Proforma Valuation

Development ConceptsThe seller has hired Charlie Rowles from Rowles Engineering to develop two coneptual site plans that both include keeping the existing home. Concept A would give the buyer 29 lots and Concept B would give the buyer 30 lots. A water/sewer analysis has been ordered with the city of Bend for B Concept layout. Results of that analysis are expected in the next few weeks.

We have also prepared a conceptual pro forma which can be found on the subsequent pages for both concepts. However, a buyer needs to do their own due diligence and make their own assumptions on the development pro forma.

For our analysis we backed into the paper lot value by first looking at fully infrustructred lot comps in the area (see pages 8-14) which we determined are valued between $163,000 and $272,500 (lots between .19 - .22 acres in size). We used a conservative number of $150,000 for the pro forma. Infrustructure costs were then backed out at a conservative $50,000 a lot which represents an overal profit to the developer of around 20 -22%..

Situated on the eastern edge of the Cascade Range along the Deschutes River, Bend joins forested mountain highlands and high desert plateaus, offering a diverse range of scenery and outdoor activities.
