Commercial Manager – Mixed Use Developer – London - £ Package to attract the best The Company A FTSE 250 listed mixed use development business, responsible for two of the ten largest regeneration schemes in Central London. The project is a residential led mixed use scheme which in total will require in excess of £1.5 Billion worth of investment. It consists of complex multiple stakeholder management and some logistical and technical challenges. The development will be released and subsequently built in multiple phases. The business’ philosophy is based on quality, they do not adopt a "standard product" model and each development is bespoke with unique characteristics. The Role Due to the size and scale of the project, each phase is being run as an independent business unit with a Quasi Managing Director, Construction Director, Commercial Director and Design Director ultimately reporting to the main board. The construction value of this particular phase is in excess of £300 Million, it will consist of 21 high rise residential towers, a hotel, and almost 200,000 sq. ft. of commercial and retail space. The Commercial Manager will be fully accountable for this phase reporting to the Commercial Director. This particular phase is broken down into six £60-80 Million sections, each with a Commercial Lead, and a team of multiple Senior Quantity Surveyor’s, and Project Surveyor’s. The business act as developer and contractor, however they still procure large packages (such as RC and Steel frame) to Principal Contractors and the section Commercial Leaders will appoint and manage the supply chain effectively. The Person The Commercial Manager will have experience working for a large Contracting business on multi-million pound projects, reporting cost plans and commercial activity to blue chip clients. Alternatively, you will have experience working at a Residential Development business leading Commercial activity on a 200+ unit scheme. Whilst some Residential experience is preferable, we will also welcome applications from Commercial Manager’s with relevant “end user” focused project experience, such as Hospitals or Hotels.

Responsible for being the "number one", this person must be comfortable managing large budgets and teams, including an extensive network of external professional teams and trade contractors.

You will be comfortable working in an “operational” environment liaising closely with the construction, and design teams collaboratively.

Working as the client the Commercial Manager will be involved throughout the development and construction cycle. You will oversee the commercial process of the Planning and Design phase at the front end, generate cost plans (amending accordingly), implement procurement strategy and report to the board on all Commercial matters.
