Economic development leaders in Cibolo want to ensure the community can fully capitalize on Japanese auto parts maker Aisin AW's
decision to develop a $400 million production campus that will ultimately employ some 900 workers.
Cibolo officials are looking to position the city as part of a larger regional recruitment effort, while exploring the need for a plan to
keep the companies and jobs the city is attracting.
“With the constant influx of new businesses in Cibolo, a high priority for the [Cibolo Economic Development Corp.] is to build a
robust business retention and expansion program to ensure that we are taking care of the current businesses and helping them grow
regionally, nationally and even internationally,” Cibolo EDC Director Mark Luft said.
Cibolo Economic Development Corp. Director Mark Luft said his community has a new "sense of identity."

Aisin AW is the beginning of a trend for Cibolo, Luft said.
“This builds a sense of identity for Cibolo and will spur additional growth of business along the IH-10 corridor, which has previously
been underutilized between Seguin and San Antonio,” Luft said. “That’s only the beginning of what we expect to see in the years
ahead.”
San Antonio Economic Development Foundation President and CEO Jenna Saucedo-Herrera said the heightened activity in Cibolo is
"further proof that we are stronger working together." She said the Aisin AW win underscores how each city in the region "brings a
different set of assets" that strengthen recruitment efforts.
“Economic development must be thought of regionally as the benefits to the area supersede political boundaries,” Luft said. “The
region can only benefit as more of these quality projects are attracted, but it will take a solid team of professionals and elected officials
working in harmony to build on the momentum.”

In conjunction with Toyota Motor Corp.’s announced plan to invest $391 million in its San Antonio truck manufacturing
plant, Japan-based automobile components and technology company Aisin AW greenlighted a $400 million project in the San
Antonio suburb of Cibolo, TX. Aisin is a supplier of drivetrain products to Toyota.

The city of Cibolo and Guadalupe County offered Aisin AW Texas Inc. a tax-abatement agreement in return for the investment. Cibolo
offered to make nearly 160 acres in its reinvestment zone available to the company for its new facility.
A new study commissioned by the San Antonio Economic Development Foundation projected that the total economic impact from the
$791 million investment in the San Antonio area will surpass $10 billion and 40,000 jobs over the next 10 years.

TYPES OF REAL ESTATE LICENSE HOLDERS: A BROKER is responsible for all brokerage activities, including acts performed by sales agents sponsored by the broker. A SALES AGENT must be sponsored by a broker and works with clients on behalf of the broker.
A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (A client is the person or party that the broker represents): Put the interests of the client above all others, including the broker’s own interests; Inform the client of any material information about the property or transaction received by the broker; Answer the client’s questions and present any offer to or counter-offer from the client; and Treat all parties to a real estate transaction honestly and fairly.
A LICENSE HOLDER CAN REPRESENT A PARTY IN A REAL ESTATE TRANSACTION:
AS AGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner's agent through an agreement with the owner, usually in a written listing to sell or property management agreement. An owner's agent must perform the broker’s minimum duties above and must inform the owner of any material information about the property or transaction known by the agent, including information disclosed to the agent or subagent by the buyer or buyer’s agent.
AS AGENT FOR BUYER/TENANT: The broker becomes the buyer/tenant's agent by agreeing to represent the buyer, usually through a written representation agreement. A buyer's agent must perform the broker’s minimum duties above and must inform the buyer of any material information about the property or transaction known by the agent, including information disclosed to the agent by the seller or seller’s agent.
AS AGENT FOR BOTH - INTERMEDIARY: To act as an intermediary between the parties the broker must first obtain the written agreement of each party to the transaction. ᴑ that the owner will accept a price less than the written asking price;ᴑ that the buyer/tenant will pay a price greater than the price submitted in a written offer; andᴑ any confidential information or any other information that a party specifically instructs the broker in writing not to
disclose, unless required to do so by law.

TO AVOID DISPUTES, ALL AGREEMENTS BETWEEN YOU AND A BROKER SHOULD BE IN WRITING AND CLEARLY ESTABLISH: The broker’s duties and responsibilities to you, and your obligations under the representation agreement. Who will pay the broker for services provided to you, when payment will be made and how the payment will be calculated.
