We regularly acknowledge our sub-contractors for their vital contribution to our business but rarely recognise the fundamentally important relationship between Broad and the consultants with which we work.

Whether it’s a design and construct contract or a lump sum tender where the relationship between builder and consultant differs, the importance of maintaining open and robust communication is essential to a successful outcome.

As this is the last edition of BROADVIEW for 2007, I thought it was a great opportunity to recognise the key consultants with whom we’ve worked over the last 12 months who have helped us deliver many first class projects for our clients. We have no doubt mistakenly omitted some of you, so my apologies if you didn’t make the list.

Broad to build $110m tower in Perth CBD

Broad has been awarded the contract

Hall to build Alluvion - a stunning

new $110 million commercial tower in

Perth’s CBD.

Situated at 54-58 Mounts Bay Road, the ‘A’ Grade office building comprising 22 levels has been designed to exploit the magnificent panoramic views of the Swan River and Kings Park.

Broad is due to complete the Forward Works package on the high profile site in mid-December with construction scheduled to begin shortly thereafter. The building is expected to be completed by April 2010.

Alluvion has been designed to meet 4 Star Green Star and 4.5 ABGR and includes 36,000sqm of gross floor area, two levels of car parking, a café, roof terrace and landscaped gardens.

Alluvion will showcase Broad’s commercial construction capabilities and cement its green building credentials.

“Winning this landmark project is a fantastic achievement for the Broad team and demonstrates the clients’ confidence in our ability to continually deliver first class projects,” said Director and General Manager WA Simon Amos.

“This is the second major commercial project we have under construction with Charter Hall, following commencement of the ONE30 Stirling Street office building in September 2007.”

“Alluvion further solidifies our strong working relationship with Charter Hall and is the beginning of a fruitful partnership with Cape Bouvard Investments,” Simon said.

Despite a number of setbacks including issues with groundwater which required site dewatering and difficulties obtaining structural steel from Adelaide, the Broad team delivered the $32 million Stage One portion of the design and construct contract on time.

The Stage One major extension, which is 68 per cent of the project value, includes new Coles and Best and Less stores, 31 specialty tenancies, a new mall, car park and northern entry plus interconnection to the existing mall. Retail trading commenced on Monday, 3 December.

“We have a team of about 11 Broad staff on site and they’ve worked well together to ensure the project has remained on track,” said Construction Manager Garry Millmore.

“It’s been an intense project at times but the team has done a great job so far and will now start work on Stage Two.”

Stage Two of the project entails work to the existing centre including changing the mall configuration and relocating existing tenants.

Broad’s work on the Centre covers 40,000sqm of the 65,000sqm total floor area.

With more than 200 people on site, health and safety is a key priority and Safety Officer Mark Hurst, who is a permanent fixture on the Tweed City site, has maintained a safe workplace.

“We had to induct the tenants’ sub-contractors which were doing fit-out work, as well as our own guys, to ensure they complied with site safety procedures,” Garry said.

“Managing the work flow and site dynamics involving that many people always has its challenges but there’s been great camaraderie between sub-contractors, Broad staff and consultants on site.”

“We’ve had regular site BBQs and raffles, the proceeds of which are donated to our site charity, Volunteer Marine Rescue (VMR). There’s been more than a few moustaches grown and sponsored for charity during the month of Movember too.”

Broad is diversifying its portfolio in NSW and showcasing its range of construction capabilities with two new industrial projects at Castle Hill and Matraville, and the Riverfront Plaza Shopping Centre at Kempsey.

Matraville light industrial developmentBroad has been successful in winning the design and construct contract for a 29-unit light industrial development at Matraville for Leighton Properties, following on from the successful completion of 25 Smith Street office building for Leighton Properties and Grosvenor Australia.

The $13 million facility on Beauchamp Road near Port Botany and Sydney Airport incorporates Torrens and Strata title industrial units with most including mezzanine office space totalling 12,500 sqm of usable floor space.

Primary construction methodologies include the use of cast on site tilt panels for the external and internal structural walls, steel framing and flexible paving for roadways and car parks.

A Sydney Water stormwater channel runs through the site which increases the complexity of the project. Parts of the

internal roadways have been designed to cover this channel thus utilising previously unusable space.

The design and cost planning teams have worked closely with the owners to achieve the desired result within tight budget constraints. Design and early works commenced in October and the facility has an expected completion date of September 2008.

12 Victoria Avenue, Castle HillBroad started work in October on a $21 million design and construct light industrial project at Castle Hill for Valad Property Group.

