A traditional chair takes on surprising new forms
Inspired by the Bauhaus tradition, the David chair by Busk + Hertzog for apt, $750, is clean and classic in form. The frame is made of matte satin steel, and the seat can be upholstered in felt or tara in 14 colors.
The American Bungalow rocker by Thos. Moser Furniture, $3,150, is crafted in cherry wood with mortise-and-tenon joints. An adjustable backrest and gently curved armrests ensure comfort.

“Rock and stop” is the idea behind the Equilibrium chair by Danko Design Initiative, $512. The sleek rocker is stable when the occupant leans forward but rocks when weight is shifted backward.

A Fire Island beach house rebounds from a bad case of sunblock

the relationship between home and water. You strive for “ocean-tricity”—when the two elements are in perfect harmony—as Scott Bromley and Jerry Caldari, founders of Bromley Caldari Architects in Manhattan, call it. Judging by their renovation of a Fire Island retreat, it’s clear they have mastered this particular yin and yang.
Since spectacular views are a beach house’s bottom line, the two-story wooden structure in Fire Island’s Pines section was a puzzlement: The mid-1960s building had a pedigree—it was designed by Harry Bates (“the fi rst beach house architect,” says Bromley), who turned the traditional layout upside down by putting living rooms on the second fl oor above bedrooms. While his inverted plan’s goal was to provide more access to views, this particular home also featured a solid terrace rail, undersize win-dows and low fascia that separated the in-terior from the Atlantic Ocean.
Despite its eccentric design, the house made a powerful fi rst impression on the owners, life partners from Manhattan with successful Wall Street careers. “When you stood outside the gate, all you saw was this large, understated square structure,” one of the women recalls of her initial glimpse fi ve summers ago. “But when you walked inside, you were hit by a view of the ocean from the breezeway that runs through the center of the house. It’s an amazing balance that brings you to another place immediately.”
Enraptured by this central feature, the couple purchased the three-bedroom prop-erty. Eventually, they were introduced to Bromley, a fellow Fire Island resident who had already updated several other Bates-designed houses in the community. When

the renovation fi nally began, architect and clients were already thinking alike.
“Our primary goal was to remove any vi-sual barriers that separated the homeown-ers from the sea, in addition to repairing the frame and shell from the ravages of the climate,” explains Bromley. To accom-plish this, the deep soffi t overhanging the top fl oor was removed, and bay windows were added in all three bedrooms. The ex-terior was “slipcovered” in clear cedar, with rectangular boards attached by screws that form a ribbon pattern.
Inside needed revamping too, as the women were expecting their fi rst child and wanted the interior to refl ect their new lifestyle. In the master suite upstairs, a narrow bath gives a nod to the Caribbean, with a shower tiled in shades of turquoise and green, and features a picture window overlooking the beach. “If someone’s got a pair of binoculars, God bless ’em,” Bromley says with a laugh.
The original kitchen was boxy and square, leaving little room for a dining table; now it’s been transformed into a sleek galley. The homeowners themselves restained the original knotty pine walls to complement new pine fl oors. A deck upstairs, accessed from the kitchen by new sliding glass doors, has been expanded out toward the ocean by approximately 6 feet.
On the lower level, one of the renovated bedrooms now serves as a home offi ce, complete with a small refrigerator and sink hidden in the closet. A powder room ac-cessed from the other bedroom also fea-tures an outdoor shower.
The homeowners are pleased with the light and space provided by the renovation, and they’ve already begun spending more time there year-round. “We fi nd the house equally enjoyable when it’s blizzarding,” says one.
Their relationship with the architect also has deepened. “When you work with some-one, you never know if you’ll be friends, but we’ve gotten much closer over the years,” she says. “Now Scott often gets to enjoy the house with us.”

“COZY” ISN’T USUALLY THE FIRST ADJECTIVE that springs to mind when you’re talking about a 9,000-square-foot house. But it does describe the home of Jamie and Mark Leiss in Far Hills, New Jersey. Despite a spacious fl oor plan, the abode achieves intimacy and hominess.
That warmth is apparent with one’s fi rst look at the farmhouse-style exterior. And inside, proportion is achieved through the considered use of architectural elements including fi eldstone walls, wide-plank fl oors and bead-board ceilings.
The Leisses wanted a large property in the picturesque Somerset Hills that would provide ample space for themselves and their three children, ages 4, 14 and 15. But they were discouraged by the cavernous proportions of many houses on the market. “A lot of the homes we looked at were big and boxy,” Jamie says. “They had cathedral entryways with

