at the door (for one thing, it keeps the dirt from outdoors from being tracked all over the house). If that leaves your entry area looking like the front porch of a beach house, you’ll need an orderly way to store them. While the concept of the mudroom has been around for a long time, it has recently come into focus as a most desirable amenity — and far more practical

than a soaking tub! The mudroom is a great place to organize all your outdoor gear: shoes, coats, hats, backpacks, pet gear, sports equipment, etc. Instead of a crowded closet holding everybody’s outdoor effects, a row of cabinets can be installed and space assigned to each member of the family. You can build in cubbies and lockers or look for a freestanding cabinet designed for this purpose. A number of companies offer them in a variety of designs and finishes; check out www.durasupreme.com, www.restorationhardware.com, and www.target.com. These work equally well in the garage or family entrance and the front foyer, where they can hold guests’ purses and coats.

HomeworkNow that we’ve placed everything neatly into our assigned cubbyholes, let’s have a seat at our desks. A home work space is pretty much required these days, whether you telecommute or you just need a place to take care of household business and surf the internet. Your new home may have an office, den, or extra bedroom that you can dedicate to home work, but if it doesn’t, consider carving out a niche for desk-based tasks. Many people hide their offices in nooks and even closets. This is brilliant, as it requires you to streamline your home office, helping you run an efficient operation. But perhaps the ultimate in home office organization is Restoration Hardware’s Mayfair Steamer Secretary Trunk: it’s a complete office inside an oversized reproduction of a steamer trunk. It’s compact, handsome, and mounted on casters so you can open and close it easily, and even move it around the room. Simply close the trunk after

you take care of business and enjoy the rest of your house.

Whether your home office is a steamer trunk or a commodious study, you’ll need to organize your work space. Here’s a secret: it’s not the size of your desk, it’s how you use it. Don’t take on more desk than you need, or the surface area will become a museum of paper curiosities. If the desk doesn’t have built-in drawers, keep at least one file cabinet nearby for necessary papers, and a trash can close at hand for slam-dunking everything else! Make sure you have enough legroom, especially if you like to swivel around while you work. Open shelves and/or cubbyholes, close to the desk or just above it, not only store supplies you need frequently but also display the picture or plant that might make working at home more enjoyable. A bulletin board can organize quick thoughts, messages, and remind-ers. We normally think of corkboards, chalkboards, and dry-erase boards, but consider this idea: Rust-Oleum (www.rustoleum.com) makes a magnetic primer paint that allows you to turn any surface into a refrigerator door (minus the food inside). Splash on a coat, cover with your favorite color, get some mag-netic poetry, and voila! Your walls won’t just stand there looking dumb, they’ll recite poems to you while they keep your scraps organized.

Think Outside the CupboardsWe’ve been working hard; let’s head to the kitchen for a snack. A well-organized space will inspire confident, creative cooking. If cabinet and counter space is limited, think outside the cupboards for storage solutions. In fact, think outside the kitchen. Where do you store your holiday decorations? That’s the place for the turkey-shaped soup tureen and holly-trimmed dessert plates. Still don’t have

✍ Tips for the Entrance: A bench makes it easier to put on and take off shoes.Tile floors are simple to maintain.Hooks inside and outside lockers and on walls keep handbags and house keys handy.A hanging vertical file by the door or-ganizes incoming and outgoing mail.

Design your own cubbies with Pottery Barn’s Olivia Entryway Modular Components. The collection includes lockers with hooks inside, a bench with cubbies, and an orga-nizer with slots and drawers. Accessorize with wicker baskets and a cushion for the bench. With a beautiful Tuscan Chestnut finish, the Olivia system is handsome enough for a front foyer and functional enough for the family mudroom. www.potterybarn.com

room for all your pots and pans? A hanging pot rack transforms thin air into storage space, and nothing looks handsomer than a legion of copper- bottomed pots dangling from a forged iron rack. Store cooking utensils in a simple, broad-mouthed container next to the stove: easy to see, easy to grab. If you have a few feet of uninterrupted wall space in the kitchen, nook, or dining area, consider a built-in hutch or china cabinet to store and display your pret-tiest items. Most importantly, make the most of the cupboard space you have. Rollout drawers and lazy Susans solve many of life’s little frustrations — instead of rummaging around the dark, uncharted corners of a deep pantry, creating more chaos along the way, you simply pull out a drawer or whirl a turn-table and everything is at your fingertips.

