RESOLUTION OF THE BOARD OF DIRECTORS OF PINE RIDGE VILLAGE HOMEOWNERS ASSOCIATION REGARDING AMENDMENT TO THE DECLARATION The Board of Directors (the "Board") of the Pine Ridge Village Homeowners Association, (the "Association") hereby certifies that the following resolution was adopted at a duly called meeting of the Board held on the 16 day of , 2018. WHEREAS, the Pine Ridge Village Homeowners Association ("Association") is governed by a Declaration of Building Restrictions and Covenants, and Maintenance of Open Space for Pine Ridge Village, Swatara Township, Lebanon County, Pennsylvania dated July 20, 2005 and recorded in the Office of the Recorder of Deeds of Lebanon County, Pennsylvania as Document ID #2005 13567 in Record Book 2065, Page 8468, el seq., as amended from time to time ("Declaration"), the Bylaws of Pine Ridge Village Homeowners Association ("Bylaws") and the Pennsylvania Uniform Planned Community Act, 68 Pa.C.S.A. §5 101, ci seq. ("Act"); WHEREAS, Section 5219 of the Act provides that the declaration may be amended by vote or agreement of unit owners of units to which at least sixty-seven percent (67%) of the votes in the association are allocated; WHEREAS, Article VII of the Declaration sets forth the covenants and restrictions governing the use, appearance and maintenance of the community; WHEREAS, the Board has determined that it is in the best interest of the Association to amend the Declaration to ensure that the covenants and restrictions preserve and enhance the aesthetics and architectural harmony of the community; NOW, THEREFORE, BE IT RESOLVED, that the Association, through its duly elected Board of Directors, as evidenced by the signatures below, does hereby approve the Amendment to the Declaration attached hereto as Exhibit "A", and after approval of the same from the required percentage of Unit Owners, directs that said Amendment be executed and recorded and a recorded copy of the Amendment circulated among the Unit Owners of the Association. AMENDMENT TO THE DECLARATION OF PINE RIDGE VILLAGE HOMEOWNERS ASSOCIATION

THIS AMENDMENT, adopting certain changes to the Declaration of Building Restrictions and Covenants, and Maintenance of Open Space for Pine Ridge Village, Swatara Township, Lebanon County, Pennsylvania is dated this day of ,2018.

WHEREAS, the Pine Ridge Village Homeowners Association ("Association") is governed by a Declaration of Building Restrictions and Covenants, and Maintenance of Open Space for Pine Ridge Village, Swatara Township, Lebanon County, Pennsylvania dated July 20, 2005 and recorded in the Office of the Recorder of Deeds of Lebanon County, Pennsylvania as Document ID #200513567 in Record Book 2065, Page 8468, el seq., as amended from time to time ("Declaration"), the Bylaws of Pine Ridge Village Homeowners Association ("Bylaws") and the Pennsylvania Uniform Planned Community Act, 68 Pa.C.S.A. §5 101, et seq. ("Act");

WHEREAS, the Board of Directors ("Board") has determined that it is in the best interest of the Association to amend the Declaration;

WHEREAS, Section 5219 of the Act provides that the declaration may be amended by vote or agreement of unit owners of units to which at least sixty-seven percent (67%) of the votes in the association are allocated;

WHEREAS, the requisite vote of the Unit Owners has been obtained to amend certain sections of the Declaration.

NOW, THEREFORE, intending to be legally bound, the Association, through its Board of Directors, hereby amends the Declaration as follows:

1. The first sentence of Article VII, Section 7.1 of the Declaration shall be deleted in its entirety and replaced with the following revised first sentence:

No unlicensed motor vehicles, licensed or unlicensed trailers of any kind, or habitable motor vehicles, nor boats, of any nature shall be kept or stored on any part of a lot within Pine Ridge Village except within an enclosed garage and in the case of temporaly loading or maintenance (temporary shall mean no longer than a consecutive seventy-two (72) hour period.

2, Article VII, Section 7.2 of the Declaration shall be deleted in its entirety and replaced with the following revised Article VII, Section 7.2:

Signage permitted for no longer than 7 days with the exception of a "for rent" or 'for sale" sign. Signs of any nature shall not exceed one (1) sign per lot, and which shall expressly refer to the lot on which sign is displayed. Signs shall not exceed five ('5) square feet in size.

I . The third sentence of Article VII, Section 7.3 of the Declaration shall be deleted in its entirety and replaced with the following revised third sentence:

Garbage or recycling is permitted to be stored at side of a home but must be concealed with approved structure or landscaping by board of directors and all garbage or recycling items must be placed in concealed bins.

4. Article VII, Section 7.6 of the Declaration shall be deleted in its entirety.

5. Article VII, Section 7.7 of the Declaration shall be deleted in its entirety and replaced with the following revised Article VII, Section 7.7:

No fencing or other barrier shall be constructed along the front portion of any lot up to the front wall of any residential dwelling located thereon; provided, however, subject to the provisions set forth in paragraph 7. 11 below, split-rail, vinyl, powder coated aluminum, or properly maintained painted wooden fences shall be permitted in the rear or side portions of a lot. Fencing cannot be deemed unsightly and shall not exceed five (5) feet further than half vvay to the front corner of residential dwelling. Fencing must drop to four (4) feet at the rear of the dwelling if extending the fence to the front corner of the home, unless otherwise directed by virtue of municipal ordinances of Swatara Township, and shall maintain a minimum of 50% translucency, unless otherwise directed by virtue of municipal ordinances of Sii'atara Township, and shall maintain a minimum of 50% translucency. Approi,alfiroin the association shall be required, along with a building permit, before installation. Fencing on corner lots shall not impede sight triangles, as shown on approved commnun ity plan.

The foregoing Amendment shall immediately become effective and binding at the time of recording upon the Association, its Members and their respective successors and assigns.
