premises & feasability This is a very important decision that has far reaching implications for your business. The general criteria for selecting a building are consistent, but the importance of these criteria will differ based on your own business circumstances.

10 things that you should consider:

• The demographics of your staff and their proximity to the location

• The demographics of your clients and their proximity

• The lease budget available

• Size and Growth

• Quality of premises

• Fit out budget available

• Social Responsibility

• Image of Premises

• Transport links

• Building facilities

Before embarking on the search for new premises some or all of these factors will need careful consideration. Businesses’ will often occupy the same building for 5-10 years and the choice of premises will need to reflect the needs of the business over the lease full term.

fitout lifecycle Amicus interiors is a concept to completion office fit out expert delivering over 120 projects nationally each year in Australia.

We partner with our clients for the long term with a life cycle approach to the workplace, often engaging early to assist with premises due diligence, and planning feasibility, prior to the final selection of a building.

The key to the success of our approach to workplace design is in seeking to understand, and plan for, the compelling business issues our clients face, and then draw out their unique cultural footprint, to then identify how these key factors need to be reflected in their office design.

Once we have completed a project we engage with our clients over the length of the lease to facilitate any smaller works or changes that need to be made. We also work hard to bring current market trends and relevant industry data to our existing clients, to help guide them through the fast changing world of commercial interiors and workplace design.

We are very proud to have a business record that demonstrates that over 80% of our projects year on year has come from our existing client list, a very rewarding record that reflects our partnership approach through our client for life programme.

The Good Guys engaged Amicus Interiors on a design and build basis for the fitout of their new 6,300sqm support centre located at Essendon Fields, Melbourne.

The catalyst for this project was the consolidation of five sites into one central location to serve as a national operations centre. Amicus Interiors partnered with PTID to create an open and shared space that fosters a cultural alignment and greater interaction amongst the staff.

With large floor plates interconnected by two staircases, the new office configuration is a significant shift from the client’s former accommodation. The new space provides a modern, open plan workspace with a focus on a “town square” centre piece for the 500+ staff to use as collaborative and breakout space.

Being driven by lease expiries of the former sites and an understanding of the Essendon Airport approvals process, management of the project program was critical to ensuring milestone dates were met.

It’s out with the old and in with the new, as Amicus Interiors delivers a new 1000sqm collaborative workspace for Mesoblast. The Level 38, 55 Collins Street, Melbourne workspace was constructed over a seven week period after a design period of three months.

As a leading Stem Cell technology company the vision was to create an open and collaborative space that would be both modern and functional. A soft pallet was chosen to minimise a clinical appearance and to maintain the design standards of their New York office.

Amicus partnered with Carr design and Aston Consulting to construct a fully functional, custom design based on cost-effectiveness.

The design approach was to create a flexible and consistent work space that would include two separate tenancies. The division is to enable the second space to be sublet until a time when Mesoblast expands its team.

The open plan layout includes a collaborative space with focus rooms, a light break out room and kitchen. Aesthetics were of high importance when fitting out the front of house as it features a stunning polished sandstone counter.

Amicus Interiors was engaged to extend and refurbish the client’s existing tenancy on St Kilda Road, to provide room for a growing workforce and to nurture collaboration amongst staff.

A key issue to overcome with this fitout was working in an occupied premises and it was therefore critical that the project components were staged carefully to observe and work around this, so as to not interfere with the clients business operations. The project was value engineered to ensure the best possible outcome for the client.

The design scope included the creation of a new boardroom, three meeting rooms and additional workstations. The existing breakout space was revived, creating a welcoming and collaborative environment for staff. In addition to these elements, the reception area was renovated and includes a meeting room separate to the main office.

The design of the new workspace area is open plan and makes the most of the floor to ceiling windows which let in natural light and provide a connection with the surrounding village and Dandenong ranges landscape.

The corporate brand has been further emphasised by the use of photographic film placed strategically on meeting room glass walls, which adds a colourful, decorative touch to the office, identifies each space and acts as a privacy barrier.

Sticking to budget was paramount and it was important for the client that the design intent and quality of furniture was not compromised by this factor.

The client was very happy with the completed project and found the Amicus Project Team to be very patient and obliging to their needs. The project was carried out over 3 months and was delivered on time and to budget.

