How Will You Spend Next Weekend?

You could splurge on a night at a high-end resort, entertain at a five-star restaurant, or treat yourself

to a day at the spa, but why spend a fortune on one indulgent day, when you can find luxury in your own backyard? Your home is your hotel, and your new outdoor kitchen provides the means for a memorable meal. Relax under the moonlight in a hot tub fed by a cascading waterfall, then warm up by a freestanding fireplace as you enjoy a glass of wine with friends. A weekend away is worth the cost every once in a while, but splurge now to build an enticing outdoor living area, and every night could be a mini-vacation.

An outdoor living area significantly increases livable space and provides the perfect backdrop for exquisite entertaining. Dan Brockelbank, who together with his wife Heather owns Metro Greenscape, an outdoor living design/build firm located in Charlotte, NC, finds that, “The trend right now is that people living in larger homes do not want the tax burden, cleaning, lawn, and energy bills that come with owning a sizable home, so they are downsizing to something more manageable. We are hired to install an outdoor living space that with little maintenance will last 30 years and age with the family.” Due to the nature of an outdoor room, durable building materials are de rigeur. With minimal routine maintenance, a well-built space should provide years of enjoyment.

Planning For Your Lifestyle

When embarking on an outdoor living project, a designer will ask several key questions to spark

creativity and aid in building a space that will function seamlessly with the homeowner’s lifestyle. A key aspect to consider is family dynamics. If you have children, how many are there and how old are they? Teenagers may stay home more often if there is an enticing pool and fire pit in the backyard where they can bring friends over to hang out. How do you spend downtime? Beyond entertaining, you will undoubtedly use this space on a regular basis, and a designer will want to plan around your everyday needs. Do you cook meals at home or grill often? An outdoor kitchen may be a welcome ad-dition on warm nights when fresh air is cherished more

than a stuffy kitchen overheated by the oven. Equally important is the climate in your locale.

If you’re building in Texas, you can take advantage of your outdoor space in the cooler seasons. If your property is in Michigan, the summer months are prime outdoor time. In either case, however, some smart plan-ning may enable you to extend its use through all the seasons. Ben England, owner of Texas Outdoor Oasis in Houston says, “We add features to our designs to ac-commodate for fluctuations in weather such as built-in heaters, fire pits and fireplaces for the colder months, while we may add fans and misting systems for those dog days of summer.” A good designer will make the space adaptable to all seasons to significantly extend the livability of an outdoor living space.

A ceiling fan and a propane heater make this Texas porch comfortable in all seasons. Tailor-made canvas curtains block sun in summer and trap heat in winter.

Become the Party House

Since you may be enticed to entertain on a more frequent basis, you should carefully consider your

entertaining preferences. Do you like yard games, throwing a football around, or swimming; or do you prefer to relax in the shade with a cold beer and some witty friends? Appropriate landscaping can accommodate a more active family, as the proportion of hardscaping may be reduced to allow for a larger yard. Imagine a bocce ball court, built-in horseshoe pit, or personal putting green! Don’t forget media options; surround-sound speakers enable music to set the mood, and a fl at-screen television that is protected from the elements will draw a rowdy crowd outdoors for the big game.

Who to Hire and What to Ask

As outdoor living spaces become more popular, traditional landscape architects and designers are

fi nding that they must expand their knowledge base to include more than landscape design and execution. They also need to keep up on the latest in outdoor furnishings and products. A qualifi ed landscape professional will be able to design both the softscape (plants) and hardscape (patio, walkway, etc.) aspects of an outdoor room that will create a seamless transition

between the home and the outdoors. Drawing on their experience to select materials and installation practices that enhance the existing landscape and situation of the home, they will create a space that is both beautiful and functional. Look for someone who will carefully consider every aspect of your lifestyle, your taste, and your budget as they develop your design.

Choosing What’s Important

A designer can help you allocate your budget so you invest wisely in the most crucial aspects of the

design. Brockelbank says that when it’s necessary to cut corners, homeowners should eschew elaborate land-scaping and lighting (which can always be perfected later) in favor of infrastructure.

