We are proud to welcome you to the second edition of Essenza magazine, a publication created as a reference point for our portfolio of villas and to showcase our valuable partners. During the past 12 months, our magazine has become a source of great inspiration, setting new standards and a benchmark for contemporary architecture, both locally and further afield. We could not have imagined this success just a few years ago when Essenza was born.This issue has been expanded to include a larger portfolio of finished Essenza villas as well as an insight into some of our forthcoming projects currently under construction. We certainly have noticed a strong increase in demand for our turn-key concept and services, resulting in many exciting new projects in the pipeline. We have proudly added even more local and international partners to broaden the range of options for collaborations with our villas.During a visit to Marbella, representatives of ADIA (the invest-ment company coming under the auspices of the Abu Dhabi government) inspected a show house from Essenza’s portfolio, and complimented our services and quality of products. This led to a visit to Abu Dhabi, with the idea of creating potential collaborative agreements with their projects.We are also proud this issue to introduce Eric Kuster, an inter-nationally renowned interior architect, who has partnered with Essenza. As a dynamic company, Essenza has many exciting initiatives for Marbella’s property market revival. Latest figures have shown a substantial increase in property sales in Marbella and its immediate surrounding areas, especially in the luxury market (a trend that we forecast a few years ago), and now we can look forward to increasing and continued demand in the future.Finally, driven by the many requests we have received for remodellings and reforms, we have opened a new office on the Golden Mile in Marbella, specifically focused on renova-tions. This has become a growing trend among those for whom demolition and new builds are not an option.

SAADIYAT CULTURAL DISTRICT: RICH HERITAGEThe eyes of the cultural world are currently focused on develop-ments taking place in the Saadiyat Cultural District which, once completed, will not only be home to icons designed by Pritzker-prize winners but will also feature a retail destination, a promi-nent school and luxurious residences.From a cultural perspective, the Louvre Abu Dhabi, designed by Pritzker-prize winning architect Jean Nouvel, is on track for its completion in 2015. In December 2013, TDIC witnessed the

raising of the first segment of this cultural institution’s iconic dome, the first of 85 pieces to be assembled and lifted on site. Once completed the dome will create the “rain of light” effect. Additionally, the museum has achieved several on-the-ground construction milestones, such as the “waterproofing” of its base-ment levels, whereby a double-layer waterproofing membrane is installed below the foundation slab areas. Meanwhile, construction on the Zayed National Museum, de-signed by the Pritzker-prize winning firm Foster + Partners, un-der the direction of Lord Norman Foster, and the Guggenheim Abu Dhabi, designed by Pritzker-prize winning architect Frank Gehry, is expected to begin in 2014 once TDIC announces the appointed contractors.Slated for completion in 2016, the Zayed National Museum fea-tures four towers reminiscent of the tips of falcon feathers. A trib-ute to the late founder and president of the UAE, Sheikh Zayed bin Sultan Al Nahyan, the museum will showcase Sheikh Zayed’s story and the lasting influence of his reforms with permanent gal-lery displays as well as a dynamic special exhibition programmes, some of which will be located within its landscaped gardens. The third museum to be featured in the Cultural District, the Guggenheim Abu Dhabi, is expected to open in 2017. A tran-snational museum dedicated to contemporary art and culture, its permanent collection will feature pieces from the 1960s to the present day. Among its striking architectural elements are its distinctive cones that were inspired by the region’s ancient wind-towers, which both ventilate and shade the exterior courtyards in a fitting blend of Arabian tradition and modern design. However, Abu Dhabi art lovers need not wait for these museums to come online in order to enjoy rich art and culture events. Since

its launch in 2009, Manarat Al Saadiyat, a purpose-built art and culture centre with multiple gallery spaces, has hosted art exhibi-tions organised by the Abu Dhabi Tourism and Culture Authority (TCA Abu Dhabi) with collections from around the world, provid-ing visitors with a taste of the Saadiyat Cultural District museums programme and developing awareness and understanding of the wide range of art and culture that will be on offer. Alongside it stands the UAE Pavilion, which was originally designed by Fos-ter + Partners for the World Expo 2010 Shanghai. Since 2011, it has been one of the distinctive venues for the annual Abu Dhabi Art fair. Visitors to the Cultural District will also be able to enjoy over 168,000 square metres of luxurious retail experiences once The District opens. A joint venture project developed by TDIC and L Real Estate (LRE), a global real estate development and invest-ment fund sponsored by LVMH, The District, located between the island’s three iconic museums, will feature four distinctive zones that comprise indoor-outdoor venues offering shopping and dining, and an impressive array of prestigious retail and de-signer icons.Furthermore, the Cultural District will also be the location of Cranleigh Abu Dhabi, the sister campus of the prestigious Cran-leigh School, one of the leading UK independent schools that was founded in 1865. Cranleigh Abu Dhabi will open its doors in September 2014 and has already begun accepting applications for the academic years Foundation Stage 1 to Year 9. It is be-ing built over seven hectares of land and is destined to become one of the largest school campuses in the capital, boasting open green spaces, extensive landscaping, and co-educational facili-ties comprising separate Junior and Senior schools, with each

housing its own classrooms, faculty offices, administration of-fices, dining hall, library and much more. Once Cranleigh Abu Dhabi fully opens, it will be able to accommodate more than 1,600 pupils, aged from three to 18 years. Moreover, the school will be the first in the Emirate to offer boarding facilities, which include purpose-built houses – separate for males and females – for full-boarding as well as individualised day and weekly board-ing options.