Limited budget was a guiding force when Amicus was engaged on a design and construct basis to construct a new office space for Fitness Australia. Amicus successfully reflected Fitness Australia’s mission statement to “lead and represent the fitness industry in pursuit of a fitter, healthier nation” within time and budget constraints.

The scheme included a running track for the perimeter of the space and a climbing wall at the front reception depicting the companies vision. The project was completed on site in 3 weeks to allow the company to move in early

Located in the central business district of Melbourne, Amicus Interiors was appointed on a Design and Build basis to refurbish Hardwire’s existing office tenancy on Flinders Lane. Downsizing to 400sqm, Amicus partnered with Create to turn Hardwire’s office into a fresh, funky office with a core focus on the creative agency that reflects their new brand.

Hardwire went through a rebranding which prompted a review of their space requirements. This was seen as an opportunity to give their current office a face lift and provide their staff with a place they enjoy working in.

Amicus Interiors had several “wow” factors that needed to be integrated into the fitout whilst keeping to the client’s budget and tight timeframe. Better access to natural light, a formal reception incorporating a breakout and informal meeting space, formed part of the brief which was to be featured in the design. These were regarded as highlights of the project as they stimulated greater staff collaboration.

Project meetings were held twice a week to ensure decisions were made in a timely manner and milestone dates adhered to. Amicus Interiors successfully completed the project in 8 weeks.

Honeywell, the American conglomerate’s lease at their existing Richmond offices was due to expire. After studying the leasing market they settled on a plan to move the offices and its 400 staff to a new location in Abbotsford across 4,000sqm.

The site was a warehouse conversion with a saw toothed roof structure and was certified as a Green Star development . The new Honeywell fit out needed to comply with the house energy rules.

Honeywell worked with a tight budget to achieve its goals and Amicus made sure that as much of the existing fit out infrastructure as possible was re-used and initiatives were adopted to adapt the environment within the requirements of the Green Star framework.

The project was carried out on a construction management basis, over a period of 10 weeks across 4,000sqm at Grosvenor Street, Abbotsford, Melbourne, VIC

“Our new location was a warehouse that had been converted and certified as a 4 star Green Star development. Working with a company that understood the

planning sensitivities was key for us. Amicus responded to the challenges on the project

every step of the way. We did not exceed our budget and we moved in on time.”

Amicus were appointed as head contractor for this interesting office fit out. The construction timeframe was tight and needed to be delivered over 3 phases.

It was the client’s desire to have a fresh, open plan environment with circulation off the perimiters. The design featured the use of graphics on glass walls and green screens to separate collaborative working areas.

APP’s fitout enables flexibility as the organisation grows and contracts with business needs.

Amicus rose to the occasion and delivered this project to deadline and to budget, resulting in a very happy client.

Growth and market image were the two compelling factors for Warner Music to relocate their office from 2 separate CBD locations to Collingwood. The business and its working environment needed to be brought up to date and consolidated onto a single location suitable. The ultimate challenge faced was integrating the strong Warner brand into the interior design scheme to reflect their music industry status.

The project was carried on a design and build basis, over a period of 12 weeks across 450sqm on ground and first floors of 36 Wellington Street, Collingwood, VIC

“Would we work with Amicus again? Yes we would. Would we recommend

you to others? Yes we would. In the final analysis that’s probably the best

indication of a satisfied client.”Mark Narborough – Vice President

Amicus Interiors has transformed its Victorian office to a pillar of Activity Based Working (ABW) with its relocation to Level 2, 517 Flinders Lane in Melbourne’s CBD.

Driven largely by the company’s cultural changes and interest in the methodology and practice of ABW, Amicus Interiors took its relocation as a chance to lead the industry by example.

Natural lighting was critical throughout the office as it encourages a collaborative and positive mentality amongst the team. Exposed ceilings, steel structures and unmasked brickwork illustrate a raw, industrialised look which aligns with the architectural style of building.

A mix of collaborative settings, casual seating and indoor foliage have been incorporated into the design to provide staff with a comfortable, homely and healthy work place. Solid timber benching in the breakout area provides staff with a space for social interaction or ad hoc discussion. Wireless connectivity adds to the flexible working style.

The Flinders Street location was a perfect choice for Amicus Interiors as it features a shared rooftop with tennis court, outdoor gym, sauna and BBQ facilities which align with the Amicus’ focus on its team’s well-being, health and culture.

The transition from traditional offices was completed in eight weeks from design to construction.
