A former 19th-century apartment building in Old Town was converted into a single-

family home thanks to an ambitious homeowner and design team. Beneath

the living room’s RH chandelier, a plush sofa and a pair of wing chairs, all from Up Country Home in Atlanta, surround an antique wooden coffee table from

Golden Triangle. The built-in travertine-topped cabinets are by Rinehart Design Group, and the black-and-white images above them are by Jorge de la Torriente from De La Gallery in Key West, Florida.

Having the creative wherewithal to see a building’s possibilities and execute a vision is an extraordinary trait. A lifelong architecture buff had this foresight when he purchased a 19th-century brick apartment

building in Old Town and took on the challenge of renovating it into a large single-family home. “In retrospect, it was a risky decision—and it took much longer than expected,” admits the homeowner, describing the structure as an impulse buy with loads of potential. “From the inside, I could do whatever I wanted, so I started by drawing a square on a piece of paper and planning for how I wanted the rooms and common areas to lay out.”

Acting as his own general contractor, the homeowner turned to architect David Raino-Ogden and designer Brandy Rinehart for help, while consulting builder Michael Hughes of The Michael J. Hughes Company assisted with final nuances of the project. Because of the building’s age, the team worked with local landmarks commissions to honor its past while respectfully modernizing it. “We negotiated to shift the stairs, so it reads more like a single-family,” Raino-Ogden says. The handsome corner unit’s original double doors, however, are in place, illuminated by flickering gas lanterns, a nod to the neighborhood’s historic character.

Inside, the crew lifted the ceiling and dug a deeper basement, creating room for four full levels where they were formerly only two. “We took advantage of every inch of space,” Raino-Ogden says, pointing to the new skylight that floods the open central staircase with natural daylight. The stairway acts as a focal point on every floor, climbing to the home’s crown jewel, a gallery on the third and fourth levels filled with artwork.

Made of quarter-sawn oak by Rinehart Design Group with a 4-inch-thick white Calacatta marble top, the kitchen’s custom center island is surrounded by chairs covered in a heavy weave fabric from Hickory Chair. The hand-blown

light fixtures by Alison Berger Glassworks from Holly Hunt softly reflect the bespoke tin ceiling installed by local artist and metalworker Phillip Schalekamp. “We’ve known each other for years,” designer Brandy Rinehart says,

“so I bring him in on projects when something special is needed and detailed craftsmanship is required.”

In the beamed formal dining room, an RH prism chandelier illuminates a handsome table crafted by Rinehart Design Group and Verde using original wood joists salvaged from the house. The centerpiece in most rooms, meanwhile, is overhead. A polished-tin ceiling in the kitchen, for instance, contrasts exposed custom-milled wood beams, while a coffered ceiling in the family room distinguishes the open area from the surrounding spaces. In this lower-level room, the original joists have been exposed, cleaned and stained. “I saw this done at an art gallery in the West Loop and wanted to replicate it here,” the homeowner says. “Every room in the house has something unique about it.”

Many of the home’s most intriguing aspects come from its decor. “The rooms are really neutral, but I love the idea of introducing textures,” Rinehart says. In the kitchen, light gray custom cabinetry complements white Calacatta marble countertops, and bistro chairs wear leather from a tannery that provides material for baseball mitts. “It’s thick, rugged and masculine,” the designer says. Lighting also plays a key role in counterbalancing pieces, like a tiered crystal chandelier in the living room that elegantly juxtaposes the furnishings’ clean lines. Another glam chandelier in the formal dining room plays off a textural grass-cloth wallcovering, an exposed-brick wall and the handsome table, which is made with joists salvaged from the original home.

The interplay of elements is particularly prominent in the master bathroom, which boasts a mix of materials. Marble tile surrounds wood flooring laid in a herringbone pattern, while mosaic tile decorates the steam shower. “It gives the neutral room a bit of a punch,” Rinehart says. “There are no fewer than eight materials in there, but they are all neutral, so there is a nice flow. The devil is in the details.”

Opposite: Schalekamp created the cast-vertebrate wall sculpture on the wall of the office as well as the metal legs for the reclaimed-wood desk by Rinehart Design Group. A Herman Miller chair from Design Within Reach pulls up to the desk, which sits next to custom rift-cut-oak open shelving. The beams in the ceiling coffer, supporting an RH chandelier, were recycled from other parts of the house.

rooftop deck, which also features a pizza oven by Sloan Outdoor

Kitchens and a stone fireplace by Firegear Outdoors. The landscaping

was designed by Parterre Urban Landscape Design and installed

by Bregman Landscape Group; the metal railing is by Weldpol Company.

Adjacent to the bathroom, the designer thoughtfully considered the spatial possibilities in the master bedroom. To make the room feel bigger, Rinehart elevated the flooring where the bed is positioned and created a lower-level spot for sitting in front of the fireplace on chilly evenings. “We didn’t want the space to feel constricted, so we stepped up the whole room,” she explains. “It creates a huge wonderful lounge area in the master suite.”

Warmer days, however, are best enjoyed in the home’s outdoor spaces. On the lower level, stairs lead from the living room through a set of bifold doors down to a patio grounded with square bluestone pavers surrounded by brick. Wood fencing and an ipe-wood-lined wall complement the stone. “The juxtaposition of the wood’s sheen with the old brick is amazing,” says landscape architect Alison Gerson. “There are so many layers.” Another deck over the garage offers spacious seating in front of a large fireplace. When the weather is nice, the homeowner can watch movies on a large removable projector screen suspended from the exterior of the house on the other side of the courtyard.

Altogether, the project is the fulfillment of a lifelong dream for the resident. “I’ve always been interested in the idea of building a home from concept to completion,” he explains. “I had enough time to work through the details, and I tried to avoid cutting corners. There were definitely challenging and stressful moments, but overall it was very exciting.”