SAADIYAT MARINA: CUTTING-EDGE SOPHISTICATIONLocated on the island’s south-west coast, Saadiyat Marina District will be a vibrant community that represents the ultimate “work-live-play” environment. Residents can enjoy a cosmopolitan ur-ban lifestyle featuring colourful cafes, world-class hotels and a 1,000-berth marina, while enjoying stunning waterfront views. Meanwhile, businesses will have the advantage of the state-of-the-art facilities available in this sophisticated district. In addition, the community will also be home to the New York University Abu Dhabi (NYUAD), which is scheduled to open later this year. Dream SettingAt Essenza Living we are often tasked with locating a plot to build a new dream villa, but it’s not that simple. To explain why, here is some background information…Marbella municipality is divided roughly into three main areas: east, central and west. These are the most sought after areas among our clientele, generally with a focus on consolidated resi-dential areas, developed over the last 40 years. The coastal areas are 95 per cent built and have very little land available for development. Any available plots are often not for sale, because they are owned and left for generations as land banking or perhaps because the land has building limitations.Favoured urbanisations such as the popular Nueva Andalucía, La Quinta, Nagüeles, Sierra Blanca, Camojan, El Rosario, Elviria and Las Chapas are all well established and 80 to 90 per cent built. Some urban land is left, but very often with limitations such

as protected trees, steep inclines, lack of views, town planning issues, etc. In other cases, the land might be substantially over-priced as the location is unique. In these situations the plots fail to comply with our or our clients’ criteria. There is no indication (at the time of going to press) that Mar-bella will open up options for new land in the current PGOU (town plan) in the foreseeable future, especially not for exclusive residential villas. Therefore, we are forced either to look in other less-developed areas, such as Benahavís, Altos Los Monteros, Estepona or Mi-jas, to meet our standards in terms of building volume, views and possible acquisition price or to focus on the purchase of houses, often built in the seventies and eighties, that are selling at land value or an acceptable premium if the location and/or views permit this.

How to find the right plot

These houses can be demolished and redeveloped, but villas built in the last 10 to 20 years usually don’t offer this possibil-ity. These villas have been built expensively, and cannot be pur-chased at land value. Considering existing villas for a major modernisation, or cos-metic re-styling, can be difficult, depending on the layout, style, characteristics, etc. Here comes the difficult and challenging part for Essenza Living. How do we find a refreshing, up-to-date design while respecting the footprint and façades, control budget, etc.? This is the key to what differentiates us from many colleagues in the market: we understand this challenge, and our creativity, knowledge and ac-cess to great new materials set us apart. Our advice is to find a suitable plot or property in the market, consulting a respectable, professional agent. We at Essenza Liv-ing also have this knowledge and experience. Prior to a possible purchase, always consult an architect and lawyer for any poten-tial legal and town planning issues. If necessary, a technical architect can also give you an indication of the required investment to make the desired changes. Often this is highly underestimated, i.e. the possible (hidden) costs in-volved in making the changes. A detailed report beforehand is critical.

The same applies for plots. The price might seem attractive, but you need to include all extra expenses to make a plot buildable to your and our standards, such as flattening, retaining walls, ex-cavations, electricity supply, sewage connections, water supply, etc. Make sure there are no potential issues with the authorities (costal, water, etc.) Lastly, ensure that all is compliant with the new PGOU.

The Design Process

Carlos Lamas explains…Points to consider before the preliminary sketches are made:Personal wishes and requirements of the client. Modern – to what degree? Or a blend with Mediterranean influences? How to distribute the required floor space, required layouts, etc. Set clear objectives in line with expectations. What is feasible, both financially and structurally? Sometimes a major reform could cost as much, or almost as much, as building a complete new house. However, a new build gives you much more freedom with design and layout.Is it upgrading existing installations, materials and façades, or leaving just the shell and rebuilding the entire house?

Are there any limitations regarding maximum building volume, community regulations (if any) and planning regulations, or po-tential issues with entities such as those overseeing water supply, archaeological aspects or the coastline (if frontline beach). What is the current status of the legal parameters. Are there any urban planning issues that need to be addressed, especially with properties between 10 and 30 years old? The new PGOU (town plan) of 2010 has very clear guidelines. Major renovation work and reforms need to comply fully with the new regulations. In many cases this results in partial demolitions of existing buildings before you can start.

A personal introduction from the architectDesigning a new villa or reforming an existing house might seem to be an easy and straight-forward process. In reality, however, it is extremely complex and difficult, especially maintain-ing the modern lines for which Essenza is so well known.

Each property is different; therefore we always advise you to re-quest an “urbanistic” report from your architect. Are there any (protected) trees that affect an extension, or a view? All greenery is protected in Marbella, so this requires care-ful consideration.

Then the design process starts…What is the existing height of the ceilings?What is the existing structure and foundation like? Can it be utilised? Does it need to be modified (and at what cost) to increase the living area, open up a kitchen area or increase ceiling heights, etc. Is the electricity and plumbing up to date? Air-conditioning installation, UFH, lightning…?Is a domotics system (home automation) desired to control, for example, your music, lightning, security, heating, air-con, etc.? What about the windows? Floor tiles? Are the bathrooms large enough?

Marbella’s property market lived up to its growth expectations in 2013 and it seems likely that the positive trends will continue over the forthcoming year.One of the main contributing factors to this continued upturn in the market is the increasing diversity of international buyers, from whom new trend-setting demands are emerging. Over the last year we have seen the Dutch, Russians and Scan-dinavians continue to be an important force, together with a clear resurgence of traditional markets such as the Germans and British, and a strong increase in sales to French and Belgian clients. Marbella’s solid investment climate and the new Spanish resi-dency laws are attracting a larger wave of global buyers and in-vestors from emerging economies from eastern Europe to Mo-rocco, the Americas and Asia, predominantly China. As Patrick van Dam, founding partner of Essenza Living, notes, “Although Marbella has been one of Europe’s top holiday destinations for

over 20 years, it appears that an increasing number of visitors previously staying in hotels or rented villas are now choosing to buy their own properties here – as a holiday or second home – and many are actually choosing to relocate to take advan-tage of the climate, the international schools, and the safe and healthy environment for bringing up children.”

What’s more, they have to be energy-efficient as well.“Most of our clients are very well travelled, so they are used to a modern international style in boutique hotels and homes, and expect the same standard here,” says Patrick. “Naturally there is scope to adapt the styling to the local setting, but modern contemporary architecture is very much what people are after now.” This extends to the internal décor and distribution as well, where clean, open-plan layouts, full-length windows and tall ceilings create the fresh, spacious environments characterised by light and views that are so in vogue right now.Currently desired areas are Camojan, Los Monteros, Guadalmi-na, Nueva Andalucía, Marbesa and the Golden Mile. Obtaining Planning Permission in MarbellaAlthough the purchase of a property in Spain is a straightforward and transparent transaction, the process of obtaining planning permission – both for new construction and renovations – can be rather more complicated. What’s more, there are no all-encompassing national laws, as each autonomous region qualifies the parameters according to its own planning directives. The applicable planning guide, or PGOU (Plan General de Ordenación Urbanistica), in our re-gion therefore is that of the Región Autónomo de Andalucía, and even it can be subject to further local regulations, so it is important to work with an architect and team with local knowl-edge and experience.We are often asked to source or inspect land or properties on behalf of clients wanting to build a new property or renovate an existing one. From the client’s perspective the most impor-

tant factor is quite naturally the location, in terms of its views, orientation, the attractiveness of its surroundings and easy ac-cess to services. Different people have different preferences, and so we will be asked to look at rustic hillside locations and seaside settings, but also in conventional residential areas close to golf courses, schools and shopping facilities.While sourcing the desired property/plot in the ideal loca-tion we also look at it from another, more technical perspec-tive aimed at filtering suitable candidates from a construc-tion point of view. Our experience in this field allows us not only to assess the economic viability of the project, to see if it falls within the established budget once the purchase cost, construction and dressing of the home have been taken into account, but in the first instance to see if it fulfils the require-ments for construction.

