PROtential Sports- PROtential Sports offers an after-school program at the Arbor Greene community center. They pick up your child from their local school and bring them to the clubhouse in the afternoon. The cost is $58 weekly and an optional study hall tutoring session offered for $5 extra per month. 2-3 sports per day are also offered which may include: basketball, baseball, soccer, lacrosse, tennis, volleyball and more! In late 2012 early 2013 The Board of Supervisors conducted an in-depth look at the existing conditions and operations of our Community. As a result of the review we initiated service and facility improvements. In a recent CDD workshop supervisors reviewed what has been accomplished over the past two years and we would like to share this information with you. The CDD board has added new faces at our clubhouse, fun and exciting new social activities and events for all ages, re-opened the snack shack, improved the technology to streamline operations, launched a new website, made roof repairs, made significant budget cuts, resurfaced all 8 tennis courts, painted all major buildings and over 520 light/sign posts, upgraded the monthly newsletter, trimmed the oaks that line our streets, and much much more. All of this was accomplished with ZERO increase to CDD fee/taxes and based on the most recent numbers from accounting we ended up $135,000.00 under budget for fiscal year 2014. In addition, during 2014 the CDD board of supervisors initiated an in-depth analysis of district roads. You may have seen District Engineer, Tonja Stewart, from Stantec along with her team on your street performing their assessment. According to her findings, only minor repairs should be needed over the next 5-7 years. We will continue to evaluate and repair district roads as needed, but don’t expect major road projects before 2019. At which time we have been advised to perform roadway milling and resurfacing. So what is to come in Fiscal year 2015? Taking the same approach, the outgoing board has laid out a strategy to continue the improvement of the community through 2016 ensuring that Arbor Greene remains a great place to live. At the top of the To-Do list for this fiscal year is a project that we have been working on over the past two years, the much needed renovation of our community clubhouse. This renovation will ensure that Arbor Greene remains one of the top resort style communities in the Greater Tampa Bay area.

The project will achieve the following:

• Turn the old Administration building into the new larger gathering/rental room

• Replace Major Systems that are failing and resolve moisture seepage from under our building slabs

• Add a conference room for residents to utilize for smaller meetings and business events

• Add a yoga & spin studio • Upgrade locker rooms • Redesign/Refresh the Fitness Center

Given that the incoming board stays the course of our strategy, residents will see ZERO increase of CDD taxes related to this project! Arbor Greene’s event calendar has successfully expanded to offer: Family Movie Nights, The Car Show, 4th of July Party and Parade, Senior Social Bingo, The Black and White Party, Halloween Trunk or Treating, Wine Down Wednesday, Parents Night Out, Haunted Happy Hour, Princess and Pirate Party, End of Summer Splash, Snack Shack Grand Opening, Neighbors Night Out, Cinco De Mayo, the Fall Health and Fitness Fair, the upcoming North Pole Pancake Breakfast and Many More! The community’s new events have drawn outstanding resident attendance and positive feedback proving that Arbor Greene is not just another sleepy New Tampa community. Through the combined efforts of the CDD board of supervisors and your continued involvement, we look forward to another successful year. Behind the Gates, Beyond Compare!

CDD Board of Supervisors Election Results First, we would like to thank the exiting Board members, Nathaniel Clawson and Toby Thomson, for their tenure on the Arbor Greene CDD Board of Supervisors. Both Nathaniel and Toby have been heavily involved with the community’s budget, technology updates, newly revived community events and activities, as well as the community's physical upkeep. We thank them for their time and efforts involved in their positions, as many times their involvement goes without recognition, yet their impact is great. Congratulations to the newly elected members of the CDD Board of Supervisors, Thomson George and Michael Candella. Both are longtime residents of Arbor Greene and we look forward as a community to the continued success that is lead in part by our Board of Supervisors. This year has proven to be a challenging but very productive year as we continue to enforce our covenants to aid in improving our community. I am pleased to announce that in our October 28th meeting, the board voted unanimously to pass the 2015 budget. The budget included a minimal $10 increase in assessments, from $80 to $90 a year. Our assessment increase is directly associated with covenant enforcement. We have also received positive resident feedback on the abatement process, which completes basic exterior maintenance on unoccupied or foreclosed homes. Working to eliminate several of these eyesores has improved the appearance of our villages. We have also seen a great deal of improvement due to the enforcement of the no overnight street parking covenant and wish to thank residents for complying with our long-standing covenants. This process is going well and will continue in 2015. 2015 will also bring back the “Super Inspection”, providing thorough, quarterly inspections of major HOA enforcement areas. Homeowners’ response to violations has been very positive and appreciated, resulting in enhanced “curb appeal” for the entire community. The success of our HOA benefits all of us since home values are directly linked to location. The more desirable the location, the higher the home values and the faster homes sell. An effective HOA will insure a high standard for all homes, maintaining or lifting the home values for everyone. Arbor Greene is an excellent brand in local real estate, and our HOA is committed to achieving that continued excellence. Just a reminder for residents decorating for the holidays, installation of decorations should be no earlier than 6 weeks before the holiday and removal within 3 weeks after. Lastly, in order to enjoy the holidays, the Board will combine the November and December meetings into a final 2014 meeting on December 9th at 7pm. Neighborhood Watch Holiday Season Security Tips Hello Arbor Greene (AG) Neighbors. This holiday season, many of us plan trips away from home to be with family and friends. Below are some check-list tips to help secure your home when you’re away. Use Tampa Police Department (TPD) Vacation Form. This is a highly encouraged FREE service that informs TPD when you will be away, allowing officers to periodically drive by your home to verify it’s security deter criminal activity. Email us at [email protected] to receive this form. Limit discussions about your travel plans. Discuss plans with people you trust who need to know when you will be gone. Don’t post your plans on social network sites as thieves use these sites to plan crimes. Secure your home, garage, and lanai. 1-Repair and lock doors, windows, lanai and fence gates. 2-Test, tune-up and set your alarm system. 3-Use timers for front and rear lights to avoid indications that you are away. 4-Close garage doors and lock utility room doors leading to the garage. 5-Lock all vehicles within or outside of the garage; remove all valuables from them, including your garage door openers. 6-Secure valuable property that normally is located on your lanai. Have a trusted person watch your home. Ensure any house sitter has your emergency contact information. Provide them with your cell number, phone numbers of relatives, vehicle description, etc. Provide the appearance that you’re still at home when you’re away: 1-Put window shades or curtains in their normal position, not special vacation settings. 2-Have the Post Office or trusted person hold or pick up your mail, newspaper and packages daily. 3-Ask someone to put out and take in your trash or recycling bins on normal pick up days. 4-Use dusk-to-dawn switches for outdoor lights and timers for indoor lights, radios and televisions. Secure valuables from sight. Ensure valuables can’t be seen through windows or doors. Use a safe deposit box or other secure place for valuables such as cash, credit cards, checks, jewelry, etc. If you would like to receive additional security tips and other relevant information from the TPD, please email us at [email protected]. Joining this email distribution group does not obligate you to be involved in any other NWA activity, but should help you and your family to be better informed and more secure, making AG an even better place to live.
