Addendum Three (AD.03) to the drawings and specifications prepared by Gibraltar Design for Kokomo Pettit Park Elementary School Interior Renovations for Kokomo School Corporation, Kokomo, Indiana.

SECTION 238219 – VERTICAL UNIT VENTILATORS

1. GENERAL DESCRIPTION

Description & Certification

1.01 The supplier shall provide a vertical upflow configuration classroom ventilator. Exterior wall mounted unit will not be acceptable. The unit shall be a complete, factory finished, Changeair unit ventilator manufactured by Changeair, a Systemair company.

1.02 Units shall be CSA, UL or ETL certified and labeled indicating that the equipment has been independently tested and meets the applicable safety standards required both in the United States and Canada. Units shall be manufactured in an ISO 9001 registered facility or by a company manufacturing ventilation equipment for at least ten years.

Cabinet Construction

2.01 Cabinet construction should be such that internal 16-gauge frame supports all internal metal pans and components. Exterior panels should not support any internal components.

2.02 The outer cabinet will be made of 20-gauge steel with a powder coat baked enamel-textured finish to an appliance standard. The cabinet panels shall attach to the frame without visible screws, rivets or fasteners.

2.03 The cabinet front shall incorporate two fully insulated full sized hinged panels held closed by no less than one tamper resistant cam lock in each panel.

2.04 Cabinet panels shall be thermally/acoustically insulated with 1” (2.54 cm) thick flexible fiberglass insulation, covered in the air stream with a black coated mat. All exposed edges to be sealed. Density to be a minimum of 1.5 lb/ft³. Insulation shall comply with 25/50 Flame Smoke requirement as per UL 1995/ CSA 22.2 No. 236 standards in addition to UL94-HF-1 flame rating. Insulation with only UL94-HF-1 flame rating is not acceptable.

3.01 A duct collar 24ʺ x 12ʺ is supplied with the unit ventilator for connection of ductwork. Ducting and ceiling diffusers should be sized to operate with the units at .25ʺ ESP. All external ductwork and diffusers must be correctly sized, fabricated, and supplied by installer.

3.02 The unit shall be supplied with punched return grille openings, see drawing for size and exact location.

2. FILTRATION, COIL DATA AND AIR MIXING

Filters

1.01 Each unit shall be equipped with a 2ʺ pleated disposable filter. The location of the filter shall provide 100% filtration of both re-circulated and outside fresh air.

Heating

2.01 The unit shall be supplied with a hot water coil consisting of 3/8” copper tubing with corrugated rippled aluminum fins bonded to the tubes preventing electrolytic action. The coil shall be sized to provide the required heating capacity as shown in the schedule. Supply and return connections (¾ʺ Nominal Tubing) stubbed out the top left side of the unit. See drawing to see exact position of the connections.

Cooling

3.01 The drain pan shall be constructed from stainless steel metal.

3.02 The drain pan shall be coated with closed cell insulation.

3.03 The unit shall be supplied with a primary chilled water coil consisting of copper tubing with corrugated rippled aluminum fins bonded to the tubes preventing electrolytic action. The coil shall be sized to provide the required cooling capacity as shown in the schedule. Supply and return connections (¾ʺ Nominal Tubing) stubbed out the top right side of the unit. See drawing for exact position of the connections.

4.01 The outside air damper shall be a low leakage parallel blade design. The frame and blades shall be constructed of extruded aluminum with blade design being streamline or airfoil construction, operated by zero maintenance, concealed linkage, ½” (13mm) axles bolted to the blades shall operate on bronze oilite bearings. Both blade edge and jamb seals shall be of the pressure sensitive type for low leakage. The return air damper shall be a single insulated galvanized steel blade operated by zero maintenance linkage, ½” nylon axles bolted to the blades.

4.02 The dampers shall be equipped with a Belimo spring return damper actuator with a minimum torque of 18 in/lb. The actuator must provide proportional damper control in response to input of 2 to 10 VDC. Actuators shall use a brushless DC motor controlled by a microprocessor and be protected from overload at all angles of rotation.

4.03 The damper actuator shall allow outside air to mix with return air, the volume of outside air during the occupied period to be fixed to a minimum outside air of 450 cfm. It shall have the capability of opening during an economizer cycle to allow the introduction of a nominal 100% of the total supply air through the outside air damper.

4.04 The outside air/economizer damper must facilitate the introduction of a nominal 100% outside air, bypassing the recovery system during “free cooling” cycles.

