Homeowners take on projects to improve their homes for a variety of reasons. Some may do so to make a home more functional, while others may do so to improve their home’s resale value.

Some homeowners take on a home improvement project to make their homes more eco-friendly. Such projects are often mistakenly assumed to be costly undertakings, but there are several cost-effective ways to make a home more eco-friendly.

* Upgrade your appliances. A home improvement project does not have to require the use of a hammer and nails or the hiring of a contractor. A simple home improvement project like upgrading older appliances, including the washer and dryer, to newer, more efficient models can give a home a fresh look while reducing energy consumption. That reduction in energy consumption is a byproduct of the stricter standards placed on manufacturers who must adhere to guidelines to produce products that are more energy-efficient. For example, the Natural Resources Defense Council notes that today’s energy-efficient refrigerators will use less than half the energy of models made as recently as 15 years ago.

* Add more insulation. Adding more insulation or replacing older insulation used to be an especially laborious process. However, in many instances insulation can now be added or upgraded to a home without any major reconstruction or demolition, reducing the cost of the project considerably. Adding more insulation to a home can reduce energy consumption in the winter, when the home will feel warmer and allow you to keep the thermostat at a more reasonable number.

* Install high-efficiency water fixtures. Few people think about how much water they consume over the course of a typical day, but the figures might be eye-opening to those who hope to adopt a more eco-friendly lifestyle. According to the United States Geological Survey’s Water Science School, it’s generally accepted that the average person uses between 80 and 100 gallons of water each day. Showers seem to be especially wasteful, as older shower heads might be using as much as 5 gallons per minute, or 50 gallons of water during a 10-minute shower.

and affordably replaced with newer, more efficient fixtures. Today’s high- efficiency low-flow showerheads can provide a strong shower stream while reducing water consumption. Such showerheads are also less taxing on your water heater, reducing your energy consumption as a result. Homeowners can also install high- efficiency toilets that use as little as 1.3 gallons of water per flush (compared to older models that consumed as many as 5 gallons per flush). The Environmental Protection Agency estimates that installing water-efficient fixtures and appliances would save more than 3 trillion gallons of water and more than $18 billion annually.

* Install a programmable thermostat. Programmable thermostats present another affordable way to improve a home and benefit the environment. Some of today’s programmable thermostats can record personal preferences and usage and determine the best course of action for heating and cooling your home. Temperatures can be adjusted room-by-room, and the programmable thermostat allows homeowners to control their heating and cooling while they’re out of the house, ensuring they’re not paying to heat or cool an empty house and wasting energy in doing so.

Home improvement projects don’t have to be a grand undertaking, particularly when a homeowner’s goal is to make a home more eco-friendly. A few minor and affordable changes may be all it takes.

Improve Indoor Lighting and Mood

Want to improve your mood, productivity and general well-being? Consider turning on a light. The psychological effects of lighting have long been a subject of study. It has been documented that the intensity and quality of light can impact the psychological and physiological well-being of a person, affecting daily mood. The Mayo Clinic says that a lack of adequate lighting can make people feel depressed. That’s because light deprivation can affect the production of the hormone melatonin, leading to physiological imbalances. An abundance of light can get bodily systems back in check and also may be an alternative therapy for common emotional issues.

Lighting is such an important factor in mood that even stores and businesses study the impact certain lighting can have on people and their impression of a space. In fact, lighting design is an art and a science. Lighting designers must have an understanding of the visual quality users of a space need for their health, safety and enjoyment.

The Illuminating Engineering Society of North America lists the basic body of knowledge on lighting in the IESNA Handbook. It includes summaries of recommended practices based on research and consensus of successful lighting for specific applications. But individuals don’t need an extensive knowledge of lighting principles to improve their own interior lighting situations. Instead, a cursory understanding of what works can do the trick. Here are some things to consider.

* People are attracted to light. If lighting is necessary for safety, brighter illumination will guide the way.

* Brightness focuses personal

attention on a particular object or area. * To create a more pleasant atmosphere, use wall lighting instead of overhead lighting in a space.

* In public spaces or areas where individuals need to be alert, overhead lighting is the best option.

* Dim lighting is best for rooms in which relaxation is desired. That is why table lamps are often used with a shade to diffuse the light.

* Homes typically need a combination of lighting sources. An overhead light paired with ambient

light and task lighting can help most people get things done.