The newly acquired site at 12 Victoria Avenue is close to the M7 / M2 motorway and near the Norwest Business Park and major regional retail centres.

The project consists of 16,000 sqm of tenanted space on the 2.3 ha site and will be a key focus for Broad. The project will take approximately 60 weeks to complete and has an expected handover in February 2009.

Sleek clean lines in design and the use of composite materials will deliver a market-leading development. The project also incorporates sustainable initiatives including extensive reuse of rainwater, the latest energy efficient fixings and maximisation of architectural design which will provide an appreciable asset into the future for the Valad Property Group.

Riverfront Plaza Shopping CentrePiling is well underway on the foundations of the $15 million Riverfront Plaza Shopping Centre in Kempsey for Brisbane-based developer Parmac Group, which specialises in regional shopping centres.

The commencement of three new projects in NSW since the last edition of

BROADVIEW highlights Broad’s continuing growth and competitiveness in the

Sydney and Newcastle markets.

The shopping centre consists of two major tenancies including a supermarket and variety department store complimented by a number of speciality and boutique stores.

Broad’s on-site team has employed the use of a massive 75-tonne piling rig which has been imported from the Northern Territory especially for this project.

It uses 300 tonnes of counterweights to aid the rig in forcing the piles into the difficult alluvial soils on site. The first post-tensioned slab will be poured before Christmas.

Riverfront is the third NSW retail complex Broad has currently under construction. The $50 million Tweed City project is progressing well for DBRREEF and the $19 million Morisset Shopping Centre is well underway for Macquarie Countrywide. The Kempsey project helps cement Broad’s place as a recognised retail builder in this area.

The urban renewal project will provide a mixture of housing types for the company’s permanent workforce at the site of the former St Cecilia’s Middle School.

The 45 architecturally-designed dwellings comprise 23 three-bedroom, three-storey townhouses; 20 four-bedroom family homes and two five-bedroom family homes on a 2.5 ha site.

The steel framed, brick and Colorbond homes include a number of features designed to combat the high Pilbara temperatures and promote energy efficiency, including:

• Split-system inverter air-conditioning, which draws less power than non-inverter systems

• Comfort Plus pyrolytic glazing to doors and windows, which reduces uV radiation and solar-gain

• Air Cell Fibre Free and Thermal Break insulation to help keep summer temperatures down

• Solar hot water systems

• AAA-rated showerheads and tapware

The 45 homes have an average energy efficiency rating of 5.5 stars under the Nationwide House Energy Rating Scheme (NatHERS).

Broad Project Manager for St Cecilia’s, Richard Tribe, said Broad and the project has been well-received by the neighbouring community which includes a primary school and football club on adjacent sites.

“We had a public meeting in the local recreation centre in February to introduce ourselves at the project’s commencement and have continued our dialogue with local residents and the Port Hedland Primary School, including making a donation to its book drive.”

“I think St Cecilia’s will be a breath of fresh air in the area, offering quality, family-friendly housing in a tight accommodation market,” Richard said.

The challenges for Broad have been numerous, but not insurmountable. The requirement for Broad to source all tradesmen and materials from outside Port Hedland in order not to put additional

pressure on an already overstretched local market has had considerable knock-on effects.

“Coordination is a large part of this project - ensuring materials are ordered far enough in advance for timely delivery and sub-contractors are booked in - it’s all a juggling act,” Richard said.

The weather also has a significant bearing on the project. The punishing heat (40 degrees+ at the end of October) makes working conditions extremely difficult. In addition, cyclone season requires diligent preparation such as tying down materials and planning ahead as to their usage and installation.

Despite its challenges, Broad’s St Cecilia’s project team has so far prevailed and expects to complete the project on time at the end of 2008.

“We’re very happy to be working with Broad on this important project,”said Brian Watt BHP Billiton Iron Ore Manager External Affairs.

“Our investment in Pilbara housing is unparalleled in Western Australia, and will play an important role in attracting and retaining employees and their families.”

Silverton and Griffith University working together

university land that would

provide economic and other

related benefits to Griffith

University’s academic program.

Silverton’s first initiative approved by Griffith university has been the development of a new 530-bed student accommodation facility in its Nathan campus and the refurbishment of an existing 800-bed facility.

Silverton has appointed Broad Construction Services (QLD) as its preferred contractor and is now developing a design solution to satisfy the agreed project operational requirements.