Breaking your project down into phases may be an appropriate way to work within a budget and accom-plish design goals in a timely manner. According to England, “Our clients tend to do their outdoor projects in phases. They normally start with the patio…the next phase would be a shade structure such as a covered porch with a shingled roof or an open pergola. Lastly, the signature of their project is usually incorporated, such as a grill area with a bar, a fi re pit, or a freestand-ing fi replace.” It is important to create a cohesive design from the beginning so that the fi nal product, whether it takes months or years to complete, will not

look pieced together. Infrastructure such as structural features, paving, and kitchens should be carefully con-sidered from the start, while seating and plantings can always be coordinated with changing tastes and trends.

Earth, Air, Fire, Water

Most importantly, figure out which outdoor activi-ties are your favorites, then invest in elements that

will facilitate that enjoyment. An increasingly popular feature is an outdoor kitchen that may incorporate a wet bar, refrigerator, stove, and grill. A pool and/or hot tub will also consume a large portion of the budget and will significantly increase maintenance, but it may be worth it to you. Who doesn’t enjoy jumping in a refreshing pool on a hot summer day? And the simple glow and gentle lapping of a lighted pool at night can be beauti-ful. (See “Taking the Plunge” on page 16 to learn more about pools and spas.) If a pool is not in your budget, a decorative water feature like a fountain or fish pond can provide a similar soothing ambience.

While the big-ticket items pack a punch, the smaller details of an outdoor living area really create atmosphere and provide a welcoming gathering place for guests. Brockelbank finds that many clients desire an outdoor fireplace. Fire elements can be incorporated in the form of a large freestanding fireplace or a smaller fire pit surrounded by comfortable seating and tables. Imagine sitting beneath the stars on a cool fall night, roasting marshmallows or slowly sipping a drink, good conversation making the rounds, with the fire’s glow warming the night air.

Finding Your Style

Finally, personal style is not to be forgotten, as it will add personality and livability to the space. Most

homeowners will choose between a traditional or con-temporary look, formal or informal to complement the home. Says Brockelbank, “The outdoor area should feel like an extension of the home and should be appealing to the eye, as it will typically be located right outside the kitchen or living room and be visible at all times, drawing guests and family outdoors.” An outdoor living and entertaining area can be one of the best invest-ments made in a residence, as it combines the ideal aspects of home in a surprising, welcoming, and charm-ing setting. Your style will shine through, your guests will be wowed, and your family will take advantage of the fresh air for years to come.

Beautiful even with a bare minimum, this backyard living areas has all the basics: a hard surface, a shade structure, and a seating area. Con-tainer plantings add lushness for minimal expense and can be replaced with permanent landscaping over time. Learn more about plan number ADH0400026 on page 132.

Lifestyle Considerations

Many options exist when deciding what kind of pool and landscape

will complement your house, your outdoor space, and your lifestyle. First you’ll need to examine what role the pool will play in your home. If you have children of any age, the pool will see a lot more recreational use and should be picked with functionality in mind. For example, sloping “beach entry” pools are becoming popular, especially for households with small children. With little ones, safety mea-sures will also play a bigger part in your planning process.

No kids? Then the pool tends to be “a piece of art or a sculpture,” says David Peterson, president and CEO of Watershape Consulting, Inc. in San Diego. “Really, the swimming is sec-ondary to the primary function of the pool, which is to complete some kind of environment which you’ve created in that backyard.”

Dreaming of a holiday in Bali? Make your dream come true in your own backyard. It’s entirely possible to create your own private lagoon.

Designing Your Poolscape

Deciding on a style of pool also depends on a num-ber of architectural factors. The house will play

a big role, experts say. For example, a Federal-style house in the Washington, D.C. area usually dictates a simple symmetrical pool to mirror the clean lines of the house, says Joan Honeyman, partner at Jordan Honeyman Landscape Architecture, LLC in Washing-ton, D.C.