While we analyse construction-related issues such as gradient, soil type, drainage, access and technical infrastructure – and in the case of renovation the cost of rebuilding – we also check up on planning issues. After all, if you’re not allowed to build, or are very limited in what you can do or change in a particular location, it will likely eliminate itself as an option there and then.The first step in this is to ascertain the planning status of the zone that the plot forms part of, and ensure that it falls within a resi-dential area where homes can be constructed. Next we request the specific planning directives relating to the area to obtain a full list of details, including the ratio of permissible construction to plot size, limits on vertical height, how close you can build to the perimeter of the land and yet more detailed requirements such as the topographical plan regarding access, garages, drive-ways, terracing, pools and how technical services such as waste, water and electricity will link into the grid system.In private communities such as La Zagaleta there may also be aesthetic rules limiting the range of architectural styles and materials that can be used. Few of us expect to be building an oriental-style pagoda, but you don’t want to be faced with unex-pected restrictions that will force you to change your plans after the fact.

SPECIALIST EXPERTISE

The process of obtaining information regarding the planning di-rectives is just the first step towards getting planning permission for your new-build or renovated property. Once you know what the rules are concerning the land or home you have in mind, and know what can be done on it, you will be able to make an informed decision and draw up your design plans accordingly. The architect’s plans, once finalised and signed off by the cli-ent, will then have to be presented to the town hall’s planning department, initially to be signed off for technical approval by a technical architect to ensure they are structurally sound and con-form with the overall building criteria. The next step is to submit the plans for actual planning permission, and now both the plans themselves, the construction/renovation project in concept, the land/property and their impact on the surroundings will be as-sessed and held up against the requirements set out in the local PGOU.Some adjustments and alterations to the plans may be required, but a successful application will result in the project being grant-ed a building permit. In environmentally sensitive spots the proc-ess can be drawn out further by additional analysis and consulta-tion with ecological experts, river departments, archaeological

departments or infrastructural authorities, though such cases will very much be the exception, not the rule. The overall proc-ess sounds pretty straightforward and, indeed, there are foreign buyers inexperienced in the building process who have taken it to completion, but usually they will be the first to tell you, “Never again. Next time I’m having a professional take care of it all for me.”The main reason for this is the requirement not just of speaking the language fluently, but also of being intimately acquainted with the rather complicated legal, technical and architectural jargon as well. In addition to being professionally at home with topics relating to architecture, engineering, construction, plan-ning, accounting and law you also have to know how to deal with the local authorities in such a way to make the process as quick and fluent as possible. As people who deal with these is-sues on a regular basis and have long-standing contact with all the professionals and agencies involved, we are in a position to ensure it is exactly that.

Building in MarbellaWhile a lot of people might still associate Spanish – and in par-ticular Andalucian – construction with white-plastered walls and terracotta tiles, the reality is that over the past 10 years the proc-esses and materials used have been modernised and improved greatly. These days Spanish construction has evolved right up to the build standards common in other parts of Europe and, when it comes to bathrooms, terraces and pool areas, it has retained its traditional Mediterranean advantage in terms of quality, lux-ury and styling.Quality control, however, remains as important as ever, and to-day consumers are better protected as Spanish regulations have come into line with the rest of western Europe in defining the roles and responsibilities of the various parties involved in the construction of a property. These naturally include the construc-tion firms, specialist technicians and suppliers of building mate-rials, but also professionals such as architects and commercial entities like the promoters. Such clearly defined roles and quality, against which each of the above are expected to work, not only makes the entire process

more transparent but also easier for those buying or building their home to redress possible complaints.

BASIC OVERVIEWYou are free to play as big or as small a role in the design of your home as you wish, and the more experienced homeowners will sometimes come up with many of the ideas themselves, but ultimately you will need a qualified, registered architect to put these plans on paper and convert design concepts into technical drawings that form the blueprint for subsequent construction.For this reason the Spanish law requires homebuilders to ap-point an official architect, who is a member of the College of Architects, to draw up the plans according to the prevailing plan-ning directives, technical standards and operational procedures imposed upon all professionals involved in the building process. This design project is then submitted for review of compliance to the local planning authorities and will have to be signed off by their resident technical architect before a building licence is granted and it progresses to the status of a building project.

The on-site construction process itself falls under the technical su-pervision of the Direccion Facultativa, a professional team made up of the architect and a quantity surveyor, or aparejador. The construction company contracted to do the building will have to work under the supervision of these professionals, with the design architect ensuring that the building is made according to the origi-nal designs and the terms of the licence granted by the planning authority, while the technical architect (aparejador) ensures that the technical specifications are adhered to as well. Commercial developers of real estate, known in Spain as pro-moters (promotores), are under legal obligation to take out an insurance policy on the project that covers the structure and its technical components for a minimum of 10 years from the moment of completion. This insurance covers potential repairs, large or small, as well as possible reparations made to homebuy-ers in the event of failures or problems caused by faulty construc-tion or technical standards.

CHOICE OF BUILDERWho you choose to build your home is, of course, of prime im-portance. In most cases the decision will be taken either by the private owner or by the project management team of a commer-cial promoter, who will invite different builders to tender for the work and measure price against quality and reputation before selecting the construction firm they believe offers the best com-bination of these factors.Decisions of this kind involve a complex assessment that also has to take into account quantity surveying of the costs, quantities and quality of the materials and technical systems required in the construction of the property. It is so important to maintain a high energy level and passion. Our technicians are trained every year to be the best spa technicians!