Top to BottomFriends are on their way over to check out your new home. Let’s do a quick pick-up before they arrive. The book-case is really a showcase of you. Guests are as likely to peruse your reading material as they are to peer into your medicine cabinets. Group together like-sized volumes, bringing all books the same distance from the edges of the shelves. This will give your collection an organized, smart look. It’s okay to vary the pattern by stacking a few books on their sides here and there; that stack is now a platform for some eye-catching

bric-a-brac like a clock, an award, a plant, or a picture.

Overwhelmed by children’s toys? Don’t despair, simplify! Keep toys in oversized baskets that can be dumped out and just as easily refilled. You can label the baskets with words or symbols to help kids put everything back in place so they don’t have to sort through the Legos when they want to play with their Matchbox cars. Outdoor toys and sporting equipment can be kept in the mudroom with the shoes.

In the bathroom — a room that really tends to accumulate unsightly paraphernalia — narrow, freestanding cabinets, wicker baskets under the sink, and hanging columns of mesh-wire baskets in the shower can help to tame the chaos. Reserve open shelving for attractive and handy displays of rolled towels, bath tissue, or the potions with the prettiest packaging.

With your guests’ arrival just mo-ments away, take a deep breath, look around, and admire the order you’ve created. Take a moment to appreciate the neat row of shoes at your front door and the cubbies and hooks ready to receive your visitors’ coats and purses.

Everything is in order. Oh, and don’t forget to turn off the computer and close up your home office. You’re not working now.

Everything‘s within reach in this rustic kitchen: by the stove are ceramic jars stocked with spatulas and spoons and a basin holding hot pads; overhead, pots and pans hang from the Hanging Oval pot rack from Historic Housefitters Co. www.historichousefitters.com✍ Tips for the Kitchen

The spice rack is a storage classic, but it’s best kept in the dark, since sunlight and heat degrade the flavors of herbs and spices. Install the spice rack inside a cabinet door.A narrow kitchen island with cabinets underneath provides more functional workspace in a smaller footprint than a large square island.Even if under-counter space is at a premium, install pull-out bins for trash and recycling near the sink. It’s worth it to keep these things hidden but easily accessible.

Classy bathroom storage requires plenty of room to hide the necessities, plus a few open shelves to display some homey touches. The Camille Bath Collection from the Home Decorators Collection provides both, in a three-piece set that includes a vanity cabinet with faux marble top and two freestanding cabinets with different configurations of open shelves, drawers, and baskets. Available in Antique Black and Antique White, each piece is sold separately. www.homedecorators.com

The pat-terns were adapted from windows designed by the renowned architect and can be used for windows too. Our favorite is Colonnade, as seen here with door style 404 from the Arts & Crafts door collection, shown in oak with an optional shelf. Or, choose from Eucalyptus, Prairie Rhythm, and Wichita styles in colored or clear glass. Can’t decide? Showcase a variety throughout your home! Naturally, any of these would go splendidly with a Craftsman, Prairie, or Shingle home style, like the Blaine on page 18. www.andersenwindows.com

6. Please Drive on the GrassIs it a lawn or a driveway? Both! Grasspave² from Invisible Structures is a permeable real-grass-covered paving system. The layered surface allows the aesthetics of a grassy yard while storing and filtering storm water, the manufacturer says. It’s tough enough to withstand up to five passes a day, making it ideal for a low-use driveway, like in front of an auxiliary garage or guest house. Large rolls speed up installation. Everything about this Visbeen Architects design alludes to the grandeur of the past, from

the European-style courtyard at the front of the house to stone accents and fireplaces throughout. Yet the four-car garage with easy access to a circular front drive is totally modern, as is the home’s open layout. The main-level master suite offers both elegance and comfort with a beamed, barrel-vaulted ceiling, access to a private porch, and a spectacular spa bath. Two large fam-ily bedrooms, each with its own bath, reside on the second floor. The optional lower level sports an exercise room, a billiards room, and an elaborate home theater complete with a snack bar.

