Ialmost snickered when the home for sale at 210 Las Palmas Drive was described as a Hope Ranch starter home. I mean, isn’t that like say-ing that a triathlon is a “starter fit-

ness challenge” or that a chocolate soufflé is a “starter gourmet-baking project”? Shouldn’t any house priced over two mil-lion dollars be prohibited from having the word “starter” anywhere near it?

Fortunately I stifled my guffaw and turned it into a smile instead. My knowl-edge of Santa Barbara neighborhoods kicked in and reminded me that any resi-dence located behind the gates of Hope Ranch is automatically in a special class. With its private beach, desirable school district, more than 30 miles of horse rid-ing trails, and yet proximity to all of Santa Barbara’s main attractions, Hope Ranch is an aspirational enclave. Situated just inside the landmark gates, this home offers all of the aforementioned amenities at a fraction of the price tag of its neighbors.

The house itself is a serene, sophisti-cated ranch-style home built in 1969, with a long, low profile that blends beautifully into its surroundings. The front door

opens onto an entrance foyer, typical of this era and architectural style, and appro-priate for the spacious feel of this home of more than 3,300 square feet. There is room to spare, so pause and decide which direc-tion you’d like to wander first.

Straight ahead is the large, bright living room, with a soaring beamed cathedral ceiling above, and walls of glass looking out onto the backyard and swimming

pool beyond. The floor-to-ceiling natural rock fireplace against one wall is a stun-ning focal point, and its floating wooden mantel, suspended from the ceiling beams by rustic iron chains, is a unique conversa-tion piece.

The right wing of this home contains its living areas: A formal dining room leads to a large kitchen dominated by an island breakfast bar. Thinking of my tiny cot-tage kitchen, it’s possible that I may have exclaimed more than once about how nice and spacious this one is. Ditto my reaction when I saw the huge laun-dry room, a luxury that I haven’t experienced since, well, since I was a teen-ager living in my parents’ ranch-style home. Tucked in the front of the house is

a separate family room, still roomy yet offering a cozier setting for solving jigsaw puz-zles or watching movies than the expansive living room.

All four bedrooms lie down a long hall on the other side of the house. This floor plan lends itself well to both entertaining and a busy fam-

ily lifestyle, putting a little distance between the center of the action and quiet rooms for nap time.

While all the bed-rooms are large and well appointed, the master suite at the end of the hall is definitely the most striking. It

sports a fireplace, large slid-ing glass doors out to the pool, and a huge bathroom with separate shower, bath-tub, sink, vanity, and dressing areas.

Although we’ve called it a starter, don’t think that this home is in any way a fixer-upper. It has very recently been updated with new cabi-netry, floor coverings, and paint inside and out. The swimming pool has just been resurfaced, as well, leaving it sparkling like a pristine jewel in the backyard. The landscaping is minimal, leaving the spot-light on the mature eucalyptus trees out front, the hills behind, and the view out to the greens of the golf course beyond. The home’s many large windows take advantage of this beautiful setting, and its own gated driveway provides additional privacy.

While maybe not as opulent as its neighbors, this home is gracious and stunning in its own right. Its new owners will be able to put their own stamp on this small slice of Hope Ranch and enjoy all of the amenities associated with living in this coveted corner of the paradise that is Santa Barbara. If a two-plus-million-dollar starter home still sounds like an oxymo-ron, then you don’t know Hope Ranch.

What do San Diego’s Balboa Park and the Montecito Country Club have in common? If you answered that they are both quite pleasant environments, you are certainly correct, but if you

said architect Bertram Goodhue, give yourself a rous-ing Spanish Colonial “olé.” In his new book Dream Cities: Seven Urban Ideas That Shape the World, histo-rian and landscape architect Wade Graham makes the case that the extraordinary beauty of Santa Barbara’s carefully tended architectural identity began not in Spain or Italy, but rather in the imagination of Ber-tram Goodhue. Graham cites as evidence for this claim the detailed traveler’s reports that Goodhue created between 1896 and 1899 of “three romantic, out-of-the-way, overlooked sites that still boasted ancient exam-ples of buildings and bygone patterns of life.” Goodhue rendered each of these locations — Traumburg, a medi-eval town in German Bohemia; Villa Fosca, a Renais-sance villa with elaborate gardens situ-ated on a remote island in the Adriatic; and Monte Ventoso, a hillside village in northern Italy with a church and a piazza piazza piazza— in exquisite ink drawings that showed not only the relation of the land-scape to the architecture but also detailed architectural plans of the major buildings and carefully observed sketches of daily life. To these elaborate drawings Goodhue appended “lively notes” recalling visits and conversations with the people who lived in these towns.