What is your vision for the company and tell us more about your passions?Our vision is to maintain our market leader position as a spa dealer on the Costa del Sol by developing our collaboration network, to be more present in local areas. In Denmark you spend most of your time indoor, and the homes are cosy and perfect for all seasons of the year. You live inside the houses, you invite friends over and you are proud to show your home to friends and family. Our home here in Spain is also perfect for all seasons. We enjoy our pool in the summer, our lounge and living room in the winter – and our spa all year around.

Our constructions do not require constant maintenance after they have been built. In terms of structural protection against fire, a fire-retardant cloth, capable of resisting temperatures great-er than 500 degrees centigrade, is woven continually through the thatch, acting as a firewall to protect your structure. ants for natural materials. What are your thoughts about modern architecture in Mar-bella, and how are you involved?Due to its current location and position, our city’s architecture has been developed in the style of a Mediterranean town or villas. Consequently, Aluminios del Sur and EVOLUTY have adapted to and specialised in these kinds of projects, which has allowed us to achieve a leading position in this sector in Málaga, and par-ticularly in Marbella. We have brought together our ideas with those of architects and clients in order to create truly astonishing

projects and realities. This has resulted in continual demand for our services for the construction of unique projects, as Aluminios del Sur has the capacity to offer and carry out any architectural requirement or request. How do you see the future of modern architecture (particu-larly in Marbella)?The future of architecture has no limits or horizons: it is an inex-haustible source, like imagination and poetry. Architecture has had a past, has a present and will have a long future. It is a fact that there are brilliant professionals in our city creating truly stun-ning projects. You only have to walk through any urbanisation in Marbella and be left dazzled by the diverse landscape, albeit always in perfect harmony with the surroundings. What does a home represent to you?If we look up the word “home” in any dictionary it means and has a relationship with such words as the Latin “fucus” meaning “fire” (I would also add “warmth”) and the Greek word, “fos” meaning “shine” (or “light”). For me, my home is the place where I always want to go back to.In addition to the setting, architecture, décor and all the materi-als that surround and comprise a home, it is where we return and re-discover ourselves each day with our family. So the status of a home is what is provided by the people who live there.

How would you summarise the market at present and how you fit into this market?The current market is very difficult, bearing in mind the overall economic situation. In general, sales of our kinds of products are mainly to the Russian market and clients from the Nordic coun-tries, as well as the Arab market, not to mention Britons and the rest of Europe – they have always sustained our local economy. We mostly cater for the top end of the market, those with high spending power, and they demand exceptional quality, design and exclusivity. We fit into that market perfectly, as our services and products are aimed specifically at that kind of market: it’s very familiar territory. To that end, in spite of the delicate situation society is going through at the moment, our company has made a strong com-mitment to the future. What is your vision for the company and tell us more about your passions?Román Clavero Windows & Doors is a company with a sound fu-ture, and our priorities are to improve from day to day and to position ourselves as a market leader in Spain, while expanding our frontiers and promoting our products outside our borders, with exports to other countries. Our passion is wood. We make products using other materials, such as aluminium and bronze,

but always ensuring wood remains the main protagonist. And, of course, our main passion is our clients.

What are your thoughts about modern architecture in Marbel-la and how are you involved?In recent years we have been witnessing a change in trends. Pre-viously it was very rare to see projects that were different from the Costa del Sol’s traditional architecture: that is, Andalucian or rustic style – grilles, windows and doors with shutters, staves, nails, etc. Only occasionally did a “different” – more modern – project emerge. Few of us knew then that they were just the first ones to be following a trend towards “cubic”, architecture: flat roofs and ceilings, straight lines, aluminium-wood windows, pure and refined lines – simple homes with modular designs. Now this has become the current trend, and it’s no longer strange to see these

kinds of projects. Our company has been able to adapt to this style with such new products as our 0 Line, passageway doors up to three metres high, made without cover plates or flashing, and with frames level with the wall and hidden hinges; aluminium-wood windows, our IV-88 Mira and IV-88 Mira Therm Series; and finger-jointed entrance doors.

How do you see the future of modern architecture (particularly in Marbella)?Our personal opinion is that we are going to see two diametri-cally opposed architectural styles. In accordance with the current market there will be projects featuring “cubic” architecture, and we will probably start to see neo-classical and neo-baroque. It’s already the trend in interior decoration and we wouldn’t be sur-prised soon to see projects for houses with large Greek-style col-umns – and consequently that style will also find its way into car-pentry. It is important to offer personalised architectural projects and, to that end, also provide completely adaptable carpentry services, not just aesthetically (shape, varnishes and ironwork) but also technically, with constructive solutions for any difficulties that might arise in a specific project. These kinds of projects that are being undertaken now, and in the future, are a long way from the

carpentry products produced to scale, and at low cost, for major apartment and house developments built in Marbella in previous years – before the current crisis.

What does a “home” represent to you?An extension of the personal nature and manner of those living there…. a comfortable place that invites you to live in it.

What were the company’s beginnings?I am Danish and started out working in kitchens with my fa-ther until I met my Spanish counterpart, Juan Antonio García Ramírez, in 1989, when Danespan was formed. Having a Scan-dinavian-Spanish partnership is a great advantage as we open up our market. We have been in this shop for 18 years and are very happy here.

What are the basic principles behind the company?Service, service and service, which in turn means quality, qual-ity, quality. Our aim is to always give the best to the client, and myself and Juan Antonio both have the same mindset when it comes to this. We are always happy and joking but we are extremely strict on timing. I believe we give a perfect serv-ice right from the start, offering advice and drawings with no

pressure to buy. If they sign up, we have clients for a lifetime. We have clients that may call us after 20 years because they have a broken hinge or something, so we pop by and change them – which we do happily at no cost. We pride ourselves on after sales service.

How would you summarise the market at present and how you fit into this market?We used to be in the mass market but I think now we are more positioned within the mid to high-range market. The market is tough because everyone says that Spain is in a crisis, so every-one talks about discounts, but this doesn’t matter because peo-ple come to us because they’ve been recommended by friends with an intention to buy. We know we have to find a balance be-tween quality and price and we usually get there in the end. We cut down our costs six years ago so that we could be more com-

petitive but without compromising on quality. We have clients from Holland, Belgium, Scandinavia and Russia and we are now noticing that more British are coming back due to the pound getting stronger again.

