Before you “Sell by Owner” For sale by owner magazines and websites like to give reasons why you would be better off selling your home by yourself. Let’s examine these thoughts and show why they are fundamentally incorrect. Fallacy # 1 - Selling your own home leads to less hassle and less frustrations. A FSBO sign in your yard is an open invitation for anyone to knock on your door or call you at all hours. You never know when someone is going to want to see your home. A professional handles everything for you. If you’ve had a bad realtor experience in the past, FIND A PROFESSIONAL REALTOR (we are out there). Fallacy # 2 – You can ‘Sell” your home better than anyone else. The keyword we need to think about is EXPOSURE. If you can expose your house to more potential buyers than any professionals out there who have dedicated search engine optimized websites, Multiple Listing Service, lead subscriptions, customized marketing materials, and years of experience exposing houses to the market, be my guest. A well-maintained, fairly-priced home sells itself. Again, exposure. Who knows that your home is selling $20,000 under appraised or market value? Just the people that call you from your sign, that ad you put in the paper, or the low- traffic website they stumbled upon. Less than 4% of all buyers buy a home from a sign call, listed, or FSBO. Your home must have exposure to sell, regardless of price. Fallacy # 3 - You’re in Control. You don’t have to sit by in frustration because ‘they” aren’t doing enough. This argument comes from sellers that have been jilted in the past. There are part-time and unprofessional agents that only put their sign in the yard and twiddle their thumbs while your house doesn’t sell. The fix . . . choose an active professional that will aggressively market your property. Fallacy # 4 - Get more money in your pocket. Sadly, this is one that FSBO’s learn the hard way. An independent 2007 study showed that non- listed solds (or fsbo’s) sold for an average of 13% less than a comparable property listed with a Realtor. The fact is, you get more money in your pocket with an agent – 5%-10% more. And, you don’t have to do any of the work. Fallacy # 5 - You can sell faster. SEE #2. Fallacy # 6 - Less Uncertainty.
