A9. FILLING IN BASEMENT & ANTI-TERMITE TREATMENT: *

Filling in basement shall be done with red earth sand (Up to INR 3200 per lorry load of 3 units) or fly ash

slurry dust. All filling shall be watered and well compacted. Adequate Anti-termite treatment will be done

after basement filling and compaction.

Inside plastering work shall be in cement mortar 1:6, 9 to 12 MM thick. Outside wall plastering work shall

be in cement mortar 1:5, 12 to 15 MM thick.

A22. REINFORCED STEEL:

Fixing steel reinforcement (Conforming to Fe 500) for RCC in all items. Brands: JSW/ DSRM/ EQUIVALENT

shall be used.

A23. CEMENT:

43 graded PPC / OPC of Ramco/ Sankar/ Ultra Tech /Chettinadu / JSW/ Dalmia/ EQUIVALENT shall be used.

A24. SAND:

Good quality crushed White M-sand or Black M-sand (as per availability) shall be used.

A25. BRICKS:

Brickwork will be executed using Good quality Chamber Bricks. Option to upgrade to good quality semi

wire-cut red brick instead of Chamber Bricks @ only Rs.60/- extra per SQ.FT.

A26. JOINERY & ELECTRICAL WORKS:

If BUILDER’S scope of work is limited to “PART- A RATE & SPECIFICATION FOR MAIN BUILDING

STRUCTURAL WORK INCLUDING PLASTERING ” alone & all works mentioned in “PART- B- RATE &

SPECIFICATION FOR MAIN BUILDING FINSHING WORKS” are executed by OWNER themselves, following process shall apply,

(a) To Execute the Joinery works; the entire window frames (with Bars & Rods) and door frames with

adequate clamps should be provided by the OWNER at site. But if the OWNER opts for the same to be

done by BUILDER; then additional charges has to be paid by the OWNER.

(b) Before BUILDER executes the plastering works; all the electrical conduit works must be fulfilled by the

OWNER’s Electrician on time. But if the OWNER opts for the same to be done by BUILDER; then

additional charges has to be paid by the OWNER.

Any delay by OWNER to perform their part in above items (Section A26 (a) & A26 (b)) shall delay project

schedule and the OWNER shall take responsibility for the same.

A27. OWNER’S SCOPE:

The Following works shall be done by OWNER on their own. But if the OWNER opts for the same to be

done by BUILDER; then additional charges shall be paid by the OWNER.

a) Soil Analysis, Building Plan Layout Preparation, 2D / 3D Design, Structural Engineering, Government

Approval, Pre Approvals (Government)- Patta, Vacant Land Tax, etc., EB Power Supply Connection

(Temporary & Permanent), EB Meter Board Tariff Changeover / Location Changeover, EB New 3 Phase

Power Supply Connection, Municipal Water Supply & Drainage Line Connection.

b) Bore well Drilling, Bore well Motor Installation, Temporary Shed Installation (For Material Storage).

c) Watchman appointed by Owner (As Required) for site safety and building curing on full time basis or

as per Owner’s option. d) Sand Filling, Watering & Compression Of Surrounding Areas Outside Proposed Main Building Built Up

Area (i.e. Area Outside The Walls Of The Proposed Main Building) as per OWNER requirements.

e) Construction of all items Outside Proposed Main Building Built Up Area including Compound Wall,

Concrete/ Tiles Flooring Around Building, Compound Gate, Glass Works, SS / MS Handrail Works and

Car Park Sheds.

f) Under Ground Water Tank, Over Head Tank, Septic Tank & Septic Tank Over Flow RR Masonry Well.

g) All Outer Elevation works and Interior Works Including Wardrobes, Modern Kitchen & any other

Aesthetic Shelf Works, False Ceiling Work, etc.,

h) Bore water supply shall be used for Construction purpose provided its quality is adequate for

construction. (If bore water quality is not acceptable, OWNER shall arrange municipal/ river water for

construction).

i) All Electricity bills shall be paid by OWNER during construction duration.

j) OWNER to verify and finalize all 2D layout including Dimension of building, Exact Window and Door

positions prior to finalization of Construction Agreement between OWNER and BUILDER. Any further

change in plan layout by OWNER after initiation of construction work will attract change in

construction price accordingly. OWNER shall agree for the same.

A28. OTHERS:

“PART B: RATE & SPECIFICATION FOR FINISHING WORKS” shall cover the scope of Electrical, Plumbing, Carpentry, Tiles and Painting works. Important Note:* Items A1 to A9 applicable only for Ground Floor