What are the inspirations and influences behind your work?We go to all the important fairs in Germany and Italy but I must admit a lot of my inspiration comes from my clients. As our clientele come from all over the world, they bring ideas that you’d never have even thought about, which is fantastic for me. I have clients from China, Scandinavia and Russia, to Australia, so they all have different tastes. From a technical point of view I get a lot of ideas from the fairs, but from a design point of view I learn a lot from my clients as they are very knowledgeable and informed and generally know what they want.

What is your vision for the company and tell us more about your passions?We started out as a small company and then we grew quite large, with many sales staff, until 2007 when we completed a project and I was really unhappy. I liked the contact with clients and felt we had become too big and impersonal. I prefer to know the clients’ stories, know their faces and what they want.

What are your thoughts about modern architecture in Mar-bella and how are you involved?Clients are becoming younger, their tastes are more minimal-ist and the market is moving towards modern kitchens. People are fed up with pillars and coving and want cleaner lines. Ital-ian kitchens are becoming very popular as they are the most modern.

How do you see the future of modern architecture (particu-larly in Marbella)?I see a big future in modern architecture, especially in the next four to six years, because modern architecture brings the price down and creates more light and window space.

It is a very northern European influence actually. Spain has to change its mentality. I have carried out several projects with modern architect Carlos Lamas, who I consider to be very progressive and a perfectionist.

What does a “home” represent to you?I’m married with three daughters so the home is where I would like to spend more time. It is the frame of my whole life, where I am together with my family and friends, where I can really show a part of my personality. As a foreigner in Spain, I feel that my home is even more important.

What is your vision for the company and tell us more about your passions?We are professionals in innovation and design. We feel that in-novation is the first step to move from dream to reality. Tensile structures have long been a fascination for us, as they combine lightweight construction with spectacular design. Being innova-tors in the field of shade and design we can’t wait for the next thing, which are tensile solar shades – shades with photovoltaic elements that will give shade and provide “green” power. Tensile Solar comprises weather-proof and structurally reinforced photovoltaic modules that act almost like a fabric that cannot only protect but also – for example – power your car. Providing

an all-round shade solution for our clients, these shades are one of the innovations we are particularly looking forward to.

Does your product suit existing buildings or newly built ones?Both really. We can create a smashing design awning for an ex-isting building. But of course we have fewer restrictions in de-sign if we are asked during the early stage of building. It is best if you ask your architect to integrate the awning in the original plan.

What does a ¨home¨ represent to you?For some it is a place to shelter, to get away from the daily im-pulses. For me it is a place that reflects my personality, designed to welcome family and friends, inspirational, a place to enjoy.

We like to develop interiors with a functional edge, without overlooking comfort. It is important to be aware that projects should be done for and by the occupants themselves. How do you see the future of modern architecture (particu-larly in Marbella)?Fantastic… Decoration and design are breaking the traditional mould. But this break is not final and complete, because even lovers of traditional architecture are blending and incorporat-

ing elements of the most innovative architecture in spaces de-signed and conceived from a more traditional perspective.Today it is the style most in demand, not only by existing own-ers in the area who carry out these kinds of changes but also by new owners who don’t have the option of buying a virgin plot of land and building from zero and who therefore are unable to choose such factors as location, orientation, views and layout of the property. In addition, there is a group of potential buy-ers who don’t place such importance on proximity to the town centre. For them, there is still a large variety of plots in the area and the possibility of building a home in accordance with the surroundings. Ensuring “excellence” is extremely important for us, both prod-uct and finished installation. We don’t like to talk about crisis because there are moments of opportunity in all different situa-tions, so you have to adapt yourself to the times.

What is your vision for the company and tell us more about your passions?The company is already well consolidated and we don’t have any plans to expand further but we will continue to upgrade our installations, with maximum innovation and improvements to ensure our clients always have access to the latest trends. It is important to grow within your own sphere. That is the main chal-lenge the company has had over the past six years, positioning itself in a prime position in the market. What are your thoughts about modern architecture in Mar-bella and how are you involved?Our challenge is always to have the right product that fits in with a specific architectural project. Fifteen or so years ago it was

all about more traditional, or classical, villas, but now that has changed. Homes are much more modern, more open and light-er, so the products used inside have also changed. We have worked on expanding our range of products for high-end homes with saunas, steam baths, thermal showers, chromo-therapy and aromatherapy – i.e. the home spa for private use – all of which can be adapted for use with home automation. Last year this product didn’t exist in the market – a shower that can be connected to home automation systems - but we took on a very exclusive product from Dornbracht, one of only three distribu-tors in Spain (Mallorca, Barcelona and Puya for southern Spain). We believe that these products – spas for high-end homes – are very important in this sector. This is a cutting-edge innovation at an international level. Ambience Tuning Technique (ATT) com-prises three pre-programmed shower systems, depending on the hour of the day. With this balancing system, the shower unit changes frequencies for rhythm, volume of flow and tempera-ture, to achieve a state of wellbeing. Supplying these kinds of products – one other particularly interesting novelty last year was a horizontal ATT unit – is truly what makes us stand out from other similar companies.

What does a “home” represent to you?We believe that the bathroom is the most important place in a home. When you go into a hotel room what is the first thing you check out? The bed and the bathroom. If you find a great bed and a superb bathroom, you don’t look at anything else. In fact, it doesn’t even matter. So in your own home it’s the same. You decorate a home and the first thing you show a client is the bathroom.The bathroom is a place to find yourself, your spirituality, and part of that spirituality is contact with the most important thing in nature, water. What were the company’s beginnings?Malen Horton and I founded Illusion in 2006. After eight years working for other businesses in the industry, in Spain and over-seas, I decided to join up with Malen, who came from a com-pletely different sector. We set up the headquarters in San Pedro de Alcántara, in the same premises we have now, incorporating the adjacent premises two years later. We see this as a key stra-tegic area with a significant concentration of service-orientated businesses involved in the design and construction of quality homes.

