Feedback from 2/27 Meeting

• Continue adding more ‘weight at the base’ of the buildings

with the warmer material along 8th Street.

• Consider stepping the façade or getting rid of bays at upper

floors along 8th Street….there are precedent projects that

have been able to ‘shift’ allowable bay projections on upper

floors to lower levels.floors to lower levels.

• Consider corner windows on bay projections where privacy

isn’t an issue.

• Consider raised curbs or other further developed details

where storefront comes to the ground.

• Consider a more constant ‘lower datum’ to reduce the

perceived height of the podium along 8th Street.

West Building along 8th Street:

• shifted upper floor bays to lower floors

• bays articulated on upper floors with slight setback to maintain rhythm and break down

massing

• raised curbs or seat walls where storefront comes to grade

West Building – 8th Street elevation:

• warm material extended to define a lower 4-story massing along 8th Street

• lower, ‘grounded’ volume compliments elevated ‘floating’ bar along Florida Avenue

• steel framing at face of bays provides relief, a layered façade and engages the sidewalk

• podium stair now enclosed within glass entry lobby. Residential amenity space floating above

entry to activate street and sidewalk.

West Building from Florida & 8th:

• warm material extended creating lower 4-story massing along 8th Street

• articulation of bays maintained on upper floors to break down massing

• raised curbs where storefront comes to grade

• podium stair now enclosed within glass entry lobby

• cross-street suspended lighting revised to extend over sidewalks only, not over street

• 4-story brick building south of lobby is grounded and compliments the 5-story floating bar

along Florida Avenue

• vibrant colors along Florida contrast with earth tones to the south

intimate space within the broad right-of-way