If your house has a more casual, contemporary style, then a modern, freeform pool may fit the outdoor space better, says Dan Sater, president of the Sater Group Designers & Planners in Bonita Springs, Florida. In a rustic setting, a natural-style swimming pool can integrate well. Freeform pools surrounded by boulders, stone pavers, and lush landscaping create the look of a natural paradise. Peterson recently created a circular-shaped pool using cobbled walls and shells along the pool and spa walls, to complement a home with strong Balinese flavors. “It looked like the pool could have been there before the home, and the home was built around it,” he says.

Even if you’ve been dreaming of a Polynesian-styled getaway in the backyard of your Cape Cod, it’s still possible to create, Honeyman says. She likes to situate pools off to the side if the style is different

from the house or if the homeowners prefer not to have the pool form the centerpiece of the backyard. This is also a good idea if you’re building in a four-season environment, since “One thing people don’t realize is that if the pool is in full view, during the winter, it will have a cover on it.” If you decide to situate the pool at a distance from the house, consider adding a pool house to enhance the sense of destina-tion and provide conveniences like a bathroom and a refrigerator to store cold drinks.

Not sure which shape of pool to pick? “Simple” is the style that complements any home, Giannamore says. “Traditional shapes hold their aesthetic value longer. It never goes out of style.”

Tying it together

Peterson likes to coordinate the pool with the house using similar colors, shapes, or materials in the

pool wall or decking. This could include coloring the pool’s gunite surface with a pebble interior finish the same color as the home. In some cases, matching the border tiles to the colors of a room that overlooks

the pool can create a strong visual for someone inside the home looking out at the water.

Decking can also determine the pool’s style. A carefully cut limestone or travertine deck will create a formal, pulled-together look around the pool, but more random, irregular cuts can make it more rustic, like stepping stones. Honeyman also likes to use wood, such as ipe, to warm up a pool. Wood decking can help to create a connection between indoors and out by echoing wood flooring or furnishings inside the home.

Painting the landscape

Aside from the pool itself, landscaping will be the most significant element of your outdoor envi-

ronment. The plants, trees, and rocks that are native to your area will look best in your pool and yard (in addition to being more environmentally friendly and easier to care for). “It should look appropriate to the surroundings,” Sater says. “Lava rocks in Florida don’t work well, but maybe in Hawaii.”

A naturalized poolscape can enjoy landscaping planted directly into the ground, creating a lush aura.

More formal pools, however, might have their land-scaping controlled by containers or raised planters. Tall plants and shrubs can be used to form a natural privacy screen. Charles Randolph, president of Lifescape Asso-ciates, Inc. in Denver, advises using restraint with trees because they can create too much shade by the pool and drop leaves in the water. Most importantly, Honeyman points out, the plants you choose to surround the pool should echo the home’s general landscaping, “so it does read as a whole piece.”

Make It a Complete Retreat

Different accoutrements can be added to your swim-ming pool to accent its formality or informality. If

your pool overlooks the water or sits atop a precipice, a vanishing edge can create a unique illusion of the pool moving into the distance or dropping off. However, it’s important to realize that the illusion may not be sustain-able from every angle, so be sure to consider how it will look when viewed from the house. Another popular feature is the sun bench, a ledge that allows sun fanatics to stay cool in shallow water while enjoying the sunshine. Spas are a popular way to enhance the pool both visually and practically. Many pools can be designed with a spa

attached, situated above to make a little waterfall into the pool. “The two elevations create a visual that people ap-preciate,” Giannamore says. The sound of water trickling is also very soothing without being overpowering. The spa can also be entirely separate from the pool. It may be placed closer to the house for year-round use, particularly in cold climates, says Randolph.

Waterfalls can also be placed around the swimming pool for a pleasing effect. Fountains are an artistic way to draw the eye towards the pool, Honeyman says. She recently placed a shallow bowl that spilled water into a simple rectangular pool. The effect was very dramatic and elegant.