A fashionable facade of low-maintenance stone and shake, a covered front entrance, and vintage-style win-dows add European flavor to this highly functional design.

The elegant elliptical staircase just inside the arched wooden entry door creates a striking first impression.Ph

A half-load cleaning option allows homeowners an additional way to conserve water. www.lgusa.com.

8. Timberlake Cabinetry

This ESP-certified firm sources 100% of its wood domestically and has a manufacturing platform that allows for the majority of deliveries to be within 500 miles. Recent introductions include deep dovetail sliding shelves and a Cushion Close option for doors. The Sierra Vista style pictured here is available in maple or cherry in a total of 16 finishes. www.timberlake.com.

9. Maytag Maxima Washer and Dryer

With a Water Factor of 2.7, the Maxima series of washing machines uses as little as 11.5 gallons of water, qualifying it for both Energy Star and CEE Tier 3 labels. The washing machine features front-load technology, which tumbles clothes through a small amount of water instead of rubbing them against an agitator in a full tub like most traditional top-loaders. A water level sensor matches water usage to load size, further increasing water efficiency. The 7.4 cubic feet-capacity Maxima steam dryer features Advanced Moisture Sensing to evenly dry even large loads. The steam cycle removes wrinkles and odors from lightly-worn garments. www.maytag.com

This home may fit a narrow lot, but every room inside this design by Dan Sater boasts lots of space and luxurious amenities. Start with the great room: upon entering from the two-story foyer, you’re greeted with a lovely view out two

sets of double doors to the rear veranda. A coffered ceiling, cozy fireplace, and snack bar from the kitchen make this space the undisputed preferred gathering spot. Two islands provide space in the kitchen for meal prep and easy socializing at the snack bar. Entertain with ease by prepping drinks at the wet bar, tucked into a corner by the staircase and out of the way of the cook. An elevator makes going up to the second floor easy. Up here, you’ll find three large bedrooms, including the deluxe master suite with its two-sided fireplace that warms the bedroom and luxurious bath. A large deck connects with storage space above the garage.

The party will come alive on the lower level’s wrapping veranda, while the upper-level deck pro-vides a private retreat for the homeowners.

Twin dormers, shingled siding, and a stone chimney produce a rustic, Craftsman look for this four-bedroom mountain retreat from Donald A. Gardner Architects. Exposed beams span the vaulted ceiling, controlling the height of the great room and kitchen. Nearby,

two decks, a screened porch, and a spacious patio provide plenty of room for outdoor enter-taining and seasonal enjoyment. High-end amenities abound, such as the master suite’s deep walk-ins and garden-side tub. A second suite on the main floor is reserved for guests.

Shingled siding is a perfect choice for this Craftsman-inspired home, setting a neutral backdrop for the bright trim and windows.

OPPOSITE: The stone fireplace and decorative beams emphasize the home’s rustic themes and bring scale to the room’s dramatic height.

This magnificent Mediterranean abode by Dan Sater boasts a surprisingly nar-row footprint, despite offering a resort-like side yard complete with a long, arched loggia and detached guest house. Arched iron gates in the portico offer

regal entry to a fabulous secluded courtyard. Rooms surround a pool and fountain with lots of glass for seamless indoor-outdoor living. An open floor plan ensures excellent flow in the common areas, with arches providing beautiful transitions between rooms and decorative ceiling treatments appearing throughout the house. The fireplace-warmed great room also features built-ins. In the kitchen, two islands, one with a snack bar, ensure ample chopping room while guests mingle around the appetizers. A full bath waits conveniently near. Separate but close, the full guest suite makes for perfect in-law accommodations or a teen retreat. On the far end of the home, the master suite encompasses an enormous bedroom, spa-like bath, and expansive walk-in closet. The whirlpool tub looks out to the master suite’s private garden. An adjoining library accesses the private back lanai. Upstairs, the second floor holds two guest suites, each with its own bathroom. Between the rooms, the sizeable loft makes a great study center, with a small balcony facing the front of the house and a much larger one that adjoins a deck for views of the courtyard.

