Magical moments are happen-ing all around us. Children of all ages delight in the anticipation of presents and family traditions. Newlyweds are celebrating their first Christmas or Hanukah togeth-er and first time grandparents are treasuring the moments of watching

their family grow around them. Personally, I delight in watching the loving eyes of my friends Cheryl and Kevin caring for their newly adopted boy - what a Christmas this will be with the blessing of a new baby!

his business and his home, it is quite likely he has accrued considerable debt. Most people who own small businesses, even if the business is incorporated or is an LLC, have personally guaranteed nearly all of the business debt. Because many people sign contracts without reading them or understanding what theyre signing, small business owners often do not even know that they have personally guar-anteed the business debts. But, commonly, even after the business closes, the individual business owners legal liability to repay the

My son has gone through a just horrible divorce. He ended up losing his business and his house. And now Christmas is coming and he doesnt even get to have his two boys for Christmas. I have a rental house that the tenant just moved out of. It isnt all that big, but its in a good neighborhood. I thought that I could give it to my son for a Christmas present. You know, to get him something of his own again. How do I do this? Pamela

debt remains. So, unfortunately, the next legal problems your son may expect is the business creditors to begin filing lawsuits against him personally.

Your letter is unclear whether your son lost his home because his ex-wife received it in the marital property settlement or because it was foreclosed upon by the mortgage lender. Either way, if the home was mortgaged, your son may face another future legal problem. If your sons ex-wife was awarded the home in the marital property settlement, he is likely to still be liable on the mortgage. As long as he remains liable on the mortgage, if his ex-wife does not make the payments, the mortgage lender can still

look to your son for the money. Worse, if the home was foreclosed upon by the mortgage lender, your son may be liable for a deficiency judgment. When a lender sells a home at fore-closure auction and the selling price is less than the amount owed the lender, the lender still has the legal right to collect the balance from the people who executed the note and mort-gage. These deficiency judgments can be for thousands and thousands of dollars.

What does any of this have to do with you giving your son a house as a Christmas present?

Depending upon the reason for the lawsuit and the amount of money involved, in Mary-land a defendant can be sued in Circuit Court or in District Court. If any of your sons creditors gets a judgment against him in Circuit Court, it automatically becomes a lien against all real property he owns in the county in which the judgment is obtained. If the judgment is obtained in District Court, it can be, and usually is, certified up to Circuit Court to become a lien against the debtors property. A judgment obtained in a different county can simply be filed in the county in which the real property is located to become a lien on all of the judgment debtors real property there. A creditor with a lien on real property can simply wait, while the lien accrues interest, until the property is refinanced or sold to collect. Or, if it is worth the creditors while, can actually have a Sheriffs sale of the property, with the proceeds applied

toward the amount due on the judgment. These judgments last twelve years, and can be renewed.

You may want to give your son a home as a Christmas present. But do you want to give your sons creditors your rental house as a Christmas present?

I think that you may want to wait until your sons personal finances have recovered from the horrible divorce before giving him anything as valuable as a house. Or, if you feel you need to help him right now, you might want to con-sider making him the beneficiary of a carefully drafted trust.

As 2014 draws to a close, you may want to look back on the progress youve made this past year in various areas of your life and that certainly includes progress toward your financial goals. At the same time, you may want to make some end-of-year moves that can close out 2014 on a positive note while paving the way for a pro-ductive 2015.Here are a few such moves to consider:

Boost your retirement plan contributions. This actually isnt an end-of-year move because you have until April 15, 2015, to con-tribute to your Roth or Traditional IRA for the 2014 tax year. Nonetheless, the sooner you get extra dollars working for you in your IRA, the better. You can put in up to $5,500 to your IRA (or $6,500 if youre 50 or older) for 2014. If you are self-employed, or run a small busi-ness, you also have until April 15 to contrib-ute to a retirement account, such as a SEP IRA or a SIMPLE plan. In addition to helping you build resources for retirement, these types of plans can offer you some tax advantages so if you havent established a retirement plan yet, consult with your financial and tax

professionalsSell your losers. If you own investments

that have lost value since you purchased them, you can sell them before 2014 ends and use the tax loss to offset some capital gains you may have earned in other invest-ments. If you dont have any capital gains, you can use up to $3,000 of your tax losses to offset other ordinary income. And for a loss greater than $3,000, you can carry over the excess and deduct it from your taxes in future years. If you still liked the investment that you sold at a loss, and you want to keep it in your portfolio, you could repurchase it, but youll have to wait 31 days to avoid violating the IRS wash sale rules. Keep in mind that these suggestions only apply to investments held outside your employer-sponsored retire-ment account; you cant take a tax deduction on capital losses in a 401(k) or similar plan.