3. FANS, FRESH AIR RECOVERY

Supply Fans and Motors

1.01 Supply Motor and Fan Assembly shall consist of one fan body to supply the specified cfm. Each fan body shall be a double inlet centrifugal type blower. An electrically commutated motor (ECM) programmed to deliver the specified airflow at the nominal .25” esp. will drive the fan. Standard permanent split capacitor (PSC) motors will not be acceptable. Fan shall be variable speed.

1.02 Motor fan shall be isolated from the supply fan by using the metal motor mount bracket and rubber insulator. Fan assembly slider shall sit on felt insulation in two fan bodies.

1.03 The supply fan shall be orientated in a design position such that the mixed air will be drawn through both the heating and cooling coils before reaching the supply fan.

1.01 The main power supply shall connect to the unit through a wire race way directly to either a terminal block or to the unfused disconnect provided by the unit manufacturer. Standard electrical supply voltage shall be 120 VAC phase 60 Hz.

Service Disconnect

2.01 Each unit shall be supplied with a line voltage service disconnect and a door switch for control voltage interrupt to disable the mechanical components when the service panel is removed. The disconnect switch is lockable in off (standard on all units except electric heated models)

Internal Protections

3.01 Each unit shall be equipped with a Auto Reset Capillary Type Freeze Protection to prevent the hot water from freezing due to an abnormal drop in the discharge air temperature.

3.02 All internal functions must be fuse protected by a time delay fuse properly rated for the amperage load.

Factory Training, Installation, Start-up, On-site Testing, Demonstrations and Manuals

4.01 Installation shall be in full accordance to the manufacturer's instructions, generally accepted practice and all applicable codes. The manufacturer shall not be responsible for improper application or installation, which may invalidate the warranty. Some models and installations may require the contractor to fabricate or extend a wall sleeve, check drawings and equipment specifications. Contractors are responsible for protecting the units from damage during construction. Contractor shall clean or replace filters prior to turning the building over to the owner. UNITS ARE NOT CERTIFIED AS CONSTRUCTION HEATERS, USING THEM IN THIS MANNER MAY VOID WARRANTY.

4.02 The manufacturer's agent that supplies the equipment shall be responsible for overseeing or reviewing the installation at the initial start-up or soon thereafter. The agent will also demonstrate to the building maintenance personnel the operation of the unit(s) and explain warranty procedures.

4.03 At completion of the installation the manufacturer will provide the owner with (2) sets of installation, operation and service manuals with shop drawings and electrical diagrams.

4.04 The manufacturer shall supply a limited one year warranty on all parts. Also a limited two-year warranty will be provided on external rotor motor fan assemblies and three-year on the damper actuator.

5. CONTROLS

BACnet Compatible DDC

1.01 A native BACnet, fully programmable, direct digital controller shall be supplied and installed by the factory. The controller shall be programmed to operate the ventilator and be site ready to be connected to a BACnet compatible head end.

1.02 The controller must also be able to run standalone and occupancy determined by an internal weekly and annual schedule.

1.03 The controller must also include Room Sensor that can be wall or unit mounted. This sensor will sense the temperature in the room and provide an operator interface with limited programming adjustments and over-rides.

1.04 The new temperature controls system shall be an extension of the existing School District’s Tracer EMS. Modify and reprogram existing control system operation as required to incorporate the new equipment.

1.05 Mechanical Contractor shall furnish & install all temperature, pressure, and flow sensor wells as needed for Temperature Controls system.

1.06 Temperature Controls installer shall be responsible for all electricals to their equipment/components.

1.07 CO2 will be built in with the room sensor.

1.08 Humidity sensor will be built in with the room sensor.

Water Control Valves

2.01 The control valve(s) shall be supplied and installed by the mechanical contractor.

2.02 A 2-way modulating spring return control valve with isolation valves, circuit balancing valve and strainer shall be supplied and installed by the manufacturer.

Motor Speed Controller(s)

3.01 The (supply and/or relief) ECM fan control board shall accept either a direct 0-10 VDC analog control signal for full modulated control of the fan output or a 24 VAC digital signal for required fan output.

6. ACCESSORIES

1.01 A 3-sided, non-insulated cosmetic top duct cover shall be included with each unit ventilator. The cover shall be constructed of heavy 18-gauge steel with textured powder coat painted finish to match unit ventilator. The top duct cover come in 3 standard heights 20”, 30”, & 50” that can be cut down to be 2” to 3” above the suspended ceiling height.