This elegant French Country home, designed by Frank Betz Associates, features beautiful details and flexible spaces. A bright and airy foyer leads to the grand family room, which showcases a vaulted ceiling, built-in

cabinets, and ample lighting from the back deck; a fireplace provides a natural focal point. In the master suite, a beamed and vaulted ceiling, deck access, and a lavish bathroom create a soothing retreat. Also on this level, a private bedroom accesses a full bath. On the second floor, two bedrooms with large closets share another bath. A loft can become another bedroom, while a bonus room provides even more space.

The master bedroom soars, exposing polished beams and trusses.

Contrasting cladding materials emphasize the variety of forms at the home’s curbside elevation. The side-loading design de-emphasizes the look of the large garage.

Donald A. Gardner Architects combines stone and cedar shake with gables and graceful arches on this home to create a Craftsman exterior with European flair. Ideal for a hillside lot, the home boasts a rear wall of glasswork on both

floors to capture breathtaking views. A rear porch and screened porch expand living space outdoors. The open floor plan distinguishes rooms by ceiling treatments and columns instead of enclosing them with walls. For added convenience and future planning, an elevator makes living easier. Welcome amenities include a walk-in pantry, abundant storage space, and a large utility room with sink. Two levels of exquisite living await within this Mediterranean villa, designed by Dan Sater. Arched entryways distinguish formal spaces in the open layout. The master bath is sure to impress with dual amenities and a whirlpool tub posi-

tioned as the centerpiece. A built-in outdoor grill encourages alfresco dining. A wealth of bedrooms upstairs ensures plentiful sleeping quarters. The second-floor laundry chute is a thoughtful touch.

A stone turret and opulent arches bring romance to the exterior of this Frank Betz Associates design. Inside, the turret houses the light-filled dining room. On the right, a formal living room receives guests with grace. Ahead, a

wall of windows in the great room offers breathtaking views. Vaulted ceilings add an open, airy feeling to the hearth-warmed keeping and family rooms. The island kitchen adjoins the breakfast area and walk-in pantry. Upstairs, the master wing is almost doubled by its private sitting area in the bright turret. Double doors open into the lavish master bath.

Donald A. Gardner Architects designed this beautiful farmhouse to offer sophisticated country style. The family cook will love the spa-cious U-shaped kitchen and adjoining bayed breakfast nook. Storage

space abounds with walk-ins, extra garage space, and linen closets. The mas-ter suite is quietly tucked away downstairs with no rooms directly above. A bonus room is easily accessible from the back stairs or from the second floor, where three large bedrooms share two full baths. A curved balcony borders a versatile loft/study, which overlooks the stunning two-story family room.

The wide porch invites relaxation. Included among the three entryways to the home are double-door portals to the living and dining rooms.

A trim-looking European-style home with lots of room for an active family to stretch out is captured in this design by Frank Betz Associates. Covered porches front and back create a relaxed environment, yet the tasteful dining room and

vaulted family room are perfect for dinner parties. The country-style kitchen, with a cooktop island, flows into the casual eating area and then into the vaulted keeping room. The Pine Cliff by Visbeen Architects presents a solution to a common limitation in waterfront property: a narrow lot. Just 20 feet wide, this home compensates in height and length, maximizing the available space and taking full advantage of what are sure

to be expansive views from each of its three stories. Featuring porthole windows and outdoor upper decks, the Pine Cliff exudes a distinctly nautical air, perching on its steep grade like a great docked ship. The entry level functions as the main living space, featuring a half bath, foyer, kitchen, dining room, and glass-walled living room. One floor up is the laundry, bunk room, and sunny master suite. The lower level is home to another bedroom suite and office space. Across the way, through the covered patio alcove is the lower level family room, com-plete with kitchenette and walkout access to the water.

