Within the Western Metropolitan Region, the City of Brimbank incorporates substantial industrial and commercial areas, and has a key role to play in the future economic development and liveability in the west – adding to the competitive strengths of the region and in particular offering important opportunities to provide employment and commercial services to the rapidly growing population in this part of Metropolitan Melbourne.
Strategic Location
The Brooklyn Industrial Precinct bene ts from a number of strategic locational advantages over other Industrial clusters, as well as other parts of the Western Industrial cluster. The precinct is only 12km to the Melbourne CBD and 10km to the Port of Melbourne, an important location as industrial land in this area is limited. In comparison, the Dandenong Industrial cluster is approximately 30km from the CBD, and the Hume Corridor is approximately 20km. The Precinct is also well located in relation to Airports – being only approximately 12km to the Melbourne Airport and 35km to the Avalon Airport
The Urban Growth Areas in the western region of Melbourne, at Wyndham and Melton are currently experiencing the highest rates of population growth across Melbourne. The new population in these growth areas represent a large potential labour pool and commercial market within close proximity to the Brooklyn Precinct.
The Brooklyn Precinct is also located at the con uence of key road and rail connections to major regional centres in Geelong, Ballarat and Bendigo.
The strategic advantages presented by the Brooklyn Industrial Precinct in relation to proximity to the Melbourne CBD, Port of Melbourne, Airports, and general level of accessibility to the Arterial Road and Freeway network create a key opportunity for this area
to function as a new business and commercial centre of the West.
Key opportunities are recognised in the area for industries such as Transport, Logistics & Distribution; General Manufacturing; Light Industry and Mixed Use Factory Estates. All future industrial uses will need to operate using best practice techniques that also minimise amenity impacts.

State Signi cant Industrial Areas
The Brooklyn Industrial Precinct is located within a cluster of industrial activity covering substantial areas of land across the municipalities of Brimbank, Maribyrnong, Wyndham and Hobsons Bay – known as the Western Industrial Node. Located approximately 12km west of the Melbourne CBD and the Brooklyn-Tottenham Industrial Area forms part of the Western Industrial Node plays a signi cant role in supporting the economy of metropolitan Melbourne. This node is also located in close proximity to the Port of Melbourne and has excellent access to road, rail and transport facilities
This area is part of a signi cant employment node and industrial economic cluster of activity that serves an important economic function to not just the western metropolitan region, but also the State of Victoria. It has a critical role in supporting other nearby industry and State infrastructure such as the Port of Melbourne and providing important opportunities for employment creation and opportunities to accommodate large scale industry.
In addition to this, other signi cant industrial clusters in Melbourne include the Hume Corridor, Melton, Airport West, Dandenong, and Pakenham. Together these form the backbone of the industrial sector of the metropolitan economy.
Regional Employment Nodes
The joint discussion with representatives of both DPCD and DBI during consultation focused in particular on the strategic position and role of the Brooklyn Precinct within the broader metropolitan Melbourne region, highlighting its role in supporting the economy of Victoria, and the importance of retaining an industrial focus for the precinct and promoting greater business and employment opportunities.
