The Hy-Vee Weitz Partnership - A Case StudyHy-Vee/Weitz Construction, LLC was established in 1995 as a joint venture construction partnership between Hy-Vee, Inc., and The Weitz Company. Through this dedicated partnership Weitz applied lessons learned and innovations toward a multitude of Hy-Vee store projects in eight states. The result was a savings of more than $26 million returned directly to Hy-Vee since 1995. Hy-Vee/Weitz projects comprised more than six million square feet of retail, warehouse/distribution, dry/cold storage, and food processing projects, both new and remodeled space, as well as sustainability initiatives.
Weitz is dedicated to building stores faster, better, cheaper.
The Hy-Vee Model - A Win-Win for Hy-Vee and Weitz. Below are examples of the efficiencies and savings achieved through our dedicated partnership:
OVER THE PAST 17 YEARS THE CONSTRUCTION PARTNERSHIP RETURNED MORE THAN $26,000,000 DIRECTLY TO HY-VEE.
Buying Power - Because HVW was a special purpose entity the team has benefited from “supply chain value”. We have the volume and relationships to buy direct on many critical elements.
In 2011, the typical Hy-Vee generates $750,000 in revenue per week - on average our stores opened 7 weeks earlier, thus adding $5.25 million in revenue per store.

Our streamlined delivery process increased productivity by 55%. In 1995 we built 275 SF/day, by 2011 we built 425 SF/day.
We understood Hy-Vee’s business and needs. This is learned over time and was a result of our commitment to each other. Our Partnership implemented changes quickly because we worked directly with Hy-Vee’s in-house designers.

The value that Weitz brought to HVW was proven construction methods and cost history. Perhaps even more important, Hy-Vee has benefited from the fact that Weitz constantly looks for innovative ways to improve the construction process.
EXAMPLE: HY-VEE ROOF PANELIZATIONWeitz continually improved its processes to eliminate waste, increase productivity and to make each task safer.
Hy-Vee Weitz (HVW) set a goal to implement roof panelization on a one-story conventional framed building. HVW was successful with panelization of the roof structure at the Liberty, MO, Hy-Vee project. Challenges were discovered and resolved through improving this process.
LIBERTY, MO PROJECT: Our Roof Panelization Process Worked as Follows: ▪ All panel assembly was done at ground level below six feet. Jigs were set up on stub columns on footings.
▪ The panels were assembled in small batches and repeated to gain productivity. ▪ While working on panels, no fall protection was needed because the assembly was performed below six feet.
▪ Panel inventory was able to be pre-assembled and stored on-site. ▪ Extensive collaboration between the structural engineer and subcontractor and HVW team was necessary to create panel drawings and allow discussions of continuous improvements during the project.
FAIRFIELD, IA PROJECT:In Fairfield, We Used What We Learned in Liberty and Improved Our Panelization Process as Follows: ▪ The panels were staged in the existing parking lot. ▪ The panels were fabricated in reverse order. ▪ The steel fabricator created the panel drawings. ▪ Curbs were not installed on the ground. ▪ The team continued to enhance collaboration between steel fabricator, erector, and engineer to make the process better.
▪ An additional two weeks was saved by overlapping precast with the panels.
▪ The panel size was larger (200 SF). Thirty-four panels were used for a 60,000 SF store.
▪ Vulcraft color coded and bundled the joists at the factory.
FUTURE CONSIDERATIONS FOR FURTHER IMPROVEMENT: ▪ Investigate ways to advance the panelization to include roofing and mechanical units.
▪ Investigate ways to increase panel size.
SAVINGS/BENEFITS: ▪ Early planning benefited the project with the engineer and erector.
▪ Steel erection started two weeks early. ▪ Most steel erection was done from a height of less than six feet. The result is improved project safety.
▪ Steel erection was completed two to four weeks sooner than scheduled.
▪ The project had no additional cost for the panel drawings. ▪ The steel fabricator was an active part of the erection sequence discussion and coordinated the deliveries in sequence.
The overall result of the two pilot projects were schedule savings, reduced general conditions expense and a reduction in safety risk. Moving forward, further schedule and cost savings were realized and we continued to improve our implementation process.
