Why we do what we do!

• We have found a niche in the market place that is underserved by banks and other traditional lending institutions.

• For more then 35 years there is a segment of the real estate investor market that has been ignored by banks and other institutions.

• Most rehabbers fail to use any structure other then, lines of credit to do rehabs, because of the time consuming underwriting procedures that traditional bank loans have and the lengthy underwriting time (Up to 45 days) to clear to close.

• Where do rehabbers get their properties Hud ,Fannie Mae, Freddie Mac, estates, retiring land lords, hedge funds, divorce, real estate agents, short sale, pre-foreclosure, attorneys and any highly motivated seller; just to name a few, provide on going opportunities of properties to purchase at steep discounts. They buy properties that won’t qualify for traditional bank financing.

How Do We Structure A Deal?

1.We determine the qualification of the rehabber or rehabbing company.

2.We analyze the deal using a deal algorithm to determine risk.

3.We offer terms to the rehabber based on the deal calculator.

4.Either RC or the rehabber accepts, rejects or we counter the offer.

5.Wash, rinse and repeat.