* According to light bulb manufacturers, think

in terms of layering light. Light sources should be placed

at different heights throughout a room to supply adequate

illumination as well as visual interest.

* For those who want to boost mood, consider full-spectrum

light bulbs that mimic the spectrum of outdoor light.

* Another easy remedy (during the day) is to simply let more outdoor light in. Keep blinds open

wide, especially those that face west and south. Bedrooms with windows facing the east

may help people rise with the sun. Skylights can help light shine indoors when the sun is directly overhead. There are also sun tubes that help direct sunlight into rooms under an attic where traditional skylights cannot be installed.

Remember, bright light can energize a person, so it is important to wind down from a long day by dimming the lights and preparing for sleep in the evening.

Individuals often take light for granted and only realize something is off kilter when their homes are not adequately lit. There are different ways to remedy inadequate lighting situations. Speaking with a lighting designer may help.

Financing a Home Improvement Project

After years of funny financing and few limitations on loans, banks and other lenders have tightened up their lending policies. As a result, homeowners considering a home improvement project might need to look elsewhere to secure financing. There are no certainties in the real estate markets. Though statistics suggest marked improvement in home sales over just a few months ago, many homeowners remain weary about selling their home to try to move up to something bigger and better. The National Association of Home Builders says many people are choosing to stay put in their homes and remodel or make renovations to transform the house into something more comfortable.

While there are many worthwhile home renovation projects, the NAHB recommends projects that bring your home up to par with the neighbors’. It doesn’t pay to transform your home into the most expensive on the street -- unless you plan to live there for the rest of your life. Real estate experts recommend that a remodeling investment increases the value of your house by no more than 10 to 15 percent above the median sales price in your neighborhood.

When it comes time to finance a remodel or renovation, you may not know where to start. Credit restrictions on home mortgages that have troubled many would- be buyers have also plagued individuals looking to finance home improvements. However, homeowners hoping to finance a project do have options, and not all of them require stellar credit ratings.

* Borrow against a retirement plan. Many retirement plans, such as a 401(k), allow plan members to take out a portion of the

savings to put toward a home loan. This does not mean you are taking money out of the account permanently. Rather, you are borrowing against yourself, with repayment necessary in a certain time frame. Because these loans often offer very low interest rates, and essentially the interest is being paid back to you, they might be a good option for men and women who cannot secure a traditional loan. However, if you have been laid off, there may be a shorter repayment period. Also, the interest on these loans is not tax-deductible.

* Borrow against other investments. CDs, bonds or mutual funds can provide the collateral you need and earn you a lower interest rate. Fixed- income investments are more table options to borrow against, as their value won’t have a chance to decline.

* Apply for a home equity loan. Many people have heard of a home equity loan, and it is usually the first choice when borrowing funds for renovations. Essentially a home equity loan is taking out a second mortgage on your home to pay for the work you want to have done, which is based on the equity, or the difference between the home’s fair market value and the outstanding balance of all liens on the property. The interest on these loans is tax-deductible, which can make this financing option quite popular.

* Secure a home equity line of credit. A home equity line of credit, or HELOC, is another type of home equity loan. Instead of receiving a lump sum to use toward renovations like you would with a traditional home equity loan, a HELOC is sort of a credit card type scenario based on the equity in your home. You are given a line of credit, against

HELOCs have a draw period, during which the borrower can use the credit, and a repayment period, during which it must be repaid. HELOCs generally have lower mortgage fees at the start and are generally subject to the same tax incentives as regular home equity loans.

* Consider refinancing. Interest rates on mortgages are at historic lows. You may qualify to do a cash-out refinance, where you borrow against the value of your home and create an entirely new mortgage at the lower rate. Although you will start your mortgage all over from day 1 and have to pay closing fees, this type of refinancing can be more advantageous to homeowners with significant equity in their homes.

* Apply for a government- sponsored loan. The government may offer programs aimed at helping individuals who are underwater on their home loans

borrow money to make necessary improvements. While the funding cannot be used to purchase luxury items, such as a swimming pool, it can be used for necessities. Residents of the United States can explore FHA 203(k) refinance options and an FHA title 1 improvement loan.

* Discuss financing with your contractor. Some contractors may offer financing. Keep in mind that the interest rates may be high, and it may be difficult to investigate the security of these types of loans.