OPPOSITE: Perfect for a sloping lot, this home presents three levels of outdoor living and amaz-ing views. An inset patio cuts through the lower level, detaching the family room, mak-ing it a great noise-contained rec room.

BELOW: With win-dows on three sides, the living room gives the feeling of soar-ing over the water.

Designed by Donald A. Gardner Architects, this home’s rustic French Country exterior opens up to a plan full of modern amenities. The foyer, preceded by a petite porch, leads into a gallery hall that opens to a sunny, vaulted great

room. With its fireplace and porch access, this will be the most popular room in the house. As an added convenience, the great room flows into a breakfast room that has a box-bay window and built-ins. The island kitchen features plenty of counter space, including a snack bar for easy entertaining. A formal dining room is adjacent. Occupying the home’s left wing, the master suite provides a thoroughly relaxing retreat with two sinks in the bathroom and double walk-in closets. Upstairs, two bedrooms each boast a built-in desk and private bath. A huge bonus space over the garage awaits expansion and could become an extra bedroom or home theater.

Stone, shingles, and a variety of dormers create a unique, lovely exterior.

Light-filled rooms allow amazing views throughout the interior of this Dan Sater design. The living room, dining room, and kitchen all flow into one another for effortless movement and conversation between spaces, even to the spectacular outdoor relaxation

areas. A massive island adds lots of counter space and seating room in the huge kitchen, with additional space for casual bites at the bar or at the breakfast nook’s charming banquette. A row of defining arches and built-ins are luxurious details in the living room, where the second-floor balcony draws the eye up. Angled lines melt into the outdoors with retreating glass walls here and in the kitchen. Step out to the spacious outdoor area with a vaulted octagonal ceiling and fireplace centerpiece, which is further complemented with a stunning outdoor kitchen for en-tertaining. A separate cabana suite off the rear grants stylish independence to a guest or live-in relative. On the left side of the plan, find ultimate relaxation in the master suite, which dazzles with several walk-in closets (one of them with an island and windows), a fantastical bath with a walk-in shower, and an exercise room that can become a serene sitting room (as seen here). Upstairs, a separate world beckons family or guests with three complete suites; an outdoor deck; an adjoining loft area with ample room for relaxation, billiards, and a computer gaming alcove; and even a separate laundry room. Any of these rooms would make excellent craft or hobby spaces when children move out.

Frank Betz Associates’s two-story farmhouse has much to offer, with the most exciting feature being the opulent master suite, which takes up almost the entire

width of the upper level. Double doors access the large master bedroom with its tray ceiling. Steps lead to a separate sitting room with a fireplace and sun-filled bay window. His and Hers walk-in closets lead the way to a vaulted private bath with separate vanities and a lavish tub. On the first floor, an island kitchen and a bayed breakfast room flow into a two-story family room with a raised-hearth fireplace, built-in shelves, and French-door access to the rear yard.

With its striking exterior and flexible layout, this Visbeen Architects plan is ready for the changes that inevitably occur in a family. The main level holds primary gathering spots: the living room, island kitchen, study, and

dining room, as well as a fireplace-warmed screened porch and spacious laundry room/mud room. Head upstairs to relax in the sitting room – turn it into a great study hall for school-age kids, then into a hobby space when they leave home – just outside the generous master bedroom. Inside this luxurious suite, you’ll find walk-in closets, a sitting space behind a partial wall, and a garden tub and large shower in the bathroom. Three family bedrooms down the hall share a full bath. On the finished lower level, another suite with living space and a wet bar creates semi-independent quarters for a live-in relative, older child, or visitors.

