Global Leader in BIM Services www.pinnaclecad.com innacle created the 3D BIM Model of Solterra Apartment, P comprising of 1 Building with 7 Floors, 2 Zones (East and West) for Solterra Midtown which is a Specialized Residential Complex at LOD 400 for Fabrication, producing construction shop drawing and also to meet various project objectives viz. 3D Coordination, Clash Mitigation, Quantity take- offs and Floor Penetration. The building construction for assisted living or oldage home of Solterra Senior Living - a privately held and self-managed owner and operator of four communities in Arizona and Colorado is to serve guests with loving care, enhancing quality of life for the duration of their stay. The total project cost for this project is 27,400 USD. Scope of Work Our scope of work for the project included creation of 3D Models of Sheet Metal, Mechanical Piping and Plumbing (accessory, equipment and fittings) of all buildings, Basic & Other trade coordination as well as preparation of Shop Drawing/2D Drawings for HVAC, MP and PL trades. Trades Covered: Mechanical Ducting (Sheet Metal), Mechanical Piping & Plumbing Software Used: Autodesk Fab CADMEP-2014, Revit-2016, LOD: 400 Pinnacle's Value Addition Challenges & Solutions 1. Input Challenge: CD Set provided by the client was not complete to perform the work. Solution: We raised RFIs to the client with specific snaps, took client suggestion and created BIM Model. We raised 10+ RFIs pertaining to: i. Matching Diffuser Schedule Duct Conflict with the Ceiling. ii. As per tag-5 there were two VTR connections on each end and it was critical to maintain the pipe slope in the two directions. We asked our client to review on the same. iii. We found the continuation of storm drain connection upto level-02 as riser but in Level-01 there was no continuation for the same. We resolved 1000+ clashes arising out of constructability issues related to duct vs. plumbing, plumbing vs. MEP and other trade coordination. We rerouted ducts and pipes for providing cost-effective solution to our client. We communicated with the client through Webex, Newforma and email.