Another creative element to consider is the contrast of fire by the pool. While the feature can be as dramatic as firepots floating in the pool, designers recommend keeping it simple. Adding a fireplace, fire pit, or even a few candles can build a warming atmosphere, and they create an inter-esting effect of dancing firelight, Peterson says.

The key takeaway, however, is that less is more. “Ask what would enhance [a pool] without making it a big distraction,” Peterson says. “We’re trying to do more than just create a hole in the ground and fill it with water.”

The spa adjacent to this pool heats on demand in 15 minutes

to an hour depending on starting water temperature. When not in

use, it overflows into the pool, creating a waterfall.

1. 405 Chaise from Loll Designs

Named somewhat incongruously for the congested Interstate 405 in Southern California, this cool angled lounger offers a refreshingly modern alternative to traditional wood chaises. It’s made from recycled high-density polyethylene (derived primarily from milk jugs) that the manufacturer says “is unaffected by wet conditions, lotions, and spilled beverages” – good news for any outdoor furniture. The chair features hidden wheels on one end and fi ve reclining positions, including fl at. Choose from eight colors: black, cloud white (shown), apple red, chocolate brown, leaf green, sky blue, sand, and charcoal grey. www.lolldesigns.com

2. Trex Enhance composite decking

Trek’s newest line of composite decking, made of 95 percent recycled content, promises low maintenance; no sanding, staining, or painting are necessary, and the weather-resistant shell can be wiped down easily with soap and water. The two available colors, Clam Shell (charcoal) and Beach Dune (brown) are engineered into the board and may be mixed and matched with Trex Transcend Railing. Choose from square and grooved profi les; the latter is compatible with the Trex Hideaway® Hidden Fastening System. www.trex.com

3. Grandin Road Outdoor Umbrella

What a great idea! Unlike traditional umbrellas that are stuck into a table, taking up valuable space (not to mention getting in the way when you’re having a conversation), Grandin Road’s Side-mount Cantilever Outdoor Umbrella swings around from the side to shade you. It pivots 360 degrees, tilts, and locks in place, giving you lots of fl exibility – use it to protect lounge chairs or a bar, to name a couple of possibilities – and it comes with a cordless attachable light and a cover. Choose from four colors: Eggshell, Khaki (pictured), Kiwi, and Red. www.grandinroad.com

5. EcoSmart Fire Biofuel Lantern

We love the unique look of these large lanterns, which seem almost like sophisticated versions of luminarias, paper-bag lanterns common in the Southwest at Christmastime. Create intriguing atmosphere by bordering the pool with them, or bring one or two inside the house (they’re suitable for indoors and out) for mood lighting that’s more interesting than candles. The lanterns run on bioethanol and are extinguished simply by covering with the included lid. www.ecosmartfi re.com

4. Belgard Domino Pavers

Laying a patio doesn’t have to be like putting together a puzzle. Belgard’s new Domino line is a one-size-fi ts-all solution—the pavers come in only one size, but three different styles that can be mixed and matched at random or in running, herringbone, or basketweave patterns to create a patio that only looks complicated. Installation is a breeze, notes the company, and the results are spectacular. www.belgard.biz

6. Palapa structure

Have you heard of palapas? These cool thatch-covered structures add style and shade to your backyard, whether covering the grill area, pool (create a swim-up bar), table, or just about anything else. Palapa Designs is based out of Houston but will travel anywhere in the USA to custom-build your backyard retreat. www.palapadesigns.com

7. Build-It-Yourself Pizza Oven

Wood-fi red ovens are hot right now (pun intended) because they can get pizza crust perfectly crisp. Everything you need to create a clay oven comes in a kit from Los Angeles Ovenworks, including grout, a thermal insulating blanket, and a metal door with thermometer. The ovens are manufactured in Italy and assembled by you (or a contractor, if you’re not into DIY). Choose from six sizes, including one which can accommodate a whole lamb or piglet. A smaller, pre-assembled Australian model is available too. www.losangelesovenworks.com