What are the basic principles behind the company?Personal attention and a firm commitment to clients have been our foundations right from the start. We have also taken very much into account the need for continual improvement and an ongoing learning process, in order to keep offering an even bet-ter service to our clients. What is your vision for the company and tell us more about your passions?We always see Illusion as being a long-term project. It is also a place that has to fulfil all their needs, and of course these requirements vary depending on the occupants or location. It has to be pleasant, comfortable, functional and safe. When was your company set up and by whom? The firm was founded by interior designer Pedro Peña Barra-gan 30 years ago. Since then, a constant search for beauty and harmony has guided his steps. What are the basic principles behind the company? How would you summarise the market at present and how you fit into this market?I believe the market that is beginning to reach Marbella is very Bulthaup. What I mean to say by this is that there is starting to be a demand for modern architecture and in Mar-bella at the moment there isn’t much of a market for mod-ern homes, so a company that has been faithful to a mod-ern ideal for the past 60 years will fit perfectly into this new market model. I remember the first five years with Bulthaup, when selling a kitchen featuring modern lines wasn’t easy. Now, however, people are starting to identify much more with modern styles, perhaps because clients have changed and the average age of our clients has become lower, on the

one hand, and because the market was definitely saturated. Fifty per cent of our projects are renovations: architects who transform a classically designed house into a modern or con-temporary home.

What are the inspirations and influences behind your work?There are several influences. The first source of inspiration is Marbella itself, and what that entails. We work in an area with an enormous number of nationalities, mixes, different languages, our climate… In addition, clients provide us with a great deal of inspi-ration: many know exactly what they want and we learn a lot from them. They also take us back to their own countries to carry out work, and that is extremely enriching. Bulthaup is another impor

tant source of inspiration. Every year we have to complete a series of training courses, from the installer to every member of the team. We also attend all the main fairs, including Milan and Cologne.

What is your vision for the company and tell us more about your passions?Our vision is to have continuous growth over the next few years, for the reasons I outlined before. The current situation is delicate but we are fortunate because up till now we have always found clients for our products. In Germany, they tell us that Bulthaup is a very fair product, and this is true when you compare the product that you buy with the price you pay for it. Quality, finish, technology, craftsmanship…

Tell us more about your involvement with modern architec-ture in Marbella…We work with various architects in Marbella, and they all, in one way or another, identify with Bulthaup, so we have a very fluid di-alogue with modern architecture in Marbella through them. We now have a department run by an architect which is exclusively for dealing with architects and providing the advice and support they need with their different projects.

How do you see the future of modern architecture (particu-larly in Marbella)?As I mentioned before, we see a very bright future in the coming years for this kind architecture. There aren’t all that many archi-tects who have dedicated themselves to modern architecture on a permanent basis. However, those who have done so for several years now are the ones who have most work. Carlos Lamas is one of them, in my humble opinion.

What does a “home” represent to you?The key place where you try to express your dreams. That represents all your ideas.Your personal refuge, place of rest, enjoyment.Home sweet home.

What are the basic principles behind the company?Gunni & Trentino has become an international interior design company with more than 40 years of experience, offering the best quality products and very personalised interior design projects. One of our main advantages is that we can save plenty of time for clients, as we undertake the whole interior design project, supplying a complete range of products for the project (kitchens, bathrooms, floors, wardrobes, furniture…).

How would you summarise the market at present and how you fit into this market?We are still committed to the top international brands, but we have worked hard to obtain the best prices possible from our suppliers and factories so that we can still maintain a high stand-

ard of service and products at a competitive price. During this period, we have expanded internationally in order to survive the economic crisis in Spain and we now have offices in Spain, Mi-ami, Mexico, Columbia, Morocco and Kuwait. Nowadays, I can definitely say that the times are improving, and the whole mar-ket is regaining confidence.

What are the inspirations and influences behind your work?We always go to the Milan and Paris fairs. They are our main fairs: 80 per cent of our providers are Italian as we believe they are pioneers, but we travel a lot to have the latest and most innovative products. We are best known for our contemporary style but we have clients from all over the world so we must cater for all tastes.

What is your vision for the company and tell us more about your passions?We used to have individual showrooms for kitchens, bathrooms, floorings and furniture, but since the merger with Trentino we have brought all of the concepts together into a “one-stop” showroom. Over the last five years we have started our interna-tional expansion and aim to continue doing so. Another positive move forward for us is that we are now also manufacturing our own products – our own Gunni & Trentino kitchens, bathrooms, furniture, wardrobes and special products, which we design to the highest quality standards.

What are your thoughts about modern architecture in Mar-bella and how are you involved?Marbella has always been a place where Mediterranean-style houses have been constructed but now 80 per cent of our cli-ents and investors are moving towards more contemporary and designer houses. There are not many contemporary houses here in Marbella but I feel that we should embrace modern architecture more, since the demand for this type of architecture has increased recently. At Gunni & Trentino, we are always offering the latest trends

in new marbles, wood floors, materials and furniture, which adapts very well to the increasingly popular contemporary-style houses.

How do you see the future of modern architecture (particu-larly in Marbella)?I see a great future. People are buying plots with old houses, de-molishing them and totally rebuilding them. Kitchens and bathrooms have taken on more importance in the home and will continue to do so. Materials in contemporary homes have improved dramatically and it becomes really important in order to finish a house’s specifi-cations. Ceramics can now imitate other materials such as wood or cement, giving many new possibilities for the modern home. Wood is not ideal in a bathroom or on a terrace due to issues with humid-ity and heat, but now you can use ceramics that take on the look of wood and are completely durable. We still have many clients who be-lieve stone and mosaic is a superb material, so we are always renew-ing our collections as much as possible, in order to be completely up to date. As well as ceramics, there are lots of other new materials out there now which are made up of a combination of materials such as wood with resin. For a terrace decking, these new materials are long-lasting and very versatile, since they don’t need any maintenance.

What does a “home” represent to you?The current way of living has changed. The home is where peo-ple unite and relax. The kitchen is not only the place where peo-ple cook: it is also the place where the family actually live, and it has therefore taken on more importance in the home. How would you qualify Atlas?It is essentially a construction company, but in reality much more than that. We have complimentary divisions that togeth-er provide a very comprehensive range of property services, which make it possible for clients to deal with one company and have everything coordinated from the beginning. This greater synchronisation and efficiency not only saves time and money, but it also leads to better designs on a technical, prac-tical and aesthetic level. Integrating the development of a villa or similar project in this way simply makes a lot of sense.

In addition to construction, what does Atlas specialise in?If you regard the construction company as the central part of the group, which also includes architectural and engineer-

ing elements, then we have additional divisions specialised in landscaping, swimming pools and interior design. This enables us to provide a turnkey development service that be-gins with the concept, the architectural design and technical drawings, runs through the construction process and on to landscaping and the creation of the swimming pool and other water features right to the final dressing and decorating of the property. And beyond, because our service needn’t end when the property is delivered to its owner.