lots of wasted space. We wanted a home big enough for our family but casual.”
Their thoughts kept returning to the 10½-acre Far Hills property, which was impeccably maintained but remained unsold because of the home that stood upon it: a 1954 gray-brick ranch.
“No one wanted to do what had to be done, which was tear it down or renovate it,” Mark says. “We fi nally reached the point where we said, ‘We’ve got to bite the bullet.’”
So they purchased the property and began a $3 million renovation that expanded the structure to six bedrooms and reimagined it as an authentic farmhouse while adding modern amenities that included a large eat-in kitchen, a mudroom and a game room. The
exterior was conceived by PAI Architect of Branchburg and later refi ned by architect Ed O’Brien of Oldwick.
For the interiors, the couple chose to forge ahead by themselves, hiring a friend, Nick Mancini of Miana Properties in Califon, as general contractor. Taking control allowed the forty-somethings to be creative in ways not possible in their day jobs. (Mark is in corporate event production, and Jamie trades European stocks on Wall Street.)
“The inside of the house is so individual because we didn’t have anyone holding our hands,” Jamie explains. “We consulted a lot of different tradespeople, got input from them and found solutions for everything.”
Distressed furniture and matte tones complement
the great room’s expansive stone wall, continuing the
rustic feel. Two custom pony-hair benches fl ank the
fi replace, while a weather vane topped with a horse
fi gure stands above.
The music room features one of the home’s four fi eldstone fi replaces, plus four cushy chairs— perfect for enjoying the sweet tunes from the nearby piano.

Their kitchen designer, Joan Picone of European Country Kitchens in Pittstown, was particularly infl uential. She designed not just the kitchen but also their four fi eldstone and two brick fi replaces. She also assisted with bathroom layouts and cabinet design.
Later in the building process—which took about two and a half years—the Leisses won a room interior design at a silent auction held by their kids’ school. That’s how they met Robin Conners, owner of Martinsville’s Favourite Finds. She helped them conceive a fl oor plan and choose furniture for their outsized family room. “We wanted pieces that would cozy up the room but not steal the show,” she says.
Conners also assisted with other fi nishing details, like picking
window treatments for the master bedroom and tracking down a 500-year-old pitchfork from Ireland that hangs above the kitchen table. “The attention to detail here is unbelievable,” she says. “Everything had to be authentic for them. If they didn’t have a piece of antique furniture, they had it built from wood from an old barn.”
In fact, there are four types of reclaimed wood used throughout the home. The only areas where new wood was used were in the master suite and third-fl oor “tower,” which feature tiger maple fl oors.
“We wouldn’t change a thing that we did,” Mark says. “Since we were so intimately involved with every square inch, we love every square inch.”

TAKING A HOUSE THAT WAS CUSTOM-BUILT for someone else and making it your own is a daunting task—and Pam and Dwaine Kimmet were not about to go it alone. They sought the guid-ance of New York City designer James Rixner, who welcomed the challenge of redoing their 6,700-square-foot Briarcliff Manor home. “They didn’t want the house ripped apart, so we took breathers,” says Rixner, adding that the homeowners, both busy professionals, have hefty work and travel schedules. “They wanted to live a normal life in between.” The entire project took six years to complete.
Inspiration for the renovation came from the Kimmets’ love of French Art Deco design. “I have always been drawn to its clean lines,” Pam explains. The home originally had a “ski-lodge” look—casual furniture arrangements and lots of oak and stone. Rixner transformed it into an elegant, symmetrical, formal space with Art Deco touches throughout.

The designer began by scouring antique shops and fl ipping through yards of fabrics. A palette of creamy neutrals was selected for the main level—after four months of contemplation—to complement the Macassar ebony and rosewood furniture. Draperies in Zhandara silk were chosen to enhance the double-height windows in the living room. The gold-leaf sculpture in the foyer was purchased by the homeowners during a weekend getaway in Philadelphia. When Rixner found the 1920s French chandelier that hangs in the dining room, he immedi-ately called Pam at work. She ran 10 blocks to meet him at Antique Accents in Manhattan—and fought off other customers for the prized piece.
Plain foyer walls were upholstered in fl ub silk, oak fl oors became marble and stray furnishings were replaced with symmetrical pairs. In the end, the Kim-mets got exactly what they asked for. “It’s truly an expression of ourselves,” says Dwaine.
