Dear One Foot…I hate to sound like your mother, but maybe

you should have thought of this before? Do you need the equity from the sale to move? If so, adjust your sale price to the market. (I’m guessing you are priced out of line with the location/condition of the home since you haven’t seen an offer. Location, condition and price are what sell a house.

If you don’t need the equity, then leasing might be an option. Will the rent cover your mortgage, HOA fees, insurance, yard maintenance, pool maintenance? Then, consider the cost of new tenants: paint, cleaning, repairs and maintenance. Lots to consider in a week! Good luck!

WHEN IT COMES TO MONEY, Teens Know a Latte

F or an increasing number of teens, summer brings the thrill of a first

paycheck, the exhilaration of having a little spending money without asking mom or dad, and the sting of having to pay taxes on an $8.05-hourly wage. According to Piper Jaffray’s most recent “Taking Stock With Teens Survey,” 35 percent of U.S. teens have part-time jobs, up from 33 percent last year. And, teenagers directly command a whopping $75 billion in discretionary spending. Before you calculate their contribution to the family budget or celebrate their level-headed development, consider how these young consumers are spending their green.

A good chunk of those early paychecks—23 percent of teen spending—goes toward food, according to the Jaffray survey. In fact, teens spend more on food than on clothing, music, movies, gaming, car expenses, makeup or shoes. Instead of heading to the mall in search of the hottest fashion accessory or gaming gear, teens now opt for “share-worthy” experiences such as hanging out at restaurants and coffee shops.

Teen Bucks for StarbucksMissing a teenager? Check

Starbucks. The coffee chain is the No. 1 preferred brand for teenagers. Chipotle, Chick-fil-A, Panera Bread and Olive Garden round out the top five for upper-income teens, according to the survey.

These quick-service chains happily pick up where parents and educators fall short when it comes to guiding teens with their money. Studies show many teens are clueless when it comes to hanging on to cash. In March, surveyed Arizona teens scored only 64 percent on the National Financial Literacy Test, a 30-question test developed by the National Educators Council measuring knowledge of how to earn, save and grow money. Senate bill, SB 1449, requires Arizona schools to teach personal finance, yet according to the 2015 Teens and Personal Finance survey conducted by Junior Achievement, 84 percent of teens look to their parents to learn money management.

Money Talks and So Should YouBut, parents have contradictory

views on children and finance. Nearly nine out of 10 parents said their child learns about money from them, according to the Junior Achievement survey. But, more than 34 percent of parents surveyed said they do not discuss money with their children and just “let kids be kids.”

Financial evangelist, Dave Ramsey advises parents to help their teens build good financial habits. In an article on his blog, Ramsey advises:

Sit down with your kids and show them how to make a budget. Find out what they spend their money on and work out a plan with them. Don’t make it for them. Let them give mature input. Let them know that this budget is theirs. You are letting them set their own priorities. Make sure that they know that.

Teach them about having long-term savings goals. At this age, their own car is probably the first thing on their minds. If they want one, they can pay for it. Both of you should put down in the budget what they should save each month, and for how long, before they have enough to pay cash for a ride. Early exposure to goal setting helps to give them patience and vision, two things they’ll need in life.

The great thing about teaching a teenager to properly handle money is that the feeling of responsibility spills over into other areas of life. Money is important to a teenager, so someone who is careful with how much they spend won’t carelessly hang out with the wrong crowd or be foolish about not making grades in school. That sense of

Harrison Ford is the hardwood of movie stars. Rugged good looks that get

only better with a few scars, bruises and age. Tom Hanks―ceramic tile; he can be dramatic or whimsical, but always with a touch of class. I think Adam Sandler and Will Ferrell are probably laminate. They’re practically everywhere you look, and while they’ve done a few classics, they’ve flopped just as often. Johnny Depp? He’s travertine. The epitome of class and stunning good looks but, oh, the maintenance!

We’ve had travertine tile in half of our home for about 10 years and while I love the look, the upkeep makes me question if it’s all worth it. The stress may not justify the beauty.

As I’ve related in the past, my children were all born without the SS-chromosome (Spic-n-Span). Despite my best screaming, threatening and privilege withholding, they just don’t get it. I’ve seen neater circus elephants. For us, travertine was probably not the best choice. Here’s why:

1 First of all, you should never use cleaning products on the Johnny Depp of stone flooring. Maybe a little water, but that’s it. Yes, there are special stone cleaners (usually very expensive) on the market, but water (and water at a neutral PH at that) is best.

2 Juice, soda, and cat puke (yup, I went there) are very acidic and can etch the stone. I’ve been dubbed the “quicker puker upper!”

3 Travertine should be sealed every couple of years, and high traffic areas once a year.

4 Travertine has voids that magically appear from time to time. These need to be grouted.

5 We recently had our travertine honed, polished and sealed, and that undertaking was not cheap!

6 My floors now look gorgeous, but I’m forcing my children to wear custom Swiffer slippers around the house. The dog and cats are riding hoverboards. Is it worth it? For me, yes, but then again, I’m a sucker for “Pirates of the Caribbean.” io

The hand-distressed floor is a favorite option, Tran said, because it allows additional marks and wear to blend in.Laminate is a good option but, Tran warns, be sure to opt for a higher quality product that is thicker (12 mm)

and has a good locking system to withstand the rigors of time. “With the new styles we make, you can hardly tell whether they are solid wood or laminate,” said Tran. While installing hardwood is something a handyman might take on, the folks at AAA recommend having the company you buy the wood from install the floor. “I see litigation between homeowner, installers and manufacturers all the time,” said Tran, also a certified wood inspector. “At the end of the day, it’s very hard for a homeowner to pinpoint the problem if they purchase their own material and hire an installer/contractor on their own.”
