We are excited to welcome over 13,500 industry professionals and more than 425 exhibiting companies mak-ing this our largest BUILDEX ever. Despite the unpredictable economy, the industries involved with BUILDEX con-tinue to join together for a few days in February to network with peers, share ideas and drive business forward.
Various new elements have been added to this year’s BUILDEX. Workplace 20/20 is both the Interior Design Keynote Panel as well as a 2000 square foot feature on the tradeshow floor. Architecture Day in co-operation with AIBC is on Thursday and includes four amazing seminars plus an art installation. In partnership with BUILDEX, more than a dozen BC Wood members are exhibiting in a 2500 square foot pavilion area near the Wine Bar and Bistro. And, there is a new interactive presentation area on the tradeshow floor known as LIVE at BUILDEX. We hope you enjoy the new innovations.
Returning for 2013 are special events such as the ICBA CEO Breakfast, the IDC/IIDA Leaders Breakfast, the VRCA Construction Keynote Panel, the Real Estate Market Outlook for Vancouver, the BOMA BC luncheon and educa-tional sessions from PAMA. There are also seminar streams in co-operation with CHBA BC, NKBA, BCCA, & VRCA. There is something for everyone!

The presenter, an experienced architect now working for one of Canada’s largest builders, has monitored these four operating systems and key hardware for the past four years to identify the most cost and time effective solutions for the design and construction industry. Given the rapid depletion of natural resources and rising global appetite for energy, it is crucial to quantify and monitor the raw materials and energy that go into manufacturing the products selected and specified by designers. The building industry has focused heavily on reducing operational energy while overlooking embodied energy because it is not as visible or quantifiable. As operational energy is driven down over time, embodied energy will become a comparatively higher percentage of a building’s total energy footprint, if steps are not taken to reduce the energy intensities of manufacturing processes. This panel discussion will explore the importance of product disclosures and how they can be used to track and reduce the embodied energy in building products.

The City of Vancouver is aiming for all new buildings to be carbon-neutral by 2020 – many other local governments are moving in a similar direction. This panel discussion brings together views from developers, low carbon building experts, researchers, cost consultants and the City to discuss the regulatory, technical and financial implications.
Of specific reference are two research studies which propose building performance metrics for both operational and embodied energy and emissions along with a policy roadmap which establishes a mechanism which local governments can use to achieve their carbon reduction and carbon neutrality goals.
The panel is drawn from team members of an ongoing project to develop a policy framework that translates local governments’ carbon neutral policy goals into a simple, effective and fair system for building owners consistent with the business of real estate development. Panelists will present the findings from their ongoing work and will offer insights into how building regulations can be engineered to deliver embodied and operational carbon emis-sion reductions in a format that is simple, fair and measurable but also remains within the technical and financial reach of the construction market.

In the traditional design-bid-build construction project, the property owner or tenant hires an architect or interior designer to design a facility or space, secures contractor bids based on the design, and the lowest bid completes the build. Many, however, now streamline the process by blending the role of designer and builder into a single package in a process known as a design-build methodology. This can save time and be easier to manage. However, it is not without its risks.
This seminar will explore the risks and rewards of the design-build methodology. A finely crafted design-build project can successfully incorporate all stakeholder requirements with limited owner risk. It can provide a long lasting, quality building the property owner or ten-ant can be proud of for years to come.

This presentation will discuss the integration of 3D laser scanning into a 3D BIM environment for a 72 storey mixed-use high rise project downtown Vancouver called 1151 West Georgia street. A brief overview will be established in terms of laser scanning and Building Information Modeling (BIM) before the discussion will shift to look at how the scan was created, how it was converted to a usable 3D point file, and how it was
integrated into the 3D BIM environment. Once in the 3D environment, the scan was used to establish the location of the excavation wall faces and identify which faces were outside or inside the property line, in order to devise methods to rectify the problem. The presenta-tion will conclude with a discussion on lessons learned in the process and what additional information the 3D laser scan provided above and beyond traditional survey methods.

When a homeowner makes the decision to build a sustainable home, there are often trade-offs required to meet the principles of green home design while trying not to sacrifice our North American lifestyle. Now, what happens when you layer in a rigorous European home design approach that is not easily incorporated into an ‘off grid’ house on Gabriola Island? Well, in a word…Creativity.
The purpose of this seminar will be to share a Passive House case study of an ‘off grid’ home built on Gabriola Island where the homeowner and design team collaborated through an in-tegrated design process to meet both objectives. In short, Passive House is one of the world’s leading standards in energy-efficient construction and the concept is a rigorous home design standard that includes a very well-insulated, virtually air-tight building that is primarily heated by passive solar gain and by internal gains from people and electrical equipment.

Tenant engagement looks at the impacts of tenant decisions and occupant behaviour, which both significantly affect energy use (regardless of the type and quality of building systems).
