3.2. Project site description

Subject properties are located at either sides of Udaipur railway station. The station lies inthe central part of the city and is located at a walking distance from the city centre ofUdaipur. The region is well connected by road and is located in close vicinity to prominentareas of Udaipur city. The region is well connected to other established and prominent areasof Udaipur city. Subject site can be easily accessed from major transport nodes, such asUdaipur Bus Depot and Maharana Pratap Airport, which are located at approximatedistances of approx. 2 km and 22 km from subject site region respectively. Popular lakes ofUdaipur City like Badi Lake, Pichola Lake, Fateh Sagar Lake and Udaisagar Lake arelocated in close proximity to subject site(s). Being a tourist destination, the city has demandfor hotels across categories and support retail.

The subject site has access from 60 ft. wide Railway Road and 60 ft. wide Police Line Roadwhich further connects to Mumbai- Ahmedabad- New Delhi Highway. The total area of theSubject Properties is approximately 36,102 Sq m. The site is a freehold property under theownership of Indian Railways. The sites are encumbrance free.
