ZSA ZSA Property was responsible for the most recent sale in the building (Unit 9) - where we

achieved a record price in under 32 days (where the average days on market for Perth was 69 days

at the time).

You may not know this, but I was also personally involved in selling all of the apartments at

EIGHT off-the-plan. I know the development extremely well, having sold all 27 apartments.

OUR TOP FIVE TIPSWe’ve all opened up a copy of Vogue Living magazine and

drooled over the amazing photos whilst thinking to ourselves, “Wow, I would LOVE to live there”. Well, the thinking behind selling your home and presenting a property for sale is no different.

If you’re thinking of selling your home or

investment property, your first priority after

appointing the right agent should be to ensure

your property looks the part and has that all

important “wow” factor (as if it just stepped out

of Vogue Living). Why? Because presentation

is critical to attracting buyers and achieving the

best possible price from the market.

When thinking about your property, you

need put yourself in the buyer’s shoes and

ask yourself “Would I fall in love with this

property in it’s current state?” If the answer is

“No”, then you need to take pro-active steps

time and money spent now, can save you

assess whether you think it could do

with some ‘freshening’ up. A fresh coat

of paint works wonders with how a

property presents.

3ATTEND TO ANY OUTSTANDING REPAIRSThe last thing you want buyers to notice

is any repairs that might be necessary to

a property. Not only does it reduce the

perceived value of the property in the

buyer’s mind, but a buyer will inevitably

factor those repairs into any offer they

may wish to make. It is also quite likely

that the discount the buyer applies to their

offer will be far greater than the amount

it would have cost you to do those repairs

in the beginning.

4PROFESSIONAL STYLINGProfessional styling is one of the best

ways to achieve that “wow” factor and

hit the nail on the head when it comes

to the presentation of a property.

Not only will a stylist pick furniture

pieces specific to your property, but

they will also add those all important

finishing touches, such as soft furnishings

and accessories that conjure a particular

lifestyle and add warmth to a space.

It’s all about enhancing the ‘look and

feel’ of a property. You can be guaranteed

a property that is professionally styled

will not only generate more attention but

will also appeal to the buyers emotions

and sense of connection.

PROFESSIONAL PHOTOGRAPHY AND VIDEOToday’s buyer is much more sophisticated and conditioned than before. Buyers have

come to expect quality content and marketing. Let’s be honest, there is no mistaking the

difference in quality between a professional photo and that of a self taken casual snap.

A good photographer knows how to get the most out of a room and will balance the

lighting of a space, create ‘ambience’ in a shot and capture a room from the best possible

vantage point. Properties that incorporate professional video as part of their marketing

campaign are proving to generate more interest and enquiries and is a great tool to elevate

the property’s presence in the market place.
