First Night Saratoga Seeks VolunteersSARATOGA – Saratoga Arts is seeking volunteers to assist in overseeing First Night Saratoga, the region’s largest New Year’s Eve celebration of the arts and community. Volunteers will serve as hosts and hostesses in one of over 30 venues, for a chosen 3-hour shift between the hours of 6pm and 11:40pm. New volunteers are required to attend a one-hour training ses-sion on one evening in December. All volunteers receive a free First Night Saratoga admission button and a First Night poster. Give Your Christmas A Country FeelChristmas decorations can range from grandiose lighting displays to more subtle adornments. Some families may prefer more traditional holiday decor, while others might like the look of modern trimmings.

Advantages Of Two-Stage Heating SystemsPurchasing a new heating and cooling system could be in your future. Selecting the right furnace for your home requires understanding the various products available. A two-stage heating system is preferred by many HVAC contractors and could be the right fit in your renovation.

Choosing a new furnace and heating components can be difficult. The business has its own ter-minology, and there are scores of different equipment manufacturers all claiming that their brand is the best. Buying a new heating system is also expensive, making the process more stressful. Not everyone has an unlimited budget or the ability to simply select the top-of-the-line model. Therefore, understanding which features make one furnace stand out from another can help con-sumers make the best possible decision.

One factor that will come up as you browse for furnaces is whether to choose a single-stage furnace or a two- or dual-staged furnace. There are many advantages to the latter, which makes them a favorite of HVAC contractors.

Two-stage furnaces are designed to change the way British Thermal Units (BTUs) of heat are delivered to the home. In a single-stage system, when the thermostat registers a drop in home temperature that requires the heat to turn on, the furnace will produce one level of heat output until the desired temperature is reached. This furnace is designed to heat your home on the cold-est days for your climate. In a two-stage system, the furnace provides gradual heat production. In the first stage, which usually operates at around 70 percent of the system's heating capacity, the system will try to warm the space. On mild winter days or chilly autumn days, the first stage may be all that's needed. If the home requires additional heating, the furnace will kick into the second stage, increasing the heating power. Some two-stage furnaces not only offer two BTU offerings, but two blower speeds as well.

One of the advantages to these furnaces are that the two-stage system eliminates drastic tempera-

ture swings, which are common among single-stage furnaces. This can mean the home is more comfortable over a longer period of time.

Another benefit is that because the system starts in the lower stage and may operate at that stage more so than in the second stage, the furnace is generally quieter than traditional furnaces. This greatly reduces the initial noise of turning on the furnace at full power.

Two-stage furnaces will burn fuel more efficiently and may actually burn less fuel if they spend the majority of the time in the first stage of operation. If they have a variable speed blower, they may even save you money in electricity costs.

Two-stage furnaces may cost more money initially because they tend to be more expensive than traditional furnaces. But over time two-stage systems might pay for themselves in efficiency, noise reduction and comfort in a home.

Green Options For Your HomePrivate residences consume lots of energy. The Energy Infor-mation Administration says that Americans are increasing their electricity consumption at home, with some homes even us-ing more energy than small businesses. The EIAsays that on average a home uses between 936 and 1,000 kilowatt-hours of electricity each month. There is also a heavy reliance on natural gas, one of the primary fuels used to heat homes. On average homes use 100 million BTU for heating and cooking needs per year.

Thousands of dollars are spent every year on home heating, cooling and electricity needs, but there are many different ways to conserve energy. This includes using alternative energy sources that may be better for the planet and more cost-effec-tive for the average homeowner.

When considering green energy, many homeowners think of solar panels, which currently account for .01 percent of all elec-tricity used in homes across the United States. However, solar power could provide as much as 10 percent of that electricity

by 2025. California leads the nation with the most solar proj-ects to date, but homeowners across the country are considering solar panel additions to their homes. While the initial cost of solar panel installation can be considerable, the panels gener-ally pay for themselves in energy savings within a few years of installation. Also, some solar power companies now allow homeowners to rent the photovoltaic panels, which can cut down on the cost of installation.

Choosing green en-ergy may not in-volve any effort on the part of the home-owner. In fact, there are many d i f f e r e n t companies that work

in conjunction with traditional energy suppliers so that a por-tion of the energy supplied to homes comes via an alternative energy source. Companies like Viridian Energy (www.virid-ian.com) enable homeowners to switch a certain percentage of their energy usage to renewable energy. The company says that their collective impact has reduced total carbon emissions by 478,000,000 pounds, saving roughly 5 million trees and 24 mil-lion gallons of gasoline as a result. Homeowners who choose this option will still receive the same bill and must still open an account with their local utility companies. Delivery of the energy to that local utility changes, but consumers won’t have anything to do with that process.