Evaluate your 401(k) investment mix. You may be able to adjust the investment mix in your 401(k) as often as you like. So when evaluating your 401(k), make sure your holdings arent concentrated in just a few investments, and try to determine if your

Maple & Pecan Pear Pies w/Blood Orange Olive Oil Crust

For the pie dough:3-4 cups all purpose flour12 tsp Vanilla Bean Sea Salt12 tsp baking powder2/3 cup Blood Orange EV Olive Oil, freeze for 3 hrs1 Tbsp Prosecco Wine Vinegar For the pears:1 Tbsp Grape Seed Oil4 small ripe Bartlett pears 4 tsp Sugar & Spice Dipper 1 tsp Vanilla Bean Sea Salt 14 cup brown sugar14 cup Maple Syrup14 cup pecans, finely chopped2 Tbsp Candied Ginger, finely choppedFor finishing:1 Egg2 Tbsp MilkSugar & Spice Dipper

1. In a bowl, combine 3 cups flour, salt, and baking powder. Mix in olive oil and vinegar, mixing into coarse crumbs. Turn the dough out onto a lightly floured surface. With your hands, gently but quickly, knead the dough just until combined, adding more flour if dough feels too soft or ice water (1Tbsp at a time) if dough is too dry. Flatten into a disk shape and wrap with plastic wrap. Chill for at least 1 hour.

2. Preheat oven to 425F. Lightly coat 4 wells of a muffin tin or 4 ramekins with oil.

3. Cut pears in half lengthwise. With a spoon, core the seeded area out to create a well for filling. In a bowl, combine the dipper, salt, brown sugar, maple syrup, pecans, and ginger for filling. Set aside.

4. Divide chilled dough into 5 pieces and roll into rounds disks. (One for decorating.)

5. Spoon the filling mixture into both halves of each pear and place back together. Place each pear on the center of a dough disks. Wrap the dough up and around the pears to enclose.

6. Place each pastry-wrapped pear into the prepared muffin tin. Decoratively cut leaves out of the extra piece of dough and place atop the pears to finish. Using a paring knife, cut a few small slits around the top for air to escape while baking.

7. In a small bowl whisk together the egg and milk. Brush the egg wash on each of the pies. Finish with a sprinkle of sugar & spice dipper.

8. Bake until the crust is golden brown, about 15-20 minutes. Let cool 5 minutes and then carefully remove from pan. Enjoy warm or at room temperature!

On December 31, 2014, cities all across America will mark the approach of a new year through the raising or lowering of an object. Many of these festivities are pat-terned after an event held in New York City since 1908, where a crystal ball is lowered down a pole. In turn this event was inspired by the time balls used by ships navigators in the 19th century. While ball drops are the most common New Years traditions some localities utilize objects that represent an aspect of local culture, geography or history. All manners of food (pickles to moon pies), flora (roses and cedar trees), fauna (lions, chickens and sardines-oh my!), pop culture

items (solo cup and Crayola Crayon) and even a person or two have been lowered in antici-pation of another year.

From the earliest days of musical performances, an orchestra

capable of playing the best music ever written has been a symbol of a cultured society. More symphonic ensembles exist throughout the world today than ever before, and are a tribute to their home community. As resi-dents of Delmarva, we have the advantage of a prize musical assemblage in the Mid-At-lantic Symphony Orchestra (MSO). Few com-munities our size can boast, or support, such a cultural undertaking, but we do.

The concept for an orchestra began in 1995 when a group of Eastern Shore resi-dents headed by Constance Meadows ap-proached Don Buxton after a concert he was conducting in Delaware to meet with them. The subject under discussion was an orches-tra to be based in the Delmarva region. To

implement this idea, a volunteer Board was organized whose responsibility was to launch and support this orchestra.

Thus, the MSO was incorporated in May 1997, with the mission to enrich life in the Mid-Atlantic region through the power of live classical music. The MSO performed its first concert, under the direction of founder and Music Director Donald C. Buxton, at the Roland E. Powell Convention Center in Ocean City, MD on November 21, 1997. Rain had flooded the parking lot almost to the ankles of patrons, but it did not deter the more than 500 drenched music-lovers who crowded into the concert hall to witness the debut of the MSO. Little did those in attendance realize they were witnessing the birth of a treasure.