So your philosophy is providing an integrated service?Yes, we’ve never had the approach of a builder who works in isolation, receives his money and disappears. Naturally our different divisions operate independently and our services are

Atlas has earned a name as a pioneer in build quality and introducing new technologies. Is this an important part of your approach?We have worked on projects in a variety of styles, but to be honest our own inclination is towards homes with a clean, attractive modern design that use the latest materials and

technologies to achieve greater efficiencies and offer great-er comfort and enjoyment. So when we travel the world to source materials and technical solutions we select them on their ability to satisfy practical, visual and quality of life cri-teria. Our homes are pretty high-tech, but all the technology employed is aimed at lowering maintenance costs, reducing dependence on columns whilst enhancing structural strength, and creating homes that offer the last word in comforts and amenities. I think it is important to bring these new techniques to Marbella, to make the most of the new interest in con-temporary design and technology, and to also ensure that we begin to develop in a more sustainable, environmentally friendly way.

What do you think about the latest trend towards modern design in Marbella?Given our liking of clean, elegant modern styles and the kind of homes they produce we are naturally very excited about this trend. However, you can make any style look either good or bad, depending on your level of professionalism and ex-pertise, so we work only with the best architects, and insist that they liaise closely with our technical director. The latter, in turn, also liaises closely with our commercial director, so that all the departments work in synch. Modern homes offer greater freedom of creativity, but also greater freedom to get it wrong, so it is all about getting the proportions, details and interpretation of modern architectural designs right. After all, we are not creating an art project but a home for people to live in.

What is a home to you?A place where you can come to after a hard day’s work and relax, be yourself and be surrounded by your family. You must feel comfortable, safe and cherished in it, and this is exactly what we try to achieve when we create luxury villas for our clients.

What were the company’s beginnings?AMP Construcciones was born in 2005 as the culmination of a personal professional project. After working for different compa-nies and learning the whole construction process from the basics – when I was young I combined my studies (building engineer) with working as a builder’s labourer during the holidays – I de-cided it was time to realise my dream. That is, setting up my own construction company where I could impart my knowledge and way of looking at a project, and share this vision with other profes-sional colleagues I knew I could trust. We are a dynamic company involving people with extensive experience and, in that sense, combine the vigour of innovation and the wisdom of maturity. We have the capacity to provide very satisfactory results for our clients, as well as for our professionals and suppliers.

What are the basic principles behind the company?For me there is one key principle: honesty. Working from that principle, our business commitment comprises three objectives: quality, price and deadline.

How would you summarise the market at present and how you fit into this market?Personally, I don’t like to talk about crisis, and I always try to look at life from the positive side. The situation is difficult, yes, but these days there are no “intruders” in the industry – those of us who remain are very professional. To return to a balanced situa-tion – which is what is desirable, in my opinion – the way ahead is forwards and upwards. Our business model is solid: it didn’t grow in size when the market was abnormally expansive and it will not shrink when the situation is abnormally restrictive. I believe we are very good at what we do, and in that respect we are firmly com-mitted to maintaining our place among those in the industry who provide a proper balance.

What are the inspirations and influences behind your work?Clients provide my inspiration. I am more of a producer than a creator, but I can claim to have executed projects for leading ar-chitects in a skilful manner. For me, true grandeur is achieved by paying attention to the small details, as they are what ensure the

What is your vision for the company, and tell us more about your passions?My vision might seem to be naïve in business terms but I believe that companies are essentially about the people who form a part of them – so people are their main asset. I spend a lot of time getting to know the people I work with, both the professionals who – on a daily basis – work on AMP Construcciones’ projects and my suppliers. Not all problems that arise during a project are caused by people, but it is always people who find the solutions. I’m passionate about the construction process, about observing the growth of a building from its foundations and its transforma-tion from an inert object into a living space, a home.

What are your thoughts about modern architecture in Marbella and how are you involved?Honestly, I don’t believe it is easy to find places in the world where there is so much architecture committed to innovation, and Mar-bella – in its relatively small dimensions – is one of the few. I like working as close as possible with architects – the creators – mak-ing my own contribution to the final result with my knowledge and experience. I like it even more when a specific project contributes something to the overall residential and landscape complex within which it is integrated. For me, good modern architecture is that which provides a proper balance between the external areas that are created and the home’s interior spaces. If we achieve that bal-ance we are making an important contribution to preserving the harmony of the natural environment where our home is located – and that in turn enhances our quality of life.At times, it seems incredible that – in spite of certain urban ex-cesses – Marbella remains such a rich crucible of architecture. This

may sound heavy, but I believe it is architecture that has alleviated the effects of an at-times perverse urban development.

How do you see the future of modern architecture (particularly in Marbella)?With a hopeful outlook... As I mentioned before, I always look at things from the positive side. From my point of view, there are two elements that are key in looking to the future with a sense of hope: the capacity to create, and fortunately talent is one quality that remains in abundance while other aspects have failed us; and a determination to progress, and I’m not sure if this is fortunate or unfortunate but recent experience has shown us that a direct line is not always the quickest path – and hardly ever the best path. If talent is once again valued highly, and the money supply values talent, if we recapture this balance, the future of modern architec-ture in Marbella and the future of Marbella in general will once again be closely linked.

What does a “home” represent to you?It’s the most important thing. For me, your home is a space you dress up in order to lay bare your emotions and share them with the people you love.

In conclusion…What I noted before, that’s what I believe is most important: hon-esty, people and commitment.

Together with his companion Simon Sants, Jeroen found a Taiwanese shutter factory, which happened to be the best shut-ter factory in the world. What are the basic principles behind the company?JASNO shutters and blinds represent a durable investment in homes and other projects. We believe that every element from A to Z must offer maximum quality. Together with our partners we aim to be the best shutters supplier in Europe. Not only with

How would you summarise the market at present and how you fit into this market?As explained above, JASNO started its shutter company about 13 years ago and we are still growing in Europe. More and more people are getting to know the product “shutters” and starting to

What is your vision for the company and tell us more about your passions?JASNO is passionate about its products and that is how you can sell your product in the best way. At JASNO, we want to give peo-ple a comfortable, cosy and stylish home. That’s why our slogan is, “Highlight your home”. We believe that we can make a differ-ence with our products in people’s houses. Because, in any room where you fit JASNO shutters, something remarkable suddenly happens: from bathroom windows through to a complete home or even a hotel, using JASNO shutters you can create your own unique atmosphere.

