The Smithy and attached Old Forge form part of the terrace of charming period Cotswold stone cottages that overlook the Green and Tight Brook, the stream that runs through the village. As their names suggest, at one time they would have been the local blacksmith’s house and adjacent forge. Much loved and in the same family ownership for nearly 50 years, their charm and picturesque location, within easy reach of all that the Cotswolds have to offer, will have great appeal as a characterful home, weekend retreat or holiday let.

The Smithy is an unspoiled double-fronted cottage believed to date back to the late 16th or mid 17th Century. It has high ceilings and many fine architectural details including stone mullions (one of which is inscribed 1643), an arched stone porch with integral seats, flag stone floors, window seats, exposed beams and timbers and an impressive inglenook fireplace. The property has two inviting reception rooms with window seats overlooking the view and two double bedrooms with the same aspect. Completed by a kitchen, a downstairs cloakroom and a first floor bathroom and in need of some modernisation, it is a beguiling property of immense charm.

The Old Forge dates back to a similar period and has at some stage been converted to a residential dwelling. It retains character features including a stone mullion window, old timbers, a fine fireplace and exposed stone walls. The property has an integral garage. Little Barrington is one of the most attractive of the small Cotswold villages situated on the southern side of the Windrush Valley on the Gloucestershire/Oxfordshire borders. The valley offers some of the area’s most beautiful rolling and partially wooded countryside, whilst the village itself is made up almost entirely of period Cotswold stone houses and cottages grouped round a triangular green in a fold in the side of the valley. The village has a fine Norman Church and there is an attractive riverside pub within an easy walk. The charming market towns of Burford

and Bourton on the Water are nearby with excellent facilities for daily shopping, restaurants, pubs and cafes. The larger centres of Cirencester, Cheltenham and Oxford are easily reached for more comprehensive shopping and cultural opportunities. There are good communications with London either by train from Charlbury to London Paddington or by road via the A40 and M40.