8. Neccessories Fire Ring kit

A fi re pit that you can build yourself in 30 minutes? That’s probably less time than you’ll need to prep the campfi re treats you’ll cook over the fl ames. This DIY kit comes with Rockwood fi re pit brick, Super-Stik adhesive, and instructions. Choose from Santa Fe, Desert, or Bluestone color blends, with or without the grate.www.outdoorlivingkits.com

9. Genovations Glass Railing

The Genovations Glass Railing by Genova Products provides a safe barrier without blocking the view. Aluminum channels support the top and bottom rails with die-cast metal brackets, and PVC covers hide the hardware. Finished in a low-gloss, satin sheen, the railing comes in 6- and 8-foot sections and six shades. www.genovaproducts.com.

Able to screen openings as large as 25 feet wide and 16 feet high, Phantom’s motorized Executive Screens are suitable for a variety of outdoor living spaces, such as oversized windows, porches, and even large lanais. 11. TimberTech DeckLites

Free up your outdoor space for standing (or lounging, grilling, stargazing, etc.) by integrating lighting into the deck itself. DeckLites use effi cient LED bulbs, and are available in several types of installations: post cap light modules (shown), riser lights, accent lights, under-rail lights, and even in-deck lights that illuminate the deck surface. The lights are designed to combine with TimberTech’s RadianceRail, RadianceRail Express, and Ornamental Rail systems. Choose from Architectural Bronze or Coastal White for accent lights; stair riser lights and in-deck lights come in Architectural Bronze. Shingles and stone combine with small-scale windows and flower boxes to generate the look of a mountain chalet. Hardscaping and a water feature contrib-ute to the mountain-top feel.

Spiraling in this version of the home, a staircase leads from the main-level terrace directly to the hot tub below. Red brick provides contrast against the shingle facade and pairs well with the cast iron railings.

This magnificent Mediterranean abode boasts a surprisingly narrow footprint, despite offering a resort-like side yard complete with a long, arched loggia and detached guest house. Arched iron gates in the portico offer regal entry

to a fabulous secluded courtyard. Rooms surround a pool and fountain with lots of glass for seamless indoor-outdoor living. An open floor plan ensures excellent flow in the common areas, with arches providing beautiful transitions between rooms and decorative ceiling treatments appearing throughout the house. The fireplace-warmed great room also features built-ins. In the kitchen, two islands, one with a snack bar, ensure ample chopping room while guests mingle around the appetizers. A full bath waits conveniently near. Separate but close, the full guest suite makes for perfect in-law accommodations or a teen retreat. On the far end of the home, the master suite encompasses an enormous bedroom, spa-like bath, and expansive walk-in closet. The whirlpool tub looks out to the master suite’s private garden. An adjoining library ac-cesses the private back lanai. Upstairs, the second floor holds two guest suites, each with its own bathroom. Between the rooms, the sizeable loft makes a great study center, with a small balcony facing the front of the house and a much larger one that adjoins a deck for views of the courtyard.

This home, part of the Designed to Earn the ENERGY STAR program, achieves broader green goals through the use of sustainable materials. Beneath the gently pitched rooflines of this four-bedroom design you’ll find a rich blend of Prairie,

Craftsman, and contemporary styles. A full suite of amenities completes the design. Outside, rustic wood beams—such as the slender porch supports and decorative roof brackets—and stone details establish naturalistic themes. The inside features clean, straightforward spaces, such as the combined dine-in kitchen and breakfast nook. On the other hand, the sweeping stairway at the front of the home makes a strong first impression.

The gourmet kitchen, with information station and bar counter, is the center of the open floor plan. High windows and vaulted ceilings create a spacious, sunny feeling, especially with the living room and breakfast area both opening with French doors onto a generous covered porch. The family room features a three-sided fireplace, built-in enter-tainment shelves, and a huge wall of windows. Private spaces are more than comfortable. The master suite finds an ideal location at the back of the plan, slightly removed from the rest of the home and provided with views of the rear landscape. Note the walk-in closet’s pass-through to the laundry room. Upstairs bedrooms are just as desirable, complete with panoramic views and, in one case, attended by a private deck. The loft above the garage can become a separate apartment.