Decorative columns frame the wrapping covered porch of this coastal design from the portfolio of Dan Sater. Each room offers resplendent views of the surrounding

property; the great room includes three sets of French doors to the rear porch. Upgraded amenities and striking ceiling treatments heighten appeal. Second-floor bedrooms access an upper-level deck. Symmetrical bays on both floors house a nook, the master bedroom, and two family bedrooms. A bonus room is easily con-verted to suit any needs. A side-loading, two-car garage completes the plan.

OPPOSITE: Now here’s a porch made for sitting. There’s room for a porch swing, comfy chairs, a coffee table, and more.

This stately home by Frank Betz Associates will be a family treasure for generations. Double doors open from the front porch to reveal a two-story foyer; columns on the right frame the formal dining

room. Vaulted ceilings and fi replaces in the family and keeping rooms add an elegant touch. The kitchen features a clever confi guration that opens to the breakfast bay. The master suite is decked out with a bayed sitting area, immense walk-in closet, and posh bath. A nearby bedroom suite makes a perfect guest room. Upstairs, three bedrooms use two full baths.

Stone and brick lend a sense of permanence to this residence, yet radius windows peeking out from the hipped roof prevent it from being too serious.

Built-in shelves and arches add as much drama to the family room as the grand fi replace.

A wraparound columned porch and a lovely bay window add curb appeal to this roomy home by Frank Betz Associates. Fireplaces warm up both the two-story family room and the more casual keeping room. The island

kitchen serves up easy meals at the snack bar or nearby in the bayed breakfast nook. A walk-in pantry and built-in desk are welcome features. For more elegant occasions, the dining room is only steps away but in its own intimate space. A bedroom suite on this floor can serve as an office instead. Upstairs, the master suite includes a beautiful tray ceiling, vaulted bath with dual vanities, and a big walk-in closet with a window. Three family bedrooms, one a private suite, access the convenient laundry room up here.

Classic brick and siding beautifully complement a wrap-around porch and bay window for a timeless exterior.

Fresh and airy, this Dan Sater design would look equally great in the country or at the coast. Relax with a glass of lemonade as the day unfolds on one of the numerous verandahs, or perhaps friends and family would

prefer to gather in the heart of the house. If company is looking for more mod-ern entertainment, head upstairs and watch a movie in the media room. The full apartment over the garage is a great place to house a nanny, a college student, or a live-in relative.

Naturally lit through bay windows, the breakfast nook and kitchen share an open space. An island extends the prep area.

The best of British Colonial style can be yours in this elegant Visbeen Archi-tects estate. The Arlington exudes sophisticated luxury, from the see-through fireplace that connects the living room and glass-enclosed conservatory, to the

large library with a bay window. Enjoy dinner with friends in the generous dining area (easily served from the open island kitchen), then step outside to the back deck. On chillier evenings, head to the hearth-warmed screened porch instead. Upstairs, three spacious bedrooms await, including the master suite, which features a fireplace, an amenity-filled bathroom, and even a small private balcony. Adding convenience, the laundry room completes the floor. A veritable family fun center inhabits the optional lower level, including a home theater, exercise room, two patios, and a guest suite. Don’t miss the covered breezeway that makes a pleasant path to the three-car garage.

Stone and stucco combine with multiple gable peaks and an arched front entry to create impressive curb appeal for this European home by Donald A. Gardner Architects. The grand foyer greets visitors on the inside, flanked on either side by

the dining room and bedroom/study. Further along, the great room shows off a cathedral ceiling, porch access, and a wall of windows to offer unparalleled views. The breakfast room and kitchen also open to the great room and one another, simplifying mealtime.

On the other side of the home, the large master suite was designed for complete relax-ation. A bowed sitting area grants extra space in the bedroom, while the luxurious master bath features a corner shower, large soaking tub, dual sinks, and private toilet.

In the lower level are three bedrooms, each with its own full bath. A large rec room with fireplace completes this floor and provides an additional gathering space in the home.