Many homeowners also look to credit cards to help finance some home renovation projects, but they should be used as a last resort. Credit cards typically come with high interest rates, and while they are good for some small projects, financing larger projects on a card may land you very deep in debt.

Homeowners who choose to stay in their homes and make renovations have a host of options at their disposal to finance those projects.

* Saxony: This soft carpet is medium-durability and will show footprints and vacuum marks. Saxonies are tightly twisted cut piles that are heatset straight. Saxonies consist of two or more fibers twisted together in a yarn.

* Frieze: A highly twisted cut-pile carpet that is good in high-traffic areas. The short fibers curl in different directions to hide footprints.

* Plush: These carpets are lightly twisted, uniform-colored fibers that are soft and usually found in formal

rooms. They will hold footprints and show vacuum marks.

Roughly half of all homes have hardwood flooring, and industry professionals suspect more and more homeowners are looking to hardwood flooring for their homes.

When surveyed, 90 percent of real estate agents have said that hardwood flooring is a desirable feature in a home. Those agents also say property with hardwood flooring sells faster than one with carpeting or another flooring option.

With hardwood flooring so prevalent in homes, protecting those beautiful wood floors is a major priority for homeowners. Caring for hardwood floors only takes some common sense precautions and minimal maintenance. Today’s hardwood floors are often produced with durable sealants that protect the wood underneath or are comprised of composite or reclaimed wood products. But that doesn’t mean precautions should not be taken to further protect against potential

damage to the flooring. * Place area rugs or mats at the

doorways entering the home. This way sand, dirt and other debris can be wiped off at the entryway and not carried onto the wood flooring where it can cause abrasions over time.

* Pay careful attention to which types of shoes are worn on the floors. High heels or cleats can damage the wood. Removing shoes prior to walking on the floor is a safer bet.

* Choose the right type of cleaner for the floor. Do not assume just because a particular cleaner is adequate for wood cabinetry or furniture that it is also fine for wood flooring. Check the label.

* Use area rugs and carpet runners on areas of the floor that tend to be high-traffic areas. This will prevent these areas from being worn down unevenly from other areas of the floor.

* Do not allow water or other liquids to stand on the floor for a long duration. This can cause degradation

part of a home. Some are rarely opened, while others are used on a daily basis. Though they might be overlooked, garage doors play a role in thousands of injuries every year.

Roughly 20,000 people each year are treated in hospital emergency rooms for injuries related to garage doors, says the U.S. Consumer Product Safety Commission. The majority of injuries happen at a person’s own home.

Although children are more susceptible to garage door injuries, these injuries can happen to people of all ages. That is why it is wise for all members of the family to familiarize themselves with how to prevent garage door injuries.

Put 4 to 7 feet between the refrigerator and sink, 4 to 6 feet between the sink and stove and 4 to 9 feet between the stove and refrigerator, with the ideal size resulting in a work triangle where the three sides total between 15 and 22 feet.

Garage Organization 101 Garages are coveted by

homeowners across the country, offering a space to park a car and protect it from the elements. But many people do not park a car in their garage, only to find the garage become a home to clutter.

Garages tend to become the official catch-all of a home. When an item cannot be crammed into a hiding space elsewhere, it often ends up dumped into the garage, where it joins the long list of other abandoned items. It can be easy to let garages become a wasteland because everything put inside a garage is behind a closed door. That mess can quickly build up, and reclaiming your garage requires energy, time, organization, and a plan.

Organizing a garage will take some time. An entire weekend or two consecutive days may be necessary depending on the level of disarray. After completing the sorting process, look at the garage as a blank space and measure out the room that you have. This will provide an empty canvas as a starting off point. To maximize the amount of space you have as a work area or a place to park your car, invest in as many tools as possible to utilize vertical space. Shelving, hooks and cabinetry will

take things off of the floor, while storage units with doors can hide items that lack aesthetic

appeal. Rolling tool caddies and cabinets can keep all tools neat and in organized

drawers so you’re never hunting and

pecking for a tool again. A cabinet

that has a lock and key can

be utilized for dangerous chemicals

that need to be kept out of the hands of children

and away from pets. Think about how the garage will appear from the curb when the door is raised and create a design that will be functional and neat.

Take the opportunity while the garage is empty to give walls and floors a fresh coat of paint and improve the lighting in the garage. A brighter garage makes for a better work station.