Well-placed windows and overhangs help control the amount of sun received throughout the year.

The family room invites you in with bright views outside and a modern three-way fireplace.

Ashowstopping wall of windows makes the most of a sloping lot on the back side of this Craftsman design. Three levels of living space provide plenty of room both for shared gathering rooms and private retreats.

Enter through the foyer to the main level, where the spectacular great room will provoke gasps of delight at the floor-to-ceiling views, including a bumped-out window seat area. The second-floor balcony overlook helps draw the eye to the soaring ceiling. The great room opens completely to the dining room and the enormous island kitchen for great flow between these spaces. Also on this level, the master suite dazzles with a windowed bathing nook, a private fireplace, and access to the rear deck. A second master suite upstairs provides outstanding flexibility. The huge bonus space up here makes a great playroom, home theater, or craft space. Head down to the lower level where an extra bedroom suite, a cozy rec room that opens to the patio, and even a wine cellar create an intimate and relaxing environment.

Three levels of windows and a full-width deck let you capture every ray of sun.

This contemporary hillside plan has some amazing details that add style to its ap-pearance and comfort to its livability. Glass and stone themes draw the interior and exterior together, with window walls encompassing much of the home and decorative

stone pillars in the common rooms echoing the structural stone of the entryway. A wet bar connects the vaulted dining room to the professional-style kitchen and nearby walk-in pantry. An adjoining vaulted nook provides sliding doors to a rear patio. Step down into the vaulted, sunken great room, which also opens to the patio and outdoor kitchen. Nearby, the master suite is complete with a double vanity, compartmented toilet, garden tub, shower, and two large walk-in closets. On the lower level there are three family bedrooms, a game room with a built-in entertainment center, one of two laundry rooms, and a snack-bar. The lower-level patio is accessible from the left-side family bedroom or the game room. The double garage includes 11-by-14 feet of space for a workshop or extra storage.

Square pillars sup-porting the entry-way introduce the stone used for the home’s interior columns, walls, and three fi replaces.

The kitchen island separates the cook space from the great room and includes a stovetop, sink, and snack bar. Its orientation in the room makes for easy interaction between cook and guests.

A double staircase enfolds the center of this home, winding up from the great room and down to the lower level. The gourmet kitchen, formal dining room, and hearth-warmed great room create an atmosphere

that’s perfect for entertaining. At the left of the home, the master suite indulges the homeowners with His and Hers walk-in closets and a tub surrounded by a bay window. The second floor is enhanced by the exciting stairway. Two bedrooms share a Jack and Jill bathroom, while the third bedroom has a private bath and walk-in closet. A computer nook with an arched opening completes the second floor.

Stucco and stone contrast nicely on the exterior of this Mediterranean home. Three garage bays ensure room for everyone to park.

Decked out with a Charleston Row courtyard, this home encourages seasonal outdoor living and entertaining. Circlehead windows speak softly of the past, while French doors extend the living areas and welcome sunlight and balmy breezes inside the home. An easygoing

classicism flows from front to back, with gentle arches and decorative columns that announce interior vistas as well as multidirectional views. On the first floor, a beautiful bayed formal dining room is open to the gourmet kitchen. The passageway between the rooms features arched open-ings and a barrel ceiling, and leads to the spacious great room at the back of the plan. The upper level includes two secondary bedrooms, which share a bath, and a grand master suite with walls of glass that face the side and rear property. Double doors open to the covered balcony from the bed-room, while a bay window cradles the tub. A bonus suite over the garage has a morning kitchen and a full bath, and could be modified into a home theater or office.

Columned supports line the porch, which wraps around the back of the home on both levels and provides near uninterrupted views of the side and rear landscape.

Large windows and French doors connect the great room to the porch.

