Our water is safe to drink.

The public water supply is safe to drink and will not contribute to the spread of the Corona virus. The World Health Organization has conducted scientific studies and concludes that public water systems that use chlorine and other accepted disinfection methods are sufficient to support public health. As with most public water systems, our Meridian Ranch water maintains a chlorine residual from the water treatment plant all the way to the household taps.

Design Review Council Corner

Governance in Meridian Ranch DRC:

Our Governance Director has been approached numerous times while conducting community tours by people asking “Why don’t you get out of your vehicle and talk to us instead of sending a letter?”

Answer: Safety is the number one reason and the Covenant Management Policy outlines the process, which does not include stopping and talking to each owner. There are currently 958 owners in DRC No. 1 and 1,431 owners in DRC No. 2.

Procedure- Most violations of the covenants occur as a result of misinformation or the Owner being uninformed of the restrictions or standard. Therefore, the following procedure is established as a standard plan for receiving violation information and providing notice of violations to Owners to bring resolution to covenant violations within the Meridian Ranch DRC community.

1. An alleged violation of the governing documents may be identified by:

a. A written complaint/report by a member of the DRC, or

b. Observation by management during an onsite neighborhood inspection.

2. If others report an alleged violation, Management shall verify the existence of the violation. If the nature of the allegation is a circumstance that Management cannot tangibly observe by visiting the site at the given time, the complainant must give ample information about the violation observed (in writing) providing the DRC with details upon which it can rely for further action. If insufficient information is provided or if the complainant is unwilling to give written testimony to the circumstances, the DRC reserves the right to not pursue further action.

3. Once verification has been made that a violation exists (or reasonable determination that such circumstances occurred), Management shall send a Courtesy Notice to the Owner, simply stating the nature of the violation and the date by which remedy must be completed.

Did you notice the new stop signs at Lambert and Londonderry? Four-way stops are some of the first traffic rules discussed in driving school. They are often a frustrating experience for many drivers though because they don’t remember who should go first.

• First to arrive, first to go. Just like in kindergarten, you wait for your turn and don’t cut in line.

• Tie goes to the right. If it isn’t clear which car was there first, the car on the right has the right-of-way.

• Straight before turns. If two cars are across the intersection from each other at the same time, and no car is on the right of the other, it depends on the traveling direction of the two cars. If they are both going straight, they can go at the same time without any problems. If one vehicle is turning and one is going straight, the right-of-way goes to the car going straight.

• Right then left. If two cars are directly across from each other and pull up to the four-way stop at the same time and one is turning right and one is turning left, the right-of-way goes to the vehicle turning right.

With all the enthusiasm, passion and love our residents share, we want to keep you informed of all the good things going on with small “Snapshots of Meridian Ranch”. Whether it is our great builder models, big and small events, new parks and trails or great amenities, there is always something great happening in Meridian Ranch.

Have you noticed some Meridian Ranch builders have moved their models to our newly formed “model center” located at the junction of Londonderry Drive and Boulder Ridge Drive? To make it easier to find our builders’ models in

Stonebridge and Meridian Ranch, some have built additional models or moved a model to our model center. Within Stonebridge, Covington Homes just added a third model to showcase their farmhouse architecture, while also showcasing their 2 models on the golf course. Campbell Homes relocated their model to Boulder Ridge Drive from off Rex Road to be closer to the newer construction and traffic. Creekstone Homes also moved their model to be on the open space. We are also very excited that national builder, Century Communities, will be joining our family of

Signature Builders as soon as their model is complete in mid-March. You can visit them at the corner of Boulder Ridge and Stoney Meadows Way in Stonebridge. Stay tuned for their grand opening celebration!

Things are also happening with Meridian Ranch builders. Our “People’s Choice” Parade of Homes winner, Reunion Homes, recently built a new model on Park Meadows Drive, just around the corner from their old model. Saint Aubyn Homes and David Weekley Homes models remain on Park Meadows Drive, while Majestic Homes model is on Clark Peak Court. Spend an afternoon touring all the great models and meeting our builders! And, keep your eyes open for the Easter bunny at the models in April!

By overwhelming demand, the Second Annual Meridian Ranch Military Appreciation Tournament is returning. This year’s outing will be on May 17th at 8 am and will be a 4-person scramble format. This tournament is for all caliber of golfers. If you are a Meridian Ranch resident and are active or retired military/spouse, participation is 100% FREE. Sponsored by the Meridian Ranch Signature Builders and community businesses, this event is a salute to those who serve our military! To

Whether it is our new stop signs, new model, golf tournament or new businesses, there is always something great happening in Meridian Ranch.

Did you notice the new stop signs at Lambert and Londonderry? Four-way stops are some of the first traffic rules discussed in driving school. They are often a frustrating experience for many drivers though because they don’t remember who should go first.

• First to arrive, first to go. Just like in kindergarten, you wait for your turn and don’t cut in line. • Tie goes to the right. If it isn’t clear which car was there first, the car on the right has the right-of-way. • Straight before turns. If two cars are across the intersection from each other at the same time, and no car is on

the right of the other, it depends on the traveling direction of the two cars. If they are both going straight, they can go at the same time without any problems. If one vehicle is turning and one is going straight, the right-of-way goes to the car going straight.

• Right then left. If two cars are directly across from each other and pull up to the four-way stop at the same time and one is turning right and one is turning left, the right-of-way goes to the vehicle turning right.

Did you attend the Century Communities Grand Opening celebration at their new model? The model opened the week of March 20th and Saturday the 28th was the big grand opening celebration. The Meridian Ranch Military Appreciation Tournament is fast approaching. If you are active or retired military and/or spouse and live in Meridian Ranch, be sure to register for this fun-filled day. This year we are excited about the new addition of a money grab machine! Maybe you will be the lucky person whose name is drawn for a chance to get rich! Remember, all proceeds go to help the Wounded Warrior Project. Call the Antler Creek Golf Course to register at 719-494-1900 ext. 1.

Do you have a business that you would like to share with our residents? There are still opportunities to sponsor one of the 18 holes during the Military Appreciation Tournament. The landscape is changing at The Shops at Meridian Ranch and it won’t be long until the new businesses are open. Omelets Etc., Tito’s Burritos, Cockpit Distillery and Essence Nails & Spa are joining our growing family at your neighborhood shopping center. Be watching for some great events at The Shops at Meridian Ranch!

Let’s Keep It Clean! It’s difficult to follow rules that you are unaware of, and while everyone gets a copy of The Declarations of Covenants, Conditions and Restrictions, not everyone is “in the know” regarding trash totes. Everyone can agree that trash is not pleasant to look at, so it is important to minimize the visual impact it has on the community by following a few simple rules.

What are the rules about trash anyway?

3.10 Restrictions on Garbage and Trash “No refuse, garbage, trash, lumber, grass, shrub, tree clippings, plant waste, compost, metal, bulk materials, scrap or debris of any kind shall be kept, stored, or allowed to accumulate on any Lot except within an enclosed structure or appropriately screened from view, except that any container containing such materials may be placed outside at such times as may be necessary to permit garbage or trash pick up. Burning of trash is prohibited.”

1. You can put your trash out the night before pick-up (Only until the evening of pick-up).

2. HBS allows 2 extra bags of trash per collection.

3. Your totes need to be screened from view at all other times in your garage or within a trash screening structure – just pulled up the driveway or beside your home, your trash would not be appropriately screened.