Maestro Buxton conducted the orchestra until June 2005. The guest conductor for the season finale in April 2005 was Julien Benichou, a native of France, who brought broad experience to the podium as a conduc-tor of orchestral, choral and opera literature. In September 2005, Maestro Julien Benich-ou assumed the role of MSO Music Director. Having grown up in the French countryside, it had been his dream to conduct an orchestra in smaller, rural communities which allow a more intimate contact with people where he could realize his ambition to connect his audience to the music in a unique way. It is his style to talk to the audience before con-ducting a piece to share his ideas. These talks invite listeners to enter into the feeling of a work.

Since its modest debut that first rainy evening to the present, the MSO has carved itself a respected place in the world of music across the mid-Atlantic region. It is now an integral part of the cultural life of the com-munities where it performs a vast repertoire of classical and modern compositions fea-turing world renowned artists to growing audiences, in an increased number of local venues.

Maestro Benichou and most of the profes-sional musicians reside in the Baltimore, MD area. During the MSO season, they travel four to five times a year to Easton, MD to perform on a Thursday evening, then they return to Baltimore. On Saturday they return to Ocean View, DE to perform an evening concert, spend the night in Ocean City, MD and then perform an afternoon concert in Ocean Pines, MD before heading home.

The MSO will usher in the holiday season with an exciting program of orchestral and vocal music at the Holiday Joy concert. The concert will be performed on Thursday, December 4, 2014 at 7:30 pm at the Avalon Theater, East Dover Street, Easton, MD, on Friday, December 5, 2014 at 7:30 pm at the Mariners Bethel Church, Route 26 and Central Avenue, Ocean View, DE, on Saturday, December 6, 2014 at 7:30 pm at the Cape Henlopen High School Auditorium, Kings Highway, Lewes, DE, and on Sunday, Decem-ber 7, 2014 at 3:00 pm and 7:30 pm at the Community Church, Racetrack Road, Ocean Pines, MD.

The MSO will showcase two internation-ally recognized vocalists, soprano Esther Jane Hardenbergh and baritone Kevin Short. Joining Esther Jane and Kevin are two tal-ented vocalists from the University of Miami, Frost School of Music, soprano Mia Rojas and mezzo-soprano Zaray Rodriguez. Between seasonal favorites like White Christmas and Silent Night, there will be orchestral inter-ludes with Leroy Andersons rousing Sleigh Ride, Tchaikovskys Nutcracker Suite, and Handels Messiah. This festive concert will also include the much loved audience sing-along.

Its beginning to look a lot like Christmas in Downtown Pocomoke City. The town twinkles at night with holiday lights and decorations. Busi-ness owners are getting into the holiday spirit by decorating their stores while students from Pocomoke High School also participated by painting storefront windows with beautiful winter themed murals.

The 42nd Annual Pocomoke Christmas Parade will kick off the holiday season on Monday, December 1st at 7:00pm. The parade will feature many beautifully decorated floats, high school bands, marching units, fire com-panies, and beauty queens. Santa Claus will also make his appearance at the end of the parade.

On Friday, December 5th the downtown will host the fourth annual Mayors Old-Fashioned Christmas Evening from 5:30pm to 8:30pm in the mini park and municipal parking lot on Clarke Avenue across from City Hall in downtown Pocomoke City.

This event will feature many family-friendly activities including horse-drawn carriage rides, a Santa Claus house, and Christmas ornament and cookie decorating for the children. The town will light a large bonfire for toasting smores. Community vendors will serve free refreshments includ-ing hot chocolate, cider, peppermint sticks, hotdogs and more. There will also be wine tasting from Laytons Chance Winery.

Live entertainment will be provided all night beginning with music by the Pocomoke Elementary School Choir. At 6:00pm, Mayor Bruce Morrison will light the towns Christmas Tree while Frank Henry performs The Spirit

This event serves as a fundraiser to support local churches and non-profit organiza-tions. Admission is free, but some vendors will request small donations to support their organizations. Guests are encouraged to bring a canned good or nonperishable item to support the Samaritan Shelters Food Drive.

A holiday wreath decorating contest and silent auction will be held to benefit the Costen House Museum. The public can bid on the wreaths decorated by Pocomoke area businesses and residents.

There will also be a homemade chili cook-off which will start at 6:30pm and end at 7:30pm. Local residents and businesses will provide samples of their homemade chili to be voted upon by the public. Proceeds will benefit the Sturgis One Room School.

