The mortgage broker that you work with to get pre-approved will let you know for certain what you can afford based on lender and insurer criteria, and what your payments on a specific mortgage will be.

Licensed mortgage brokers can lock-in an interest rate for you for anywhere from 60 – 120 days while you shop for your perfect home. By locking in an interest rate, you are guaranteed to get a mortgage for at least that rate or better. If interest rates drop, your locked-in rate will drop as well. However, if the interest rates go up, your locked-in interest rate will not, ensuring you get the best rate throughout the mortgage pre-approval process.

In order to get pre-approved for a mortgage, a mortgage broker requires a short list of information that will allow them to determine your buying power. A mortgage broker will explain to you the benefits of shorter or longer mortgage terms, the latest programs available, which mortgage products they believe will most likely meet your needs the best, have access to hundreds of different lenders plus they will review all of the other costs involved with purchasing a home.

Getting a Mortgage Pre-Approval

Getting pre-approved for a mortgage is something every potential home buyer should do before going shopping for a new home. A pre-approval will give you the confidence of knowing that financing is available, and it can put you in a very positive negotiation position against other home buyers who aren’t pre-approved.

If you are looking for a new home, be sure you are pre-approved. With a mortgage pre-approval, a licensed mortgage broker can do a more complete verification prior to sending you shopping for a home, and with that done, the dollar figure you are going shopping with is actually what you can spend.

One of the great things about Fernie is that everything you can think of to do outdoors is literally right out your front door. This makes Fernie unique as a bike destination since you can get to all the trails right from downtown. There are 5 main locations of trails and all offer something for everyone. The most popular is the Ridgemont area due to it’s in town location. It is a mixture of mostly beginner and intermediate trails in a series of loops that you can tailor to your experience and offers the best introduction to biking in Fernie. Castle Mountain, Morrisey Ridge, Mt. Proctor, Mt. Fernie Provincial Park and Fernie Alpine Resort all offer an incredible variety of trails from lung busting climbs, winding forest trails, scenic lookouts to adrenaline fueled chairlift accessed downhilling.

BIKING in Fernie

Want something less gnarly? Try the Coal Discovery trail, Coal Creek Heritage Trail, Old Stumpy or the loop around town on paths and the dyke. Grab a townie and ride around town. Check out the dirt jump park. Practice your skills on the obstacle course by the Aquatic Centre. Fernie really has everything for all levels, a place where toddler strider bikes are as common as big mountain rigs!

Are you ready for summer? Here in the mountains we have a shorter summer season so we have to make the most of it. People know all about activities like hiking and biking but the Fernie area is also home to many stunning lakes and rivers. If water’s your thing then we’ve got lots of ways to add fun to your summer. From small fishing lakes to boating to taking a lazy float down the Elk River river, you can find it all within 30 minutes of Fernie.

The largest of the lakes is Koocanusa, stretching 68km from Wardner to the US border. I recently asked a sometimer resident about what she loved about the lake and she summed it all up. “What’s not to love? You have sandy beaches, watersports, cliff jumping, fresh warm summer breezes, clear waters, fishing and amazing mountain views. Eagles and ospreys float overhead….should I go on?!?” Listening to her I realized how fortunate we are to be surrounded by all this.

There are quiet lakes such as Loon, Edwards, Burton, Cherry, Suzanne or North Star that welcome a canoe or kayak, not to mention a fishing rod. If you feel the need to power up you can head to Tie, Rosen or Lake Koocanusa. If an adrenaline rush is what you’re after then go cliff jumping at Koocanusa or, for the more experienced jumpers, Silver Springs in Elko. Silver Springs is a great place to combine a hike and a picnic with your thrills!

This area is commonly known as the South Country and although privately owned waterfront properties do come on the market, they often sell quickly.
