IN THE POST DEVELOPED CONDITION, WATER QUALITY PONDS (TO INCLUDE FULL-SPECTRUM DETENTION FOR THOSE NOTDIRECTLY DISCHARGING TO AN EXISTING CREEK) WILL BE STRATEGICALLY PLACED THROUGHOUT THE DEVELOPMENT TOCAPTURE RUNOFF, ATTENUATE EXCESS URBAN RUNOFF VOLUME (EURV), AND PROVIDE WATER QUALITY IN ACCORDANCEWITH URBAN DRAINAGE AND FLOOD CONTROL DISTRICT (UDFCD) AND STATE OF COLORADO REQUIREMENTS. SERIALEURV/WATER QUALITY FACILITIES WILL BE UTILIZED WHERE POSSIBLE TO LIMIT DISTURBANCE TO THE REGULATEDFLOODPLAIN. Please see the comment on Sheet 5 from the first submittal review of the Preliminary Drainage Plan. (Copy provided below) The discussion at the 6/29/2018 meeting was that the city was leaning towards only requiring WQCV & EURV for the ponds that have a direct discharge to the Big Dry Creek. Ponds I, II, & IV discharge to Mustang Run, not Big Dry Creek. Based on internal city discussions with the city Floodplain Administrator, due to the close proximity of these ponds to the Big Dry Creek confluence, the city will likely allow these three ponds to only need WQCV & EURV (final determination to be made at the time of development). There are caveats to this approach however. UDFCD needs to buy off on the "beat the peak" method for these ponds, the Mustang Run master plan improvements will need to be constructed before the ponds are constructed, and the invert out from the ponds will need to be at or above the 10-year water surface elevation in Mustang Run. This text is being provided as reference only as to why the noted text needs to be deleted. The Final Drainage Report(s) will need to include the specific details.