Trackside Modules HO Modular Railroading Club will display their holiday train exhibit at 145 Market Street located next to Enchanted Florist in Downtown Pocomoke on the weekends of Saturday, December 13th-14th and December 20th-21st from 10:00am to 5:00pm. January is around the corner - and you know what that means... New Years Resolutions. Are you the type of person who makes a set of resolutions only to give

up a few weeks or months into the year? Do you even bother to make resolutions because you figure you wont stick with them? Or maybe you dont even know where to start?

Usually, people take on more than they can reasonably handle when trying to break a bad habit or create a good habit. Start small, really small, but with a big goal in mind. Lets take for example, the resolution to lose 20 pounds. What steps might you take towards that goal? Eat less, eat healthier, exercise more? All good steps, but too often the scenario looks like this: starve self by skipping breakfast (eat less), eat salad for lunch (salad is healthy, right?), join a gym (if I pay that big membership fee, Ill guilt myself into going three times a week). This scenario usually doesnt end well; as a matter of fact, it usually ends after about one month!

A better approach is to figure out what one little thing you can change that will make a big impact. It might be as simple as substituting a bottle of water for your usual beverage. Eliminating a 12 oz. can of soda every day can save you over 15,000 calories, which is about 15 pounds. (You just sat up a little straighter, didnt you?!). Thats right, substitute a 12 oz. can of soda with water (which has 0 calories) and you can lose weight without even really trying. Bonus: your body needs water to function

be bicolored pink and white or red and white, and marbled with colorful splashes over white or soft speckles of pale pink over red. Some of the bracts are smooth edged and some have ruffled edges. Some bracts are heart shaped and others are shaped like a maple leaf or holly leaf. Some stores even spray paint the white bracts in bright bold colors like blue,

silver and gold and dust them with glitter as well. With over 100 different varieties available in so many differ-ent colors it should not be difficult to pick out the right one. When purchas-ing a poinsettia most buyers look at the colorful bracts, but after choosing the right color check the leaves to see if they are still a bright or dark green and cover the stems down to the soil line while the bracts should be fully colored without any brown edges or brown spots. Check for any unwant-ed pests like whitefly which are tiny little white winged bugs that love

thoroughly then allow the soil to dry out before watering again. Once the poinsettia is home, place it where it gets direct sunlight from a south or west facing window. The plants can be moved to be a centerpiece for a holiday meal or party, but should be placed back into the sunlight the next morning. That way the colorful Poinsettia will look good for the cold winter months to come.

Did you know that about 13% of the population suffers from persistent anxiety every day? Imagine how much worse it gets during the holiday season: along with normal stress, people worry over finances, bills, credit cards, gift shopping, food preparation, party planning, not to mention the ordeal of holiday travel. Whether you suffer from anxiety on a regular basis, or elevated seasonal anxiety due to the holidays, massage can help!

There are several types of anxiety. Generalized anxiety can last 6 months or more at a time, and may be accompanied by physical symptoms such as insomnia, restlessness, sweating, upset stomach, headaches, and muscle twitches/tension. Anyone can suffer from this dis-order, from children to adults, both women and men. Of course, there are medications out there that can help to treat symptoms, but as with many drugs, they may have unsavory side effects and depen-dencies. And lets face it: the need to take a pill every day (perhaps several times daily) is no fun for anyone!

Medications are also used to treat other types of anxiety, such as OCD, Panic Disorder, and Post-Traumatic Stress Disorder. Many people also suffer from phobias, or irrational fear, which may trigger panic attacks. Youve probably heard of claustrophobia, disposophobia (aka hoarding), or even gephyrophobiathe fear of crossing bridges. Anyone with a phobia of large crowds (ago-raphobics) may have particular trouble with public shopping after Thanksgiving; they may prefer cyber Monday!

The common thread between these conditions is that massage can benefit almost all of them. (The only ex-clusions I can think of are perhaps aphenphosmphobics, who fear being touched!) Anxiety causes the release of cortisol, high levels of which may result in heightened

blood pressure, increased possibility for miscarried pregnancies, inability to conceive, and is also linked to obesity. This hormone is a big part of why stress and anxiety cause actual physical problems. Massage lowers cortisol levels, helping to counteract these issues. Massage also ad-dresses some of the specific symptoms, such as insomnia, muscle twitches and muscle tension. Activating the parasympathetic nervous system, serotonin is released (counteracting the cor-tisol) and the body is relaxed. This release helps to fight sleep disorders, and eases anxious feelings in the body.

Or are none of these true, and youre becom-ing a Grinch just in time for the holidays? Pain, insomnia, poor appetite, and the worries and frustrations crowding your brain are all it takes to bring your mental and physical health down beneath where you should be.
