This time last year we werelooking ahead to the summerof 2011 with a mixture of

    cautious optimism andnervous anticipation.

It seemed that not a day wentby in 2011 without bad newsfor the UK economy, butfrom a local perspective, Impleased to report that thewinter months of 2011/12werent all doom and gloom.

    Martyn RohrsSavills Cornwall01872 [email protected]

By working with our clients to price

property realistically, at a value drivenby the market rather than by attery towin your business, we have continuedto generate sales. In fact, at Savills inTruro we reported our best winter periodfor sales, since opening in 2006.

While we have sold properties fromunder 250,000 to over 5 million, theaverage price of properties we havesold over the last three years in Devon

and Cornwall is 973,551.In the third quarter of 2011, theaverage sale price of properties soldby Savills across the region was 97.4%of the asking price. And this speaksvolumes about our pricing strategy.

Todays buyers are buying aproperty in the knowledge that it maybe worth the same or less next year,

and so they are understandably veryfocused on value for money. Thisreects the general sentimentthroughout the UK economy. But if theguide price is right, then there is noshortage of buyers. In fact we haveseen competitive bidding over the guideprice on a number of our recent sales, with one being concluded some 50%above the original guide price!

Despite the tough climate, the right properties are still selling

We handle a variety of properties from

the listed manor house to the one offcontemporary designs.

Its still a very tough market, but theright property, in the right location at theright price has sold and will continue tosell.

Selling a property in this climaterequires a deal more than goodfortune. Experience, sound advice and

an international network of agents is agood place to start. Savills has beenselling properties in the West Countrysince 2001 with a dedicated team thatcan testify to the desirability of the area, having experienced it rst hand.

Savills has a network of over 200ofces across the world and for thosepotential buyers that we cant reachface to face, the Savills website

provides a shop window for ourproperties to property searches acrossthe globe; recent gures show thatSavills.co.uk is the most visited UKnational estate agency website*.

    Cornwall County Professional GolfersAlliance

No one is sure when the CCPG Alliance was formed however there are records in the Cor-nish Guardian Ofce that the Alliance played a match at St Austell Golf Club back in theearly 1920s!

The Alliance was formed when a Cornish Professional was given permission to invite a fewof his professional colleagues to his club to enjoy a round of golf as a token of apprecia-tion. It has grown over the years to its present format of 16 matches each season culmi-nating in the Alliance Championships with a membership in excess of 150.

Bay and the bustling port of Falmouth in Cornwall, England.

By popular demand Falmouth Golf Club has made changes to the course to make

Members and visitors alike are delighted with the changes and the overall

condition of the course and the greens remain amongst the best in Cornwall and

the South West. An all weather driving range that gives a spectacular view ofFalmouth Bay while you practice your swing.

    Cornwall Ladies Golf Association

The Cornwall Ladies Golf Championship was formed in 1896 when members of RoyalCornwall, Bude and Falmouth Golf Clubs raised funds to buy a Challenge Cup. Thesum of 12.11.0 was collected and a solid silver Bowl with Cornish Arms engraved wasbought as the Championship Cup to be played for annually.

Together with Yorkshire the Cornish Championship is the oldest in the Country

It was not until 1930 that The Cornwall Ladies County Golf Association came intobeing, when it was decided to amalgamate the County Club with the alreadyexisting Cornwall Ladies Golf Union. From then on County matches were

arranged between Somerset, Devon and Dorset. Spring and Autumn Meetings werestarted together with other County Competitions.

Except during the World Wars the Championship has been held every year and is apopular start to the season. Qualifying is over 36 holes with a maximum of 64 players -the 1st 16 gross scores enter the match-play stages. Undoubtedly its continuedsuccess has been due to the Western Morning News Cup which is awarded to the Clubreturning the best 4 gross scores and encourages club golfers to participate.

This year the Championship is at West Cornnwall where Sarah-Jane Boyd (Truro)

    defends her title.

St Enodoc Golf ClubSt Enodoc Golf Club on the North Cornwall coast overlooks the Camel Estuary, withPadstow on the far side, and to the North out across the Atlantic. The location on thehigh sand dunes is ideal for golf combined with stunning sea views.

The club is situated in one of the driest parishes in Cornwall and being on sand is idealfor golf twelve months of the year; even in the depths of winter frost is a rarity thanks to

the warm Gulf Stream climate. The area is renowned as a holiday resort and with theadvent of the motorway network and the upgrading of the A30 is only about 4 hoursdrive from London.

St Enodoc has two courses; the Church course is the James Braid designedChampionship course which in September 2005 the club hosted the English CountyFinals and the shorter Holywell course which is an ideal course for those wanting slightlyless of a challenge.

no two holes are the sameSt Enodoc has one of the nest links golf courses in the South West of England witheverything you would expect from a James Braid design; undulating fairways, rm greens, some blind shots and all with the added bonus of some of the greatest sea and estuaryviews on any course in the world. With its hilly terrain no two holes are the same; it may notbe long by todays standards but it is tight with punishing rough and so requires courageand accuracy to cope with some of the problems posed. Any visitor who plays to theirhandicap here can leave feeling that they have done really well.

At 6547 yards it is not long by todays standards yet strangely the new course record is65, only 4 under par so it is far from a push over. It is often said that many links courses areeasy if there is no wind - even St. Andrews - but somehow that really does not apply toSt Enodoc.

Over the years the club has hosted many top amateur events; including the English LadiesAmateur Championships in 1993 and 2002 and the English Counties Championship in 1989

    and 2005.

Many Golf Clubs are seeing their memberships dwindle in recent years andparticipation in Golf is consistently falling across the country.

However, on Sunday 25th March, St Austell Golf Club signed up 16 newmembers at their Open Day and expects more follow-up interest in thecoming weeks. This was primarily the result of a targeted marketingcampaign being piloted in conjunction with the Cornwall Sports Partnershipand the Cornwall Golf Partnership.

The Cornwall Sports Partnership is encouraging Sports Clubs to adopt amore sophisticated and business like approach to their sustainability ultimately demonstrating that a little strategic thinking and investment inevidence-based techniques can result in serious Returns on Investment.

Jake Leat, of the Cornwall Sports Partnership said that he was extremelyexcited to see the initial evidence from St Austell. This could have a

phenomenal impact on Clubs seeking to re-energise their membershipsand increase wider Club benets such as lessons, pro shop, bar andrestaurant takings.