What’s the catch? At the time, Goodhue had never been to Europe, and all three of these portfolios described not real places but fantasies, or “traumburgs,” dream cities conjured out of the young architect’s budding imagination. This, according to Graham, is the origin of our famed paradise of a built environ-ment, the idea of a “new kind of place: one with the economic and social advantages of a city, but none of its disadvantages.” The book’s opening chap-ter goes on to describe El Fureidis, the fabulous estate in Montecito that Goodhue created for his patron, James Waldron Gillespie, as the prototype of the contempo-rary suburban “castle,” an independent single-family dwelling designed to connect one’s current socioeco-nomic status with an artificial and imaginary version of the distant past. Subsequent chapters look at a range of equally influential notions about what the city could or should be, from the neoclassical “monuments” that establish cities as seats of governmental power to the tall “slabs” characteristic of both financial centers and public housing. Each designation comes complete with an origin story detailing the career of a particularly sig-nificant avatar of the style: Frank Lloyd Wright and the “homestead,” urbanist Jane Jacobs and “corals,” which are mixed-use, code-controlled groups of buildings that share a limited range of historicist styles.

As urbanists go, Graham is definitely a contrarian. For every predictable hero, like Jane Jacobs, there’s a surprise, such as his admiring portrait of Jon Jerde, the man who created Universal CityWalk, Horton Plaza

in San Diego, and the Fremont Street Expe-rience in downtown Las Vegas. When I spoke with Graham recently by phone, he emphasized the fact that in his version, urban design “is all the same storyall the same story all the same story

— the real world has always been constructed by engineers of

our desire, and we have always lived in the run-down detritus of their fantasies.” Even today’s obsession with green projects and sustainability looks like self-decep-tion to Graham, who compares LEED structures to space stations, as they make “the same promise of dis-connection from the negative environmental impact of human habitation.” “The intelligentsia leans toward the future,” he told me, “and green cities are just the latest version of greenwashing our dependence on natural resources. As a society, we have a magical belief in the power of objects, and science is an extension of that cargo cult mentality.”

Asked about the immediate future of Santa Barbara, where he was born and grew up as a UCSB faculty brat, Graham waxes more optimistic, stating that, despite the threat of significant population increases, we are still better off than most, even those who reside in the sup-posed models for the American Riviera. “In many ways, Santa Barbara is better than Andalusia or Florence,” Graham said, adding that he has not written Dream Cities to denigrate the work of architects and urban Cities to denigrate the work of architects and urban Citiesplanners, but rather to educate non-architects in the

various concepts that drive the world’s most common urban-planning conventions. Although it is not one of the forms addressed in the book, Graham cites the “ranch burger” as the most typical residential concept in Southern California. “A ranch burger is a satisfying but off-the-shelf, one-story, single-family home with a front and backyard and a covered garage or carport,” Graham explains. Asked if the ranch burger is “sus-tainable,” Graham observes that “there are already too many of them, especially in greater Los Angeles and in Orange County, because here in California, everyone wants to live like a hidalgo.” What are the consequences of the ranch burger explosion? “Crazy long commutes, bad traffic, you name it.” And the alternatives? “Sky-scrapers in Westwood and apartment block towers in Santa Monica, and this is already developing into open conflict on the Westside of L.A. People in Hollywood don’t want to look at a skyscraper out of their living room window.” Asked if there could be a middle way between the Manhattanization of Los Angeles and a zero-growth policy, Graham said that he thinks there has to be a middle ground because “it’s the all or noth-ing dreams that are the sources of the biggest and most destructive failures.” In an attempt to end things on a bright note, I turned the conversation back to Santa Barbara by asking Graham, who lives in Echo Park, a hypothetical question. “Okay, imagine you’ve got a couple of million to spend, and you are going to buy in Santa Barbara. What is it going to be?” Without hesitat-ing, he said “something on the west side of downtown, maybe on Bath Street, and with a courtyard. That’s the way we should be living here. Those courtyard bun-galows are the real indigenous architecture of Central Coast beach towns.” n

When the Hernandez broth-ers run into the occasional, inevitable family business scuffle, they do what many

twenty-somethings would do — they head out together for a beer at a sports bar. “By the end of the night, we’ve pretty much worked through it,” says Peter Her-nandez with a good-natured laugh.

