Will 2020 finally be the year that OSC really makes the big time?Whilst OSC has established itself in a number of commercial sectors, there is still work to do to get a real foothold in housing.

We are now seeing significant movement in the number of serious players in the OSC domestic housing market.

This, coupled with the fact that the Government appears to be finally waking up to the potential offered by offsite modular construction, has started to make me think that the time for modular housing on a serious scale could almost be upon us.

SELLING THE BENEFITSBut I wonder if, we, as an industry, are selling the benefits of adopting OSC on a larger scale, well enough?

The word “prefab” seems to hang around , even though those houses were constructed over 60 years ago. Motor cars were also being manufactured at that time, yet nobody buying a car today associates the technical level of their 2019 model with one from 1947!

DEALING WITH INERTIAOne of the hardest things to break down is the inertia created by the “this is how we’ve always done it” school of thought.

Yet, building anything in a factory simply has to be better than trying to build it exposed to the

elements on a muddy parcel of land, especially something composed of the products of so many wet trades, such as a house. All this, in a Northern European climate, presents a big challenge and with an apparently increasing number of faults occurring in traditionally built houses, it is a challenge that we are struggling to overcome.

THE MODERN LABOURFORCEThe apprenticeship system is not producing the constant influx the trade needs. Many question the motivation of the younger generation in respect of physical labour and / or their desire to work in the cold and the wet, in an industry stillresponsible for the largest number of workplace accidents.

The factory environment is warmer, dryer and safer and this should boost the appeal of the jobs we have to offer.

We have some excellent seminars and workshops on this subject planned at the show so the discus-sion will continue on November 20th and 21st at ExCeL, London!

At launch, the company is offering pallet forks, a 5.5 tonne carriage winch, a 2 tonne x 2m jib winch, a reduced height jib, 5.5 tonne hook, light duty buckets and a range of fork-mounted accessories, such as waste skips and concrete placing skips. Remote lift end operation and access platforms will also be offered.

MBA MOVE INTO STEEL FRAMINGTHE First launch of theIR brand new Steel Frame Assembly machine WILL be at THIS NOVEMBER’S 5TH Offsite Construction Show AT LONDON’S EXCEL.Modular construction equipment supply specialists, Modular Building Automation (MBA), will be unveiling their brand new steel frame assembly machine at the show in November.

Complimenting MBA’s existing range of timber frame assembly machines, multi function bridges and turnover over tables, means that the company can now offer complete production lines to both the steel the timber offsite sectors.

MBA’s Managing Director, Martin Smith, commented: ‘This will be the 5th Offsite Construction Show and we have exhibited at each one of them”.

“It has always been a good show for us and we decided that it was clearly the right show for this important launch”.

MBA offers a complete range of equipment for themanufacture of steel or timber frame panels used in con-struction, including walls, floors, roofs and other elements.

Just to help things along here is a bit more wording.

Pavements could soon be saved from some of the ravages of the winter chill thanks to a new type of low-cost concrete that absorbs significantly less of the salt that gets spread on it annually.

18 months ago, the largest prefabri cated house manufacturer in Austria gave the go-ahead for the launch of SEMA software. A high degree of standardization was needed for the production of about 85 houses per month. From planning, work preparation and execution planning to fully automatic production - the entire process chain was to be inte grated into a consistent system.

RAPID SOFTWARE INTRODUCTION

The rapid introduction of the soft ware was achieved thanks to the sim ple operating con cept. The software is easy to learn for the end user and user friendly in its application. Project Manager Stefan Frasl, Head of Depart-ment Design Planning at ELK said: “It was amazing how quickly our planning and design team con verted the processes to the SEMA software.

The output was constantly increased, the processes during the implementation were refined and optimised and after less than six months of training, we were productive.”

FIRAT PROJECTS SUCCESSFULLY PLANNED WITH SEMA

In September 2018, the first projects and prefabricated houses were successfully planned with SEMA and roof, ceiling and walls were consistently modular. In the meantime, all new projects from planning and design to production, were handled using the SEMA solu tion.

The entire building services such as plumbing, electrical installa tions and ventilation are planned and implemented with SEMA and ELK are delighted with the high added val ues generated by the new solution.

Machine-ready plans and all data are provided automati-cally. “The execution has been greatly simplified with free

designing in 3D”, adds Stefan.

PROBABILITY OF ERROR MINIMISED

“The probability of errors occurring has been minimised due to full control in the 3D mode, e.g. in the case of wall connections, evaluations and material lists are very de-tailed, I receive all volumes and parts lists at the touch of a but ton”, Stefan continues.