What are your thoughts about modern architecture in Marbel-la and how are you involved?Modern architecture is the rule in northern Europe, not the excep-tion. Bauhaus was a part of our everyday world. Add to that more than 25 years of installing Bulthaup kitchens, and you know where our love for modern architecture comes from.

How do you see the future of modern architecture (particularly in Marbella)?Modern architecture in Marbella is just starting to become more commonplace, due to the recent influx of, in particular, clients from Belgium, Holland, Germany and Scandinavia. More and more builders and architects also find their way to the Costa del Sol. So modern architecture is here to stay, and will only gain in importance.

What are the inspirations and influences behind your work?Inspiration finds it way to me in all sorts of different ways. It can be through nature, architecture, patterns, fashion or a simple thing such as a colour combination I see in a maga-zine. I travel a lot and this certainly influences my work. It’s fantastic to be able to experience different ways of living and thinking and see different architecture and materials. We

have been able to complete international projects in Egypt, the UK and Santa Lucia. Of course a total refurbishment of an old dairy barn needs a completely different approach to a villa in Santa Lucia. We love that people and the properties are so different and this is the inspiration that makes our job so interesting, challenging and fun.

What is your vision for the company and tell us more about your passions?My big passion is to take old downtrodden properties and wipe the slate clean and start from zero. With our interior architecture service we can maximise space and create a completely new flow and feel in a property. I love choosing materials, like flooring, marbles, stones and woods, as it re-ally allows you to get the perfect result for the interior design part as the floor and carpentry set the tone for the rest of the interiors.

What are your thoughts about modern architecture in Marbella and how are you involved?It’s important to integrate interior design with an architec-tural space and make it work seamlessly. For this we are very firm about keeping up with new design trends and spend

a lot of time learning about and researching new materials and implementing them in our designs. This helps us create unique and functional décor that works in harmony with the architecture.

How do you see the future of modern architecture (par-ticularly in Marbella)?I feel demand for the very conservative Mediterranean ar-chitecture is slowly being taken over by contemporary ar-chitecture and modern living design; we can see this in new builds and refurbishments. When you compare Marbella to Mallorca or Ibiza, where you see lots of modern architecture blending in beautifully with nature, we are still far behind. I’d like to see more of the oversized floor-to-ceiling windows with a combination of micro-cement floors and raw woods. But the trend is picking up and we will see more of it, which I’m very happy about.

What about design projects other than residential?We also focus on commercial design. There are many com-panies that are either opening or want a new look, or want to change the layout in the commercial space, and so we take the time to do a thorough study of the core elements of the company and what their goals are, what has worked for them in the past and what hasn’t to be able to integrate smart

solutions and adapt the space to interpret their product or service. When layouts are properly designed it has a big im-pact on the customer experience. So that is a very important factor to be combined with the décor.

What does a “home” represent to you?A home is a very personal space. Having worked on count-less projects for my clients, I find that the style of a home can vary dramatically from one person to the next. Some like a warm and cosy feel filled with lots of memorabilia, decora-tion and art whilst others need very clean lines and want to come from the daily chaos to a modern, very minimalistic home where less is more and everything is in order and has its dedicated place, and that makes them feel at ease. This is why creating living spaces must always have the input and personal touch of our clients.

Taking advantage of this wonderful weather that God gives us every day, to make our home and our life more efficient and respectful of the envi-ronment… Also, using biodegradable and non-contaminating materials, discarding old practices and certain damaging ma-terials. TSG already uses products with the “eco” stamp in its installations. The Japanese sanitary brand TOTO, for which we were chosen as the pilot company in Spain and which we repre-sent exclusively, provides highly efficient products.We have the good fortune, in the whole industry, of being able to enjoy a clientele with high earning power and very receptive to these innovations. What does a “home” represent to you?A home should be a place of quiet and seclusion, where finally we can leave behind the battle and enjoy serenity and peace until the start of work the next day, or the end of the holidays. Each homeowner savours this relaxation in a different way, ac-

What is your vision for the company and tell us more about your passions?Today we are well established in the area, with great designs and good clients to value them, a major project planned for Sep-tember, and a new 250 square metre showroom with the latest

designs and models from Schüco, Renson Bandalux, Stobag and Finstral. Without a doubt this represents a significant commit-ment and provides industry professionals with a key support tool.

What are your thoughts about modern architecture in Mar-bella, and how are you involved?We aim to offer the best products sought by professionals in the area, and we are committed to providing tools – such as the aforementioned showroom – where they can work with their clients whenever they want to.

What does a home represent to you?Life’s refuge… and by that we mean a cosy, inviting and safe place. That’s where we come in, offering products that provide this security and warmth, something truly important such as windows.

When was your company set up and by whom?I set up the company with my brother Jeffrey. We had enough of working in raincoats every day in Amsterdam. We both owned property near Amsterdam and had good permanent jobs but we decided after visiting Marbella in the first week of January 2005 to leave everything behind and make the move to sunny Mar-bella. We rented out our houses and moved to Marbella literally a few weeks later. Our friends in Holland were very sceptical but they now all have the deepest respect for our move. Over the nine years we have been in Marbella, we have never regretted our decision to move here.

We have built-up an amazing relationship with our clients over the years such as Ocean Club, Salt and Pepper, Aqua Dulce, Ecos-mart and Cape Reed, plus others, because our clients appreciate the all-round service that we provide.

What does a “home” represent to you?A home represents a place where you can retreat after a busy day and feel totally safe and relax. We feel that the home is so important that we extend this into our clients’ gardens, creat-ing a personalised outdoor living place that you can enjoy and where you can feel completely at ease.

How do you see the future of modern architecture (particu-larly in Marbella)?Over the past few years the city’s architectural style has under-gone changes, although Marbella has always been an architec-tural reference point, with Andalucian-style projects predominat-ing. Currently there is a large number of modern architectural projects and, without a doubt, this will continue to grow and provide added value to our city.

What does a “home” represent to you?“Home” is the space where we can be who we want to be, to re-lax and enjoy it. It’s our fortress, where we don’t let anyone enter who we consider to be a stranger. It should be a functional space that represents us in a special and distinctive way. At Kubic we work towards creating functional and original kitchens, adapting each project to each client, and each home.