Silverton has also appointed unilodge, the operations arm of Meridien Student Living, as its preferred owner and operator of the facilities for the concession period.

unilodge has more than $460 million in assets within its management portfolio and operates 14 student accommodation facilities with more than 4,200 beds across Sydney, Melbourne, Canberra, Brisbane and Auckland. unilodge is the largest student accommodation manager in the Australasia Pacific region.

Financial close for the new facilities is planned for early 2008 with construction to get underway later that year.

“He gets along well with everyone, even some of our difficult subbies. He’s got a good way with people and is respected as being hard but fair in his dealings,” John said.

Garry has played a key role as a Senior Project Manager since joining Broad in 2004. He knows the Queensland construction market intimately and has a wealth of retail, commercial, residential, industrial, education and tourism / resort projects to his name.

“He has always been a strong manager and when the opportunity came up I knew he would be ideal for the role.”

“I am looking forward to having Garry working alongside me as his knowledge of the Queensland market and its sub-contractors will be invaluable. Garry has been involved in the Queensland market for many years where he grew from a trade background to Site Manager to Project Manager and Senior Project Manager to the current role. He previously worked with one of our competitors for 17 years before he saw the light and joined Broad in 2004. Even then I knew he was a good find,” John said.

The recent completion of the first phase of the Tweed City project and its successful handover will now allow Garry more time to assist all the project teams and share his wealth of experience.

“The only disappointing part of the new addition is that we have another staff member in the office with facial hair that never seems to go grey. It must be a Brisbane thing…”

Brett Moore –

Construction Manager, Sydney

“Brett is a welcome addition to our team and brings with him more than 20 years experience in the construction industry,” said General Manager NSW, Peter Deane.

Brett started his career as an apprentice plumber and tradesman and worked his way through a variety of site and management roles.

In addition to building, advanced plumbing and plumbing trade certificates, Brett also holds a Bachelor of Construction Management (Honours).

“A decade of experience working for John Holland Pty Ltd as well as his more recent stint with a mid-sized builder will hold him in good stead as Construction Manager for Broad,” Peter said.

His most recent project management roles with John Holland were on two Leighton Properties projects – a $16 million office development at North Ryde and a $46 million office development at Parramatta.

Brett has worked in contracts management and in national and senior project management roles on projects ranging in value from $16.5m to $188m.

Before joining Broad, Brett worked for Built (NSW) Pty Ltd on a $35m retail / commercial development in the heart of Sydney.

Broad QLD and NSW each have new Construction Managers

overseeing their growing number of projects.

While the Sydney office has injected new blood into their team with

the appointment of Brett Moore, the very capable Garry Millmore

has been promoted to Construction Manager in Queensland.

Broad WA and Corporate Services moved into brand new offices on Level 1, 18-32 Parliament Place, West Perth in November. The office will better accommodate the rapid growth Broad is undergoing in WA.

The West Perth office’s dramatic black and white interior design is complimented by splashes of bold colour and stunning large format graphics by Broad’s in-house graphic designer.

The Sydney office is moving up from level six to 10 in the same building it shares with Leighton Contractors in Chatswood. The team hopes to finish the fit-out and be established before Christmas.

Broad is movin’ on upThree out of Broad’s six offices have moved into new premises in the last two months.

The Newcastle team moved from older offices in central Newcastle out to a new business park in Mayfield West in November. They have settled in well and are enjoying their new and more spacious surrounds.

The project was recognised in the Civil Engineering up to $5 million category capping off a fabulous month of awards for the state.

Whatever their penchant for facial hair, Broad’s men (and women) embraced Movember with gusto raising a whopping $50,000 and still counting.

This stellar fundraising effort is thanks to the generous donations from you - our sub-contractors, clients and suppliers - without whose sponsorship many Broad Mo Bros may have succumbed to the dreaded itch and taken up a razor before the end of Movember.

This is the first year Broad has organised a national Movember campaign and it has undoubtedly been a roaring success with more than 80 Broad employees taking part in the event.

Thank you for your remarkable generosity and support for this worthwhile charity which has surged in popularity and fundraising success since its inception in 2004.

The money raised by Movember will be donated to the Prostate Cancer Foundation of Australia and beyondblue - the national depression initiative, which will use the funds to create awareness, fund research and increase support networks for those men who suffer from prostate cancer and male depression.

The Mo Bros Photo Gallery on the Broad website became hairier by the day with new photos posted regularly of Broad’s Mo Bros and Mo Sistas throughout Movember.

This Photo Gallery is the means by which the Broad Mo Awards will be judged in December. A panel comprised of two women from each state will award prizes for:
