In collaboration with Rockwell Group, RRA was commissioned to update and rehabilitate the Wellington building in Manhattan’s Upper East Side. One of the main features of the building is the retail plaza on the 3rd Avenue façade, which was reconfigured and opened up by removing four vent towers from the garage below. The ductwork was relocated from below and the grille moved to the far façade making the plaza better utilized. In the lobby a nautical theme of teak and nickel slat walls, forms a bench and the concierge desk. A new glass and stainless steel canopy at the residential entry and over the retail stone-fronts streamlined the facades. New custom stainless steel and back-lit glass further update the building’s exterior. New stone cladding and frameless stone-fronts continue the mod-ernization, accentuating the cast concrete ornamentation on the building’s facades. New paving and custom stone planters carry the nautical theme throughout the building prop-erty. The basement was reconfigured to create a residence center with gym, kids’ play area, meeting rooms, restrooms and pantry. The 28 residential floor corridors were reno-vated with new teak veneer doors and metal frames, new stainless steel elevator doors, teak and nickel insert paneling, new carpet and lighting throughout. Construction to be completed May 2011.

RRA was commissioned by Northbrook - representing BlackRock Developers to update over 30 vacant apartments available for new lease in this 1941 residential high-rise build-ing designed by architect George F. Pelham Jr.. The existing finishes were removed to create a more modern aesthetic. In the bathrooms and kitchens all plumbing fixtures and appliances were updated, washers and dryers added, and wood flooring restored while keeping renovation costs to a minimum.
Single apartments were combined to form 2 and 3-bedroom units, each coordinated with the engineer to ensure neighboring apartments were not affected.
Exterior brick and flashing were repaired and re-pointed, along with new masonry window openings, windows with cast-stone sills, through-wall air conditioning units, curved GFRC spandrel panels, replacement of the water-table, cast stone parapet coping stones, terrace pavers, refurbishment of terrace railings, decorative metal panels and a new 2-story cur-tain wall at the entrance. Unfortunately, the project was never realized.

30 PARK AVENUENew York, NY
RRA designed the entry, lobby and public area upgrades at 30 Park Avenue, an 18-story full-service rental residential building originally designed by Emery Roth in 1951. The design respects the original mid-century modern features of the space but renews the sparkle missing after a half century of use. An exterior plaster canopy extends seamlessly from exterior to interior through a glazed curtain wall. The interior plaster ceiling curves into a cove above the entry. Both features were restored and re-illuminated. The glass entry doors were replaced and existing saucer-shaped door pulls were re-plated and re-used.
In the lobby, red leather panels on the north and south walls, accent lighting and a “Metropolitan Opera” starburst chandelier complement the restored glow of the diamond-polished terrazzo floor and marble walls. RRA designed a custom floating credenza, a side table and a new concierge desk of rosewood, limestone and onyx with minimalist detailing. New furniture designed by mid-century masters Mies van der Rohe and Edward Wormley complete the lobby. The scope of work included a new fitness gym and renovations of the mail room, elevators, laundry and all corridors with new finishes, lighting, signage and custom millwork.

In addition to the renovation of 50 apartments, RRA was selected by Northbrook Partnership, LLC to provide services to this 15 story residential building to enhance the curb appeal. A new metal and glass canopy design, lobby lighting, corridor and ame-nity upgrades, such as a laundry and exercise room, were made to this early 19th century building which was originally a hotel.

RRA designed the lobby and public areas including elevators, corridors, mailrooms and fitness facilities at 85 East End Avenue. The design draws out the mid-century building’s (1951) deco character by accentuating the slight curves, the lush chiaroscuro, and hori-zontality of the spaces. Dramatic new lighting, restored plaster wainscoting, and the use of rich wall textures like shagreened leather wall panels, back-painted mirror glass, and metallic wallcoverings, are complemented by luxurious furniture and handblown accent lighting.

RRA was hired in collaboration with the Rockwell Group, to update The Westminster, a 178-unit luxury rental building on the Upper East Side of Manhattan. The building’s main features include 2 exterior spaces on the ground floor which were under-utilized and badly maintained. A long entry corridor with a steep stair to the central lobby did not meet the needs of disabled tenants. The client sought to resolve these issues, and create a unified, modern aesthetic. A prominent entry was created alongside a new sculpture garden and custom glass feature wall, leading to a sinuous wood-paneled reception wall. The build-ing’s 20 residential floors were designed with wood and bronze columns, custom carpet, wall covering and new lighting.