How to Treat a Termite Problem Termites are houseguests few

homeowners want to experience. With their reputation for voracity and the damage they can inflict on a home, termites are something most people want to avoid at all costs. If termites are already a problem or something homeowners simply want to prevent, there are effective ways to banish these unwelcome guests or keep them from ever entering a home.

What is a termite? Termites are small social insects

that have the capability to destroy wood. Sometimes they are mistaken for ants, but the two insects are quite different. Termites are actually close relatives to the cockroach. Many termites appear as white or light- colored and may seem translucent. Winged termites are darker in color. Termites have a grub-shaped body but, unlike ants, no discernable hourglass- shaped waist. Also, their antennae are straight and look beaded, like a string of pearls, while ants have elbowed antennae. Another way to differentiate

ants from termites is that termite eyes are very small or nonexistent, while ants’ eyes are clearly visible.

Termites live in a nest or colony in large numbers. Their primary food source is plant fiber, known as cellulose. Most termites are rarely seen unless they are swarming or if their nest or a portion of wood has been opened revealing the insects inside.

Treating termites Many people do not even know

they have a termite problem until that problem has escalated. Because they remain hidden most of the time, termites can be difficult to detect. Incidences of soft wood or visual recognition of swarming termites that occur in the spring can indicate that termites could be residing in a structure or nearby. There are different types of termites, and proper identification is necessary to find the correct treatment option.

Unlike other pests, termites are pests whose detection and removal is

best left to a professional who can recognize the subtle signs. He or she will identify certain signs of an infestation, such as mud-looking material on wooden surfaces, discarded wings from a swarm, piles of sawdust, termite tubes running outdoors from the soil to a home, buckling paint, and other indications.

There are different ways to prevent or treat a termite infestation. To prevent termites, there are applications of termiticides that are put into the soil surrounding a home or structure. Also, removal of moisture in and around the house is key because termites need moist conditions for survival. Poisoning of nests is also a treatment option.

If termites already have infiltrated a home, fumigation may be necessary to remedy that problem. However, fumigation is not always effective at killing eggs and all of the termites. Most exterminators will use a combination of treatments to rid a home of termites. If extreme wood damage has occurred,

portions of the structure may have to be removed and rebuilt. This also may help alleviate some of the scent trails termites use to travel to and from nests and food sources.

Other termite prevention tips There are other tactics to prevent a

termite problem. * Don’t store firewood in contact

with the ground. * Use chemically treated wood for

building structures. * Disguise wood by painting it or

using a shellac or varnish. Termites may not like the taste of treated wood.

* Prevent hidden entry points where termites can go unseen.

* Remove cardboard, newspaper, cotton materials and any other cellulose from the floor.

* Vent kitchens and baths so that they will not trap moisture.

* Fix any and all water leaks. * Don’t plant gardens or put soil

directly against a home’s exterior walls. Simple precautions and a routine inspection can prevent termites from becoming a problem.

Made chiefly from polyvinyl chloride, or PVC, vinyl siding is the most commonly installed exterior cladding for residential construction. The history of vinyl siding can be traced to Ohio, where it was introduced to the exterior cladding market in the late 1950s by a private company. Vinyl siding comes in several different types. Here are the key variations.

* Vinyl shake siding: Vinyl shake siding has been designed and colored to look just like real cedar shakes, but without the maintenance, such as powerwashing or staining, associated with a wood product. Vinyl shake siding offers the same benefits of other types of vinyl siding, but tends to look like it is an expensive cladding material.

* Vinyl log siding: Log cabins may seem like an adventure. However, being

surrounded by wood can have its disadvantages, most notably maintenance issues surrounding wood. Vinyl siding manufacturers have created vinyl log products molded directly from real lumber, providing a look that mimics real wood, like that used for a log cabin. As vinyl siding continues to be a favorite among homeowners, certain trends emerge each year. While rich-colored siding was a popular trend just last year, homeowners engaging in siding renovation products are now turning more to warm, earthy colors. Expect to see more gold, clay, and warm red shades with trim colors only one or two shades off, for a monochromatic effect.

Another trend involves a continued interest in renewable materials or siding comprised of some post-recycled consumer content.

Energy conservation is also on the minds of consumers, and some areas of the country have modified building codes to require continuous insulation of home exteriors to prevent heat and cooling losses more effectively. As a result, more customers may opt for solid core vinyl

The exact time to fertilize depends on the

region, but it’s generally best to fertilize between April and early June, and then in the fall between late September and early November.
