Saas Fee
This Valais village at an altitude of 1,800 meters is known as the “Pearl
of the Alps” and 13 peaks of four thousand meters surround it like the
protective shell of an oyster. The snowy peaks, which include Switzer-
land’s highest mountain, the Dom (4,545m), form a unique backdrop
with glaciers at your finger tips, eternal snow and yet the climate of the
south. The Mediterranean is much closer than you would think and a
summer spent in the Saas Valley is a real summer, while a winter there
is a real winter.
The picturesque mountain village lies at the southern end of an impres-
sive and rugged mountain valley on a gently rolling high plain that en-
joys sunshine throughout the year. In every direction, your gaze is met
by spectacular natural scenery boasting rocks and water, snowy sum-
mits and icy cascades, luscious grassy slopes and unspoiled ragged
mountain forests. The typical old Walser houses, burnt almost black by
the sun’s rays and with roofs of heavy stone slabs, are testimony both
to the sunny summer days and the long and snowy winters.
The first hotels settled here among the picturesque arrangement of
local houses at the beginning of the 20th century during the Belle
Époque. Accommodation has expanded a great deal since then, but
the prudent decision of inhabitants to keep the village and its winding
alleyways free of cars for good has preserved its wonderfully restful
atmosphere. Free of air pollution and without traffic noise, Saas Fee is
a resort that brings rest and relaxation to body, mind and soul.

Nevertheless, the village has kept up with the times, albeit at a more
leisurely pace than the rest of the world, and yet with care and a clear
objective. Today Saas Fee maintains a good balance between traditi-
onal charm and everything a modern holiday resort has to offer. The
houses are easy to reach using small and quiet electrical vehicles, so
transporting luggage and people is not a problem. Environmentally-
friendly electric buses take snow and mountain enthusiasts to the slo-
pes free of charge and altitudes of up to 3,600m above sea level can
be reached by cable car or the world’s highest underground funicular
railway.
In winter, visitors can enjoy a great number of very different ski slopes
at altitudes of 1,800m topped by the world’s highest revolving restau-
rant on the Mittel-Allalin. Skiing is possible throughout the entire year
thanks to the local glacier slopes and Saas Fee also enjoys one of the
longest winter seasons in the Alps, beginning in November and en-
ding on 1 May. An extensive network of hiking trails meanders through
idyllic snow-covered and brightly sunny countryside which not only
has everything to offer more active holidaymakers, but also the more
contemplative.

The village can be reached fast and easily using public buses that pick
up passengers every half hour who have arrived using the internatio-
nal rail connections between Germany, Italy and France. The regional
Sion Airport is only an hour’s drive away. Guests flying into Geneva or
Milan’s Malpensa Airport can reach the resort in two and a half, and
those coming from Zurich or Basel Euro Airport in three hours. Thanks
to these excellent transport connections and the village’s many other
attractions, Saas Fee is host to a colourful mix of people from all over
the world who enjoy both their summer and winter holidays here.
In summer, visitors can follow picturesque pathways through colourful
mountain meadows to arrive at remote mountain huts and, along the
way, experience the hidden natural habitats of Alpine animals. Clim-
bers, mountain-bikers, paragliders, golfers or tennis players will find
that the area is perfect for indulging in the sport of their choice. The
resort also boasts excellent shopping, a number of atmospheric bars
and outstanding restaurants as only some of the many ways guests
can spoil themselves here. Saas Fee is the ideal place for recharging
your batteries with family, friends or business partners.

Surrounding area and local infrastructure
Located in the middle of the village and built on an elevated and sunny
spot, the apartment building profits from breathtaking views in all di-
rections. All of the village amenities are only a short distance away
and a short driveway allows you to drive and have deliveries made
right to front door. The local ski slopes are best reached using the lo-
cal free-of-charge electric buses with a stop just a stone’s throw from
the building. In the evenings, more experienced winter sport fans can
eave the beaten path to ski off-slope through deep powder snow and
arrive directly in front of the house. The Hannigbahn cable car starts off
very close to the apartments taking you to beautiful landscapes ideal
for hiking or sledging. Alpine pathways, and beautiful forests with ro-
mantic glades accompany you on your way from there back down to
the valley.

