How’s the market?

It may be winter, but that will not stop our red hot property market

The median house price went up by 5.3% over the past month, defying forecasts of cooling activity. The growth means the average Sydney house is now 10.8% pricier than it was at the start of the year. A drop in the number of homes for sale continues to drive the growth in home prices. There are currently just over 18,000 homes for sale in Sydney, 13.7% less than in May and 15% less than there were at this time last year. It is unprecedented to see so few listings in Sydney. This drop in listings has pushed demand higher and higher and has seen an increase in the number of homes going to auction.

Last week, 765 homes went to auction in Sydney, and the Northern Beaches had a solid clearance rate of 79.1%. Long-term trends show it is rare for more than 700 homes to go to auction over a week in winter, which typically sees half that volume from week to week. But are buyers reaching their limits? Homebuyers took a breather in May as the number of home loans dropped in NSW, with almost 1000 fewer owner-occupier loans compared to April - a drop of 5.9%. With interest rates now at a record low, and with talks of a further drop later in the year, the property market does not show any signs of slowing down.