STUDENTS SLEEP EASY WITH CREAGHSt. Andrews University in Fife, chose Creagh Concrete for the FIRST stage of their £70 million investment in student accommodation for the university.

Founded in the 15th century, St Andrews is Scotland’s first uni-versity and the third oldest in the English speaking world recently celebrating 600 years of continu-ous existence.

Project overview

The first stage of the investment called for two new accommodation buildings for the campus creating 389 new bedrooms that opened in October 2018.

Creagh provided architectural concrete cladding for the buildings including feature walls with etched lettering. In total, Creagh installed 695 GFRC concrete pieces for both projects.

Glass Fibre Reinforced Concrete or GFRC (also known as GRC) is a type of fibre-reinforced concrete. GRC consists of high-strength glass fibres embedded in a concrete matrix. Both fibres and matrix offer a synergistic combination of properties that cannot be achieved with either of the components act-ing alone. The fibres provide

reinforcement for the matrix, in-creasing its tensile strength, limiting the shrinkage cracking and potential for creep.

For the St Andrews project, Creagh developed a project-specific GRC mix to match both the structural performance and aesthetics require-ments allowing installation of floor to floor panels with 25mm concrete skin and no steel rebar. Creagh’s manufacturing facility created pre-cise filigree moulding and different casting techniques required for the panels. Among the benefits of GRC: it’s reduction in thickness provides an increased cavity and/or insulation allowance and a smaller loading to the façade. All of which significatively reduce the buildings carbon footprint but providing the same durability and resilience as traditional concrete.

The decision to use precast concrete systems for the bulk of the building’s structural frame, cladding and balcony units was taken at an early stage. Precast concrete is the ideal material of choice for frame construction and cladding offering a

robust finish and minimal maintainence requirement.

“We are seeing strong interest in our rapid build concrete systems” said Seamus McKeague, Creagh Director and co-founder, “because develop-ers now understand the true value of slashing programme times. Investors not only benefit from revenue gained by the early occupation of units but, also, from the mobility of their capital resource. Quite simply, shorter build times mean developers can complete more projects with the same pot of finance.”

Mid-lands-based con-crete mixer

When instructed to provide the M&E design consultancy on a new build 595 bed student accommodation project of both traditional and modular construction in Glasgow, Capita started with a blank sheet of paper.

When room layouts were drawn up, by the Architects, the large floor to ceiling windows were welcome, but presented a problem with locating radiators, as they both steal valuable wall space and require maintenance and repair, as well as used by the students for drying washing creating problems with damp and odours.

Richard Combes from Capita P&I explains, “....we knew that the Client wanted an energy efficient wet heating system, but the problem was where to put the radiators. I had the idea that of putting a small trench heater into a boxed-in section, creating a heat source in the skirting.”

Richard contacted Paul Phillips of M&E Specialist Suppli-ers Hurlstones who introduced him to the ThermaSkirt, a radiant heating system designed to replicate a skirting board profile, manufactured in the UK by DiscreteHeat, that had been specified on several other student accommodation projects, including 200 units in Cambridge.

Constructed from aluminum, warm water from the pri-mary heat source passes through integral tubes on the rear of the profile, heating the front face and radiating heat, from a low level, around the room. providing an evenly distributed, comfortable heat, responsive to the rapidly changing heat demands of a student room.

With very low water content compared to a radiator or even underfloor heating, Thermaskirt is an ideal emitter for use with renewable energy or centralised heat sources (CHP) as well as conventional boilers.

Discrete Heat were able to send an engineer to ZhongShan to train the CIMC fitters

A simple above ground installation, the complete system was installed, removed, the fitters trained then Thermask-mirt re-installed in less than an hour.

Paul Farrelly, CIMC’s Production Manager in ZhongShan, admitted to being initially sceptical.

“At first, I thought ‘what on earth was the client doing specifying skirting heating’, which I recalled looked like office trunking. I came to the training expecting to see a bulky box with grilles, but couldn’t believe it when I saw it.

It looks exactly like normal skirting but because it clips on wall brackets and is pre-painted, it’s better looking and quicker to fit than MDF.”

“I was blown away”, he adds.

ThermaSkirt has proven to be a versatile, space saving and energy efficient alternative to radiators and a far more practical alternative to underfloor heating.

Paul Farrelly concluders, “We avoid using UFH as it’s difficult to fit in our modular buildings, but, more importantly, it’s impossible to repair if it goes wrong or gets damaged.

ThermaSkirt gives us all the advantages of no radiators thus more useable wall space, whilst being a doddle to fit and looking better than our normal MDF skirting. It really is a no-brainer”.

As a result, ThermaSkirt is being specified on 1,000’s more student rooms and off site modular constructed apartments and bedrooms.