This two-story farmhouse has much to offer, with the most exciting feature being the opulent master suite, which takes up almost the entire width of the upper

His and Hers walk-in closets lead the way to a vaulted private bath with separate vanities and a lavish tub. Country flavor is well established in this fine three-bedroom home. The covered front porch welcomes friends and family alike to the foyer, where the formal

dining room opens to the left. The vaulted ceiling in the great room enhances the wall of windows with backyard views. An efficient kitchen blends well with the bayed breakfast area. The secluded master suite offers a walk-in closet and a lavish bath; on the other side of the home, two family bedrooms share a full bath. Upstairs, an optional fourth bedroom is available for guests or in-laws and provides access to a large recreation room.

What could be more country than a wide front porch? This one features graceful columns, with plenty of windows to let cool breezes into the house.

The arch motif appears again in the passageway from the breakfast nook and kitchen into the great room.

On the exterior of this gorgeous home, native slurried stone, dry-stack stone, and traditional stucco lend their enduring beauty and are warmed by red cedar on the soffits and porch ceilings. A gated courtyard ushers guests

inside. Sunlight streams through the large, arch-topped windows into the great room, highlighting an impressive stone fireplace. The kitchen features more stone on the arched cooking area. A thoughtful island functions as well as it entertains, with room for guests to sit and socialize with the chef. In the private master wing, the spacious bathroom with a two-person shower and corner tub combine with the His and Hers walk-in closets and a cathedral ceiling in the bedroom to form a thoroughly relaxing space. This wing also houses a guest bedroom, which could easily serve as an office or nursery. Upstairs lie two bedrooms and bathrooms, as well as a game room that could be converted to a fifth bedroom. Bedroom two features a romantic Juliet balcony overlooking the courtyard, while the game room has an interior balcony overlooking the great room and reading tower. A bonus room over the garage could be finished for a variety of uses.

In the great room, the motif of arches appears in the transoms over the doors and in stone niches that house built-in cabinets.

Stone pillars flank-ing the courtyard entrance and exposed rafters above attest to the home’s Craftsman influence, while the balcony hints at Medi-terranean romance.

History-rich details lovingly rethink tradition throughout this waterfront plan. The strength of the design lies in its simplicity, with an open interior and plenty of breezy outdoor spaces. Walls of energy-efficient glass filter sun-

light to the heart of the home and allow generous views of the landscape. A gallery provides guest amenities, such as a powder room. A servery area with its own walk-in pantry links a well-equipped kitchen to the formal dining room. French doors lead from the master suite and morning area to an extensive outdoor space that includes a covered porch. Upstairs, a wraparound loft leads to an open library.

oPPoSite: waterfront homes are commonly raised on piers to prevent damage from coastal flooding. As an added benefit, they are positioned to catch ocean breezes, and of course, excel-lent views.

Below: From the dining room, it’s just a short walk past a butler’s pantry to the kitchen, making it easy to serve meals.

How To Order

Owner (one set for notes, one for master fi le)

Builder (generally requires at least three sets: one as a legal document, one for inspections, and at least one to give to subcontractors such as carpenters, electricians, and plumbers)

Local building department (often requires two sets)

Mortgage lender (usually one set for a conventional loan: three sets for FHA or VA loans)

TOTAL NUMBER OF SETS

How Many Sets Will You Need?

Do you need more than 8 sets? CAD, Repro, and PDF formats allow you to make at least 10 copies. You can also purchase additional sets a la carte.

EXCHANGES: With the exception of CAD, PDF, and Reproducible Plan Packages, we will exchange your entire fi rst order for another blueprint from our plan collection within 90 days of the original order. Please call our customer service department at 1.888.690.1116 for your return authorization number and shipping instructions. Fees for exchanging your blueprints are as follows: 20% of the amount of the original order, plus the difference in cost if exchanging for a higher priced plan or less the difference in cost if exchanging for a lower priced plan. Because they can be copied, CAD, PDF, and Reproducible Plan Packages are not exchangeable or refundable. Please call for current postage and handling prices. If the returned blueprints look used, redlined, or copied, or if the staples have been removed, we can not process the exchange.