What’s In a Set

While the contents of each blueprint package vary slightly, each contains detailed, high-quality working drawings that show you exactly how your house is to be built. You can expect to fi nd the following standard elements in most plan sets:

1. Detailed Floor Plans These plans show the layout of each fl oor of the house. Rooms and interior spaces are carefully dimensioned, doors and windows located, and keys are given for cross-section details provided elsewhere in the plans.

2. Exterior Elevations In addition to the front exterior, your blueprint set will include drawings of the rear and sides of your house. These drawings give notes on exterior materials and fi nishes. Particular attention is given to cornice detail, brick and stone accents or other fi nish items that make your home unique.

Depending on the home you choose, your order may also include:

3. Front PerspectiveThe artist’s sketch of the exterior of the house gives you an idea of how the house will look when built and landscaped.

4. Foundation and Basement PlansThis sheet shows the foundation layout including concrete walls, footings, pads, posts, beams, bearing walls, and foundation notes. If the home features a basement, the fi rst-fl oor framing details may also be included on this plan. If your plan features slab construction rather than a basement, the plans shows footings and details for a monolithic slab. This page, or another in the set, may include a sample plot plan for locating your house on a building site. Additional sheets focus on foundation cross-sections and other details.

5. House and Detailed Cross-SectionsLarge-scale views show sections or cutaways of the foundation, interior walls, exterior walls, fl oors, stairways, and roof details. Additional cross-sections may show important changes in fl oor, ceiling, or roof heights, or the relationship of one level to another. These sections show exactly how the various parts of the house fi t together and are extremely valuable during construction. Additional sheets may include enlarged wall, fl oor, and roof construction details. 6. Floor Structural SupportsFloor framing details come with plans that have basement and/or crawlspace foundations. Each includes spacing, direction, span, and specifi cations for fl oor joists. Beam and window headers, along with necessary details for framing connections, stairways, or dormers are also included.

A TYPICAL PLAN SET INCLUDES THE FOLLOWING:

Exclusive Extras

Specifi cation Outline: Show your builder exactly what you want! The Specifi cation Outline details the use and installation of various materials and products; use it as a checklist and communication tool. FREE with any plan purchase.

creating a new foundation

adding additional rooms

converting a reach-in closet to a walk-in

enlarging a half-bath into a full

changing a front-entrance garage into

a side-loading garage

adding a bedroom fi replace

You can even have us modify the exterior of a home to match your favorite architectural style. You name it, we can do it!

How much does it cost? Estimates are FREE!* Once you’ve decided to make changes, the average price of modifi cations is $800 to $1,200 in addition to the price of your blueprints — an unbelievable bargain, considering that hiring an architect to design your home can eat up as much as 15% of your building budget. Our design associates will provide you with an exact price quote within one business day after your free initial consultation.

How long will it take to make changes? Not long at all. Typical turn-around time is two weeks or less. Of course, larger projects take longer, so it will depend on the scope of your changes. Regardless, a target completion date will be included with your free modifi cation estimate.

Depending on where you live, you may need:

ARCHITECTURAL AND ENGINEERING SEALSSome cities and states now require that a licensed architect or engineer review and “seal” a blueprint, or offi cially approve it, prior to construction. Before applying for a building permit or the start of actual construction, we strongly advise that you consult your local building offi cial who can tell you if such a review is required.

BUILDING CODES AND ZONING REQUIREMENTSEach plan was designed to meet or exceed the requirements of a nationally recognized model building code in effect at the time and place the plan was drawn. However, your plan may need to be modifi ed to comply with local requirements. In addition, you may need to obtain permits or inspections from local governments before and in the course of construction.

Nevada residentsNevada law requires your plans to be redrawn by a Nevada-registered professional. Consult your local building offi cial for more information.

Terms and Conditions

Disclaimer: The designers we work with have put substantial care and effort into the creation of their blueprints. However, because we cannot provide on-site consultation, supervision, and control over actual construction, and because of the great variance in local building requirements, building practices, and soil, seismic, weather, and other conditions, we make no warranty of any kind, expressed or implied, with respect to the content or use of the blueprints, including but not limited to any warranty of merchantability or fi tness for a particular purpose.