Homeowners interested in making any other changes for en-ergy savings can sign up to have an energy audit. Conducted through a utility provider or a third-party organization, energy audits assess many things in the home. Appliances are exam-ined, as are insulation and the types of windows and doors used in the home and an inspector will check the home for drafts. A report is generated, and homeowners are provided recom-mendations as to how they can improve their home’s energy ef-ficiency. Making such changes may make homeowners eligible for tax breaks or even rebate incentives while reducing the cost of their monthly utility bills.

Homeowners hoping to embrace green energy have many op-tions at their disposal. It’s just a matter of researching those options and taking the initiative to make changes.

Opting for an energy audit can help identify areas of the home that need improvement for energy savings.

Home Features That Are DisappearingThere is no denying the profound impact that the recession has had on the real estate industry. For the last several years, the real estate market went from booming to one characterized by homes sitting on the market for months on end. New home sales also have been conservative, and builders are cutting back on some offerings that were once commonplace.The National Association for Realtors says that, despite floun-

dering sales, there are fewer foreclosed homes available now than in recent years. Distressed homes -- foreclosures and short sales sold at deep discounts -- accounted for 25 percent of homes sales in May of 2012. That figure is down from 28

percent in April and 31 percent in May of 2011.

While home sales have increased, money is still tight in the build-ing industry and among home buyers. As such, instead of over-the-top features in homes that were once becom-ing the norm, builders are now focusing on more value-conscious designs and offerings.

The list of add-ons also has been reduced.

So what can buyers expect to live without when buying a newly constructed home? Here are a few of the common features that are falling by the wayside.

* Sunrooms: Although the “bring-the-outside-in” movement was once strong, builders are now focusing on home features that immediately add value and attract the eye of buyers. There-fore, they’re putting their resources into linen closets and laun-dry rooms while de-emphasizing sunrooms.

* Extended ceiling heights: It can take a lot of energy to heat

rooms with 15-foot ceilings. As a result, grandiose family rooms and two-story foyers are less attractive to buyers focused on saving money. Homeowners want spaces that are easier to heat and cool. * Luxury bathrooms: Many private residence luxury bath-rooms rival those found at popular 4-star hotels. But luxury bathrooms are being phased out in favor of less expensive, more practical options.* Outdoor kitchens: Although entertaining at home is one way to keep budgets in check, some homeowners have realized they don’t need a complete backyard kitchen with a pizza oven and brick fireplace in order to host guests. According to a survey from the National Association of Home Builders, outdoor kitchens are the second least-likely feature to be included in homes built in 2012. * Media rooms: Individuals certainly love their gadgets, but many of these gadgets have become smaller and more porta-ble. That reduces the need for giant home theaters and gaming spaces.While certain features are disappearing, there are others that are growing more and more popular. Dual sinks in kitchens, walk-in closets, extra storage areas, and hidden charging sta-tions for devices are likely to show up more and more in new home designs. The design of new homes is changing to be more budget-friend-ly and also represent the changing priorities of home buyers. As a result, today’s newly designed homes will likely look much different from homes built just a few years ago.

The Mohawk Hudson Humane Society’s “Empties For Animals” campaign helps support the mission of the organization, including sheltering, adoption, education, advocacy and the prevention of cruelty to animals. This year’s goal is to raise $125,000, in honor of the Society’s 125th Anniversary. To reach the goal, the Goldstein Auto Group will need to collect more than 1,500,000 cans and bottles. The 2012 "Empties For Animals” campaign has raised over $73,000 thru Sept. 2012, an increase of $17,638 or 33% over the same period last year. The 2011 campaign raised a total of more than $74,000 and col-lected 925,000 cans and bottles. Volunteers sorted all those bottles and cans, based on the originating distributor, which in turn gener-ated $.08 per can or bottle instead of the regular $.05 redemption

Monies from the program were used to benefit the more than 6,500 animals cared for by the Society in 2011. “We are very pleased to continue our partnership with the Mohawk Hudson Humane Society and support the 2012 “Empties For Animals” campaign. Since this is the time of year when it makes the most sense to apply lime to your lawn, I think a little reminder is in order. Why is this the best time? To cause the pH correction you’re look-ing for, lime takes at least 3 months. If you test your soil and apply lime in the spring, you won’t see any benefit until the very end of the season. If you make your application now, the lime will have all winter to react with the soil and you’ll start out the growing season next year with nice, sweet soil.

