There is an ever increasing need for bi-lingual lawyers so if you are at university or about to go to study law then make sure a language is the other subject.

Business is becoming global and although English has often been considered the preferred language of commerce influenced mainly by the internet, the amount of trade between China where this maxim doesn’t really count and the rest of the world changes this concept.

Legal firms in London are constantly on the look-out for bright bi-lingual lawyers and it’s much to do with the fact that there has recently, and there continues to be, so much foreign investment in property.

The massive surge in investment mostly comes from offshore companies with only a few high profile individuals actually moving into the property for any meaningful length of time.

The investors are from all corners of the world and when a representative of the company flies in to instruct a solicitor to arrange the conveyance that person will always prefer to speak with someone that understands their tongue.

Most conveyancing solicitors London firms have a few bi-lingual lawyers on their books and most of the work will be about property.

Someone produced an aerial shot of the centre of London and superimposed in red the properties that are owned by off-shore companies. This is an easy exercise to complete as it only requires a blanket search of the land registry office.

It’s almost certainly more by the month but when this was done just a couple of months ago there were over 36,000 freehold and leasehold properties painted in red.

That’s just the overseas limited companies and doesn’t include foreign individuals that actually live in other properties.

When you try and investigate the persons behind these off-shore companies it’s usually impossible to find anything about them at all.

This makes you wonder at how murky some of these companies must be with doubtless the odd evil despot somewhere amongst them or international villain.

Of course, you don’t have to be a conveyancing solicitor with a working knowledge of the way property prices are going to realise that in London at least, the knock-on effect has been devastating for first time buyers.

20 years ago someone working in London wanting to buy their own property would be looking at having to find a mortgage of 4.5 times their gross income. That was difficult enough to persuade a lender but what chance now when you have to be looking for over 12 times your income to get on the property ladder.

When you find the house you want in London and have the finances to buy then don’t waste any time and find a good conveyancing solicitor locally based even if he doesn’t speak Mandarin.
