Michael Green and Associates has put together a variety of marketing ideas for you based on initial discussions and previous client experiences. These ideas range from traditional marketing techniques to more innovative ideas that involve viral and other marketing techniques. Some of the ideas can be used together and some of them relate to different target market segments. Luxury Video and High End Photography • Create a video and high resolution professional photographs to post on the Internet and YouTube

that will have a massive wow factor. The idea is for the video to be so stimulating for the viewer that they feel the need to pass it on in a “viral” manner. Starting the initial spread of the video and story can be done through personal emails, posted on blogs, Facebook, Twitter, and other social media websites and if the message is successful it will spread to reach a large audience. It is also important to show the surrounding area features, which our marketing director will oversee while preparing the script for the video shoot. We have included a video that we produced for one of our luxury home clients in the Tampa Bay area. Special Event / Open House • Hosting a special event / open house can be another effective way to generate awareness and

create a positive image for your luxurious property. One idea is to host a broker open house by inviting all of the top luxury realtors in the world for a weekend stay to tour the property. Search Engine Optimization (SEO) Techniques • SEO optimizes your position on search engines (such as Google) and helps improve the quantity

Classic Properties International brings together the most experienced team of real estate publishing professionals with the nation’s finest real property brokers. Having published upper-end property magazines since the early 1980’s, the ALE personnel are well-acquainted with the top companies and agents throughout the country. Realizing a potential purchaser’s interest is region specific, they currently produce publications for four areas of the United States, allowing the reader to peruse that section that piques their interest. To ensure that the book is placed in the hands of qualified recipients, Realtor advertisers contribute their private mail lists from their market area. For those who prefer not to receive printed material and so that individuals have the opportunity to view available properties from all areas of the country, they place a digital version of each edition on their website. Mailing Program of the Full-Color, magazine-size, Exclusive Luxury Real Estate Brochure: Printed versions of each edition of Classic Properties International are distributed directly into the markets of each participating Realtor. As a rule of thumb, 500 magazines are mailed into a market for each page of advertising contributed. Preparing Your Home for Sale

It's a fact: acquiring the highest market value and elevating your property above others in the same price range often comes down to first impressions. In my experience, there are some simple ways we can maximize your home's appeal. Closing 101

The closing process finalizes the sale of your home and makes everything official. Also called the settlement, the closing is when you get paid and the buyer receives the deed to your home. Here are a few things to bring to the closing: • House keys • Garage door opener(s) • A picture ID What can you expect? The closing agent will look over the purchase contract and identify what payments are owed and by whom; prepare documents for the closing; conduct the closing; make sure taxes, title searches, real estate commissions and other closing costs are paid; ensure that the buyer's title is recorded; and ensure that you receive any monies due to you. What are your costs? Sellers commonly pay the following at closing: • Mortgage balance and prepayment penalties, if applicable • Other claims against your property, such as unpaid property taxes • Unpaid special assessments on your property • Document stamps (or taxes) on the deed • Real estate commission • Legal fee or title insurance premium After the closing...make sure you keep the following for tax purposes: • Copies of all closing documents • All home improvement receipts on the home you sold

Are there things we should do to our home to help ensure the maximum price? Yes. There is a benefit to making sure your home looks its best prior to offering it for sale. There are also small remodeling jobs that will pay off at resale. I can advise you about specific improvements that will increase your home's marketability and value. How often will you advertise our property? I don't just list homes; I market them. I will make sure your home is marketed to potential buyers around the clock, 24 hours a day, 7 days a week. I will customize a marketing plan to reach the types of buyers most likely to purchase your home. I know how to maximize the power of the Internet for my clients, while also using traditional methods including newspaper ads, brochures, yard signs and direct mail. Will you be present at all showings? At open houses or special events, I or a member of my team, will be there. For showings, potential buyers will bring their own agents to see your home. Most buyers prefer only their own agents be present when evaluating a prospective new home, but I or a member of my team can be there if you request in advance to best present your property, to overcome all objections and sell the lifestyle benefits of your property. What if another agent tells us they can get us more for the house? Some agents will quote a higher listing price just to get your business, but an overpriced house will not sell.