Brothers of Industry began six years ago in the familiar start-up setting of their parent’s garage when they were both in their early twenties. Peter had studied business, and Andrew worked building homes and cabinets. “We put our two strengths together,” says Peter.

For their first projects, the brothers admit that they turned to YouTube tuto-rials to build simple tables and furniture that they would later sell at the Rose Bowl Flea Market in Los Angeles, and others in San Francisco. “It was a good way to start,” says Peter. “We were always thankful.”

From these weekend sales, their pro-fessional contacts with designers and clients quickly grew. “We started bring-ing on some really talented craftsmen,” says Peter about how they expanded their expertise and grew their vision.

The firm now occupies a large indus-trial workspace near the beach in Car-

pinteria that houses their growing crew of full-time designers, carpenters, and installers to service their impressive list of commercial clients.

“When you’re designing for the pub-lic, things have to be very durable,” says Andrew, who adds that it’s important to understand how people will be using their designs, especially in public spaces. “We’re still learning a lot of that stuff, and it’s been an ongoing process.”

Initially the team took their lead from architects, but now they run their proj-ects from concept to finish.

As Brothers of Industry has grown, so has their ability to work under pres-sure. “We had all hands on deck,” says Andrew about their time building out Santa Barbara Public Market on a short deadline. “It was hectic and late hours but a lot of fun.”

This playful attitude was also a part of their project creating fixtures and cabinets for three Sonos offices, which included unusual 13-foot solid-surface tables in the shape of a giant dog bone.

The firm is now contributing to the outdoor beer garden at the Santa Bar-bara Public Market. They have designed a back bar with stacked wood, seven-foot round light fixtures, booths, and furni-ture for the new space, which will house more than 40 beers on tap. The brothers can’t hide their enthusiasm for the proj-ect. “We just love food and drink,” says Andrew. “And one of the biggest TVs I’ve ever seen is going in there.”

Part of their fascination with televi-sions and sports bars comes from their passion for football. “We are so happy that the Rams are coming to L.A.,” says Andrew of the firm’s current bid to do the Rams’ new office buildings. “This would be a dream job because it’s really well designed. It looks like a space ship in there.” n

Village Properties Realtors held a dual purpose gathering on Thursday, May 26, with a ribbon-cutting ceremony for its new office space at 1436 State Street, as well as a celebration of the company’s 20th anniversary of being in business. Village Properties agents, clients, vendors and supporters came together in the courtyard of their new location to recognize the twenty year mark and toast the future. Village Properties co-owners Ed Edick and Renee Grubb joined Santa Barbara Chamber of Commerce President Ken Oplinger to cut the symbolic ribbon and declare the new office space open for business. Over one hundred supporters applauded the ceremony.

Grubb and Edick addressed the crowd with short speeches. “I’ve spent one third of my life at Village Properties and yet it seems like we started yesterday. We are thankful for the support from our local community for the last twenty years. We are excited to discover what the future holds,” said Edick. Grubb also thanked those in attendance, and reiterated that one of the reasons for the company’s name is that “It truly does take a village. We are a productive, collaborative village of experienced professionals. We couldn’t have built this company without all of you.” Renee and Ed were joined on stage by Dianne Johnson, Gregg Leach and Patricia Griffin, several of the original agents who have been with the company since it first opened its doors in 1996. Johnson presented Ed and Renee with colorful posters that had been signed by all of the agents and staff in commemoration of the occasion. She stated, “I know I speak for all of us at Village Properties when I say that we are proud, grateful, and honored to be working at Village. You have built such a world class company, you always treat us right, and you have provided us with ways to bring our clients' properties to the world. Congratulations on the first 20 years.”