During my years in garden retailing, I’ve noticed a reluctance among residential turf spe-cialists (you who care for the lawn) to pay attention to soil pH. Many folks are willing to spend hundreds of dollars on lawn food and moss controls but will dig in their heels when asked to spend a couple of bucks on a simple soil pH test kit. Go figure. I guess it sounds too “complicated and scientific” or something. We’re not talking hours of research in a laboratory here, just a thimble full of soil, one test tube and some distilled water.

The benefits of properly adjusting the pH of the soil and the benefits of limestone itself are far reaching. I could carry on for pages about nutrients in the soil (or from the fertilizer you pay good money for) being “bound up” and unavailable to plants because of acidic soil. I could write reams on how the microorganisms that “feed” your lawn die off in soils with a low pH. I could rant and rave about how important calcium and magnesium (from limestone) are in formation of plant fiber or how osmosis (the ability of plant to draw moisture from the soil) is impeded in acidic soil. Let’s just say, its VERY important.

Here’s the deal. There’s a tendency for soil to gradually become acidic over time. Decom-posing organic matter (grass clippings in the case of your lawn), fertilizer and acid rain all contribute to acidification of the soil. In heavier soils like clay, this happens very slowly. In looser soils like sand, acidification occurs more rapidly. The more fertilizer and organic matter you apply to your lawn or garden, the more often you should check the pH. Different plants prefer different pH levels. Most vegetables grow best in slightly acidic soil (pH 6.5 to 6.8) while your lawn will be healthier if the soil is neutral (pH 7).

Every once in a while I run into someone who’s heard that lime is good for the lawn and they’ll ask, “I’ve got an average size lawn and I’ve never limed it. How much lime should I apply?” To the uninformed, this seems like a reasonable question. To me, it’s like asking your mechanic, ”I have a mid-sized sedan. How much oil do I need to add?” There’s no way your mechanic could answer unless you allowed him/her to look at the dipstick. The inexpensive soil pH test kit is your “dipstick” to determine how much lime you need to apply for healthy plant growth. If I’m asked, “I have 10,000 sq. ft. of lawn and the pH is 6.0. How much lime should I apply?” I can then say that you need 10-40 lb. bags of pelletized lime to bring your soil’s pH up to the pH of 7.0 that it should have. Of course, you may not need to ask since the information is provided in the pH test kit. Unlike fertilizer applications, you won’t need to apply lime every year. Usually every 3 to 5 years, maybe even longer depending on the type of soil you have.

Another benefit of checking and properly adjusting the pH of the soil in your lawn is the control of moss. I’m not telling you that lime applications will kill moss if it’s already established itself in your lawn but if you’d paid attention to the soil’s pH all along you probably wouldn’t have a moss problem to begin with. Moss won’t take hold and thrive unless the soil is acidic. Once it gets established, moss causes the soil in the area it’s growing to become acidic even faster; creating an environment that allows it to spread quickly. The net effect is that the moss kills off the grass by making the soil too acidic and then fills in the bare area that’s left. The whole situation can be avoided by checking and adjusting the soil’s pH regularly. Remember, too much lime will make the soil too alkaline for the grass to thrive so more isn’t better. The bottom line is this: you can spend a few bucks for a pH test kit and you’ll end up using less lawn food and have a healthier, more disease and drought resistant lawn while spending less. PH test kits are one of the best lawn care bargains going.

Just one little reminder before I run out of space. If you have an area of your lawn that you want to start or thicken up, consider “dormant seeding”. The idea is to wait until the weather gets so cold that there is no chance of grass seed sprouting (but before the snow falls) and apply grass seed. This may sound crazy to you but here’s the idea. Your late application of grass seed will lie out there all winter without sprouting. Snow and rain will beat the seed down through the grass blades to the surface of the soil. Since the seed will be soaking all winter, it will sprout with the first warm weather next spring. Don’t worry about the freezing weather harming the grass seed. Grass grown in a natural state (not mowed) would grow tall and produce a crop of seed. This seed would then fall to the ground and sprout the following spring. We mow our lawns so the grass plants never get the chance to produce a crop of seed. By adding seed late in the season, you’re providing that crop. It’s an easy way to thicken thin areas without having to waste time in the spring dragging hoses around trying to keep the seed moist. Try it…it works.

Community Emergency Corps & Toys for TotsBALLSTON SPA – During this upcoming holiday season, Community Emergency Corps of Ballston Spa will again be an official drop off point for donations for the Toys for Tots program sponsored by the United States Marine Corps. This campaign has reached out and assisted needy and deserving children all around the capital region for over 44 years. We will be accepting new, unwrapped toys at our station at 78 Thomp-son St., Ballston Spa until December 15. You can drop them off anytime, days or evenings. If we are not at the building due to answering emergency calls, we hope you will return at another time with your contribution. As a reminder, toys collected in this area are redistributed right back into this area to those in need.