Form and character
Thanks to the finely coordinated choice of materials and the cubic de-
sign, the building gives the impression of having been sculpted from
one homogeneous block. The sculpture-like cube and the different
garden terraces are worked precisely into the hillside. The concrete
foundation block with its artisan finish, a façade of robust larch wood
shingles, and the roof of cleaved natural stone slabs have been de-
signed akin to the traditional Walser houses. The use of local materials
and their finish by highly-skilled craftsmen lend the building a high
degree of local authenticity. Wooden and stone surfaces have been left
untreated and in their natural state. As the materials follow the natural
aging process, they will blend increasingly well with one another over
the years allowing the building, both inside and out, to become in-
creasingly homogenous and stalwart. The large, spacious windows in
the main façades lend the building volume a reserved elegance. While
the living space is very open towards the surrounding views, the over-
hanging roofs and deep verandas protect the interior from wind and
weather, giving those inside a sense of protected comfort despite the
sometimes harsh mountain climate.

Interiors
The apartment building accommodates seven differently designed
residential units tailor-made to the individual needs of the people
living there. Four of the apartments are available for sale as holiday
residences, while three have been reserved for buyers who would like
to make Saas Fee their permanent home or who already live here and
intend to continue doing so.
With 2 to 4 separate bedrooms, the apartments have enough space
for up to 10 residents. Each apartment boasts views in at least two,
in most cases even three directions. This means that all of the apart-
ments enjoy the natural light of the sun for the most part of the day.
A living area spans throughout the entire apartment from an invit-
ing entrance through a centrally situated and comfortable dining and
cooking area, right up to the expansive, high-ceilinged lounge. Saas
Fee’s horizon is marked by a series of splendid snow-capped peaks
protruding up to altitudes of more than 4,000 metres above sea level.
The spatial generosity of the almost 4-metre high cathedral ceilings of
the lounge were designed to invite the mountain silhouettes tangibly
in to the building interior. Expansive projecting verandas open up the
impressive interiors outwards onto a spectacularly framed panorama.
A great deal of care has been taken when designing the interiors to focus
on authentic and natural materials. Wooden and stone surfaces have
been oiled or waxed, while mineral sub-surfaces have been painted
using organic paints and wood derivative surfaces in fitted cupboards
have been treated with water-soluble synthetic resin paint.

Living High-ceilinged, stage-like and expansive living rooms open on to a majes-
tic Alpine setting. Spacious and deep-set balconies provide a perfect
frame around the breathtaking panorama – with the village at your feet
and snow-capped, forested mountain flanks along the horizon. Open fire-
places, which ar optionally available in the large apartments, add a final
touch to ideally complement the wonderful views. And so, despite their
openness towards the scenery lying before them, the living rooms convey
a feeling of protective comfort and an atmosphere of well-being.

Enjoying life The cooking and dining areas in generously spacious niches in the inte-
riors form the lively heart of the apartments. Large, extensive openings

that is inspired by traditional Alpine bedchambers fully clad in modest,
high-quality wood. The larger apartments each have two bedrooms that
enjoy the special feature of an en-suite bathroom. Deep window reveals
frame beautiful views into the local surroundings and their strong struc-
tural design lends an atmosphere of protective comfort.

