Where do they occur….?

The majority of fire-related deaths in 2016/17 - 80% occurred because of fires in single occupancy dwellings.

This includes houses, flats and maisonettes occupied by, for example, a family or a couple, but not those shared by three or more occupants who aren’t related or in relationships.

Road vehicle fires caused 8% of fatalities.

• The Hackitt Review recommendations - New Building Regulations and Dedicated Building Managers and increased professionalism of Housing Management - especially for high rise buildings…some positive response on cladding but limited broad action

• Robust Asset Management Strategy gets greater priority and scrutiny at last!

• It’s not just about building new homes anymore…as some HAs thought it was

• Knowing and managing you risks and opportunities…and testing them is a must

• Demonstrating Regulatory Compliance to ourselves…our residents …and the Housing Regulator post the Grenfell tragedy is more imp than ever

• H&S Compliance and the Tenant / Landlord breakdown in relationship at K&C sparked the Govt’s interest in Social Housing beyond just building more homes

because the regulator tells you to do it• Active Asset Management Matters - it’s essential for G1/V1• Health and Safety Compliance of all assets and components is essential • Benchmarking Sector Score Card is essential - new KPI metrics and possibly league tables are

on the way…anticipate them• VFM is not off the agenda - its still central to it - the exam question is clearer now so answer

it! • Collaborative procurement makes sense as does collaborative contracts• ….do right by your residents, your customers,

• So strengthen compliance, service delivery, customer experience and customer involvement now …

• Don’t wait to be told what to do by Govt. or the RSH.

Normal procurement processes will identify those that can deliver the works in terms of skills, experience, price, accreditations etc.

1 Are these people that we can do business with; is there a synergy in terms of values and ethos?

Always remember that whilst you may be entering into a contract, you are actually forming a working relationship

If you could box electricity, we would. An average home consumes about 18kw per day, a good battery can store about a third of this, 6kw.

Generate in the day and manage consumption to allow the battery to re-charge. Restart the cycle in the morning. Single cycle batteries last longer. Charge and discharge do not constantly top up.

Run the dwelling through the night off the battery. (fridge, freezers, lamps etc).

Lithium technology is costly and difficult to recycle. Saline batteries @ 1000 litres can hold a single cycle charge of 7kw and environmentally inert!