UPGRADES: We offer a 90-day upgrade policy. We will be happy to upgrade 1-Set, 5-Set and 8-Set blueprint orders to CAD, PDF, and Reproducible plan packages (price differences may apply). Orders originating as CAD, PDF, and Reproducible Plan Packages cannot be upgraded. Please note that the entire content of your original order must be returned before the upgrade will be processed. Do you need more details before investing ina complete set of plans?

What’s In a Set

While the contents of each blueprint package vary slightly, each contains detailed, high-quality working drawings that show you exactly how your house is to be built. You can expect to fi nd the following standard elements in most plan sets:

1. Detailed Floor Plans These plans show the layout of each fl oor of the house. Rooms and interior spaces are carefully dimensioned, doors and windows located, and keys are given for cross-section details provided elsewhere in the plans.

2. Exterior Elevations In addition to the front exterior, your blueprint set will include drawings of the rear and sides of your house. These drawings give notes on exterior materials and fi nishes. Particular attention is given to cornice detail, brick and stone accents or other fi nish items that make your home unique.

Depending on the home you choose, your order may also include:

3. Front PerspectiveThe artist’s sketch of the exterior of the house gives you an idea of how the house will look when built and landscaped.

4. Foundation and Basement PlansThis sheet shows the foundation layout including concrete walls, footings, pads, posts, beams, bearing walls, and foundation notes. If the home features a basement, the fi rst-fl oor framing details may also be included on this plan. If your plan features slab construction rather than a basement, the plans shows footings and details for a monolithic slab. This page, or another in the set, may include a sample plot plan for locating your house on a building site. Additional sheets focus on foundation cross-sections and other details.

5. House and Detailed Cross-SectionsLarge-scale views show sections or cutaways of the foundation, interior walls, exterior walls, fl oors, stairways, and roof details. Additional cross-sections may show important changes in fl oor, ceiling, or roof heights, or the relationship of one level to another. These sections show exactly how the various parts of the house fi t together and are extremely valuable during construction. Additional sheets may include enlarged wall, fl oor, and roof construction details. 6. Floor Structural SupportsFloor framing details come with plans that have basement and/or crawlspace foundations. Each includes spacing, direction, span, and specifi cations for fl oor joists. Beam and window headers, along with necessary details for framing connections, stairways, or dormers are also included.

A TYPICAL PLAN SET INCLUDES THE FOLLOWING:

Exclusive Freebies Specifi cation Outline: Show your builder exactly what you want! The Specifi cation Outline details the use and installation of various materials and products; use it as a checklist and communication tool. FREE with any plan purchase.

Furniture Planner: See how a room will fi t together without the hassle of moving heavy pieces of furniture. The Home FurniturePlanner includes reusable peel-and-stick furniture templates that fi t on a 12" x 18" laminated layout board — enough space to plan every room in your house. FREE with purchase of or upgrade to an 8-Set, Repro, CAD, or PDF format.

Building Basics Detail Sheets: Electrical, Plumbing, Mechanical, and Construction: If you want to know more about building techniques — and deal more confi dently with your subcontractors — we offer four useful detail sheets with non-plan-specifi c general information that will add to your understanding of these important building topics. The complete set is FREE with purchase of or upgrade to an 8-Set, Repro, CAD, or PDF format.

Important: Read Before You Buy!

Depending on where you live, you may need:

ARCHITECTURAL AND ENGINEERING SEALSSome cities and states now require that a licensed architect or engineer review and “seal” a blueprint, or offi cially approve it, prior to construction. Before applying for a building permit or the start of actual construction, we strongly advise that you consult your local building offi cial who can tell you if such a review is required.

BUILDING CODES AND ZONING REQUIREMENTSEach plan was designed to meet or exceed the requirements of a nationally recognized model building code in effect at the time and place the plan was drawn. However, your plan may need to be modifi ed to comply with local requirements. In addition, you may need to obtain permits or inspections from local governments before and in the course of construction.

Nevada residentsNevada law requires your plans to be redrawn by a Nevada-registered professional. Consult your local building offi cial for more information.