Building specifications
The TOLA apartments have been built and certified in line with the
MINERGIE quality label. A high-quality building envelope and syste-
matic ventilation ensure the highest degree of living comfort. In-
creased sound insulation levels compliant with SIA 181 are aimed at
in all areas.
Supporting structure | The base plate and exterior walls of the base-
ment are made of watertight concrete. The interior walls in the base-
ment are of concrete or modular bricks. Partition walls in the apart-
ments, ceilings between storeys in the upper floors and the exterior
walls facing the mountain are designed in concrete. All other exterior
walls are made of a load-bearing wall in a wooden stand construction
with mineral insulation. Partition walls between the rooms inside the
apartments have mostly been planned as lightweight constructions in
order to guarantee a high degree of flexibility.
Façade | Weather protection consists of traditionally mounted shingle
façades made of natural finish larch wood shingles. As the exterior
surfaces have not been treated – this is only possible by using pre-
mium façade wood – over time the building will attain its unique,
sun-burned character that can already be seen on historical houses
and buildings in the village. The façade does not need any cleaning
whatsoever.
Roof | The roof has been covered in a traditional manner using granite
slabs from the Alpine region. The extremely robust structure guaran-
tees both a long life and minimum work and costs for upkeep. The roof
gutters are designed in either titanium zinc or cooper, depending on
the stone used.
Loggias and terraces | The loggias are of wood and covered with board-
ing or shingles and the floors have a wooden grating. The surfaces of
the garden terraces are covered with stone slabs or macadamized
gravel.
Windows | The windows and French windows are designed in a wood
and metal construction with triple glazing. The roof windows have a
design especially adapted to the high Alpine conditions.
Lift | The passenger lift is wheelchair-accessible. All apartments and
general ancillary rooms can be reached by lift.
Sun protection | The south-facing glass surfaces have externally in-
stalled, electric sunshades, while shade for smaller single windows is
provided by folding or sliding wooden shutters.
Electric installations | The TOLA apartment building is connected to
the Swisscom media network and the cable network of Valaiscom. This
allows residents to access high-speed Internet, television in HD qua-
lity and digital radio from a considerable number of service providers.
An adequate number of sockets as well as connections for light fixtures
on the ceilings or cable television are provided. What is more, all liv-
ing rooms and bedrooms have a multimedia connection for telephone,
Internet TV and data transfer.
The apartments have an intercom system with a door opening function
and video screen transmitting images from the main entrance of the
apartment building. Verandas and garden terraces are equipped with
exterior lighting and sockets.

Heating | As the heating is generated by geothermal probes and heat
pumps, and supported by solar collectors for generating hot water,
the building can be heated more or less independently. The heat is
distributed via a low-temperature underfloor heating system that is
controlled for individual rooms or zones.
Ventilation | The apartments are equipped by individually operated
comfort ventilation to ensure optimum air renewal. Every apartment
has its own independentventilation unit located on the utilities floor.
Sanitary facilities | The residential units are very generously installed
with sanitary facilities. The number of bathrooms and how they are
equipped is tailor-made to suit the specific needs and general situ-
ation within the individual apartments. In addition to the very high
standard of all wet areas, the bathrooms in the holiday apartments
also benefit from the comforts of a whirlpool bathtub or a steam room
shower.
Every apartment also has a washing machine and dryer and ground
floor apartments are equipped with an exterior water point.
Kitchen | A budget of CHF 30,000 has been set aside for the production
and assembly of the fitted kitchen. Thanks to the proposed design,
the kitchens can be adapted to individual customer wishes. Fitted ap-
pliances such as ceramic hobs, ovens, vapour hood fans, dishwash-
ers as well as a combined refrigerator and freezer are included in this
calculation.
Carpentry work | The dressing rooms, wardrobes and fitted cupboards
included as part of the basic fittings are made of derived timber prod-
ucts and finished with a coating of water-soluble synthetic resin paint
or with a wood veneer. The insides of fitted furnishings are coated with
synthetic resin.
Floor and wall coverings | In shared rooms, the floors are covered with
natural stone slabs made of slate and the private bedrooms have par-
quet flooring in larch wood. Alternative floor coverings can be included
in calculations at a cost of up to CHF 150/m² including installation
costs.
The walls in living areas are of skimmed plaster, while holiday apart-
ment bedrooms have rustic larch wood boarding. Ceramic tiles and
mosaics are used in bathrooms and showers. Alternative wall cover-
ings in wet areas are included in the price at an amount of up to CHF
150/m² including installation costs.
Fireplace | The apartments with four and a half or five and a half rooms
have a basic installation allowing a fireplace to be installed (supply
and exhaust air ducts). The fireplace can be ordered as an additional
customer wish.
Ancillary rooms | Each apartment has a generously-sized basement
room at ground level. The utility room contains lockable niches for the
washing machines and dryers of each individual apartment. There is
also a spacious shared ski and bicycle room at ground level.
