BUILDING SPECIFICATIONS

¥ Total building capacity is 8,000 amps, 277/480 volts.

¥ The building is on the Nashville District Energy System (DES). This energy efficient system provides chilled water via a network of underground piping throughout downtown, alleviating the need for chillers and cooling towers. A large capacity of chilled water is currently being provided, and the system is capable of adding tonnage if required for multiple high-density floor users. Each floor contains an AHU that serves a medium pressure ductwork and VAV system. Heat is provide by electric perimeter reheat boxes.

¥ Floor load capacity: 70 p.s.f. live load; 105 p.s.f. live load within 20Õ ring around the core

¥ Clear height to bottom of joist: Slab-to-slab height is 12Õ6Ó

¥ The Building is currently recycling paper, cardboard and aluminum cans. The Building has an Energy Star rating of 79; buildings with ratings of 75 or greater are eligible for Energy Star certification. Recently, Landlord completed a building-wide lighting retrofit, upgraded the energy management system and installed several variable frequency drive motors throughout the BuildingÕs mechanical systems. Landlord will continue to seek sustainability improvements.

¥ Location of voice/data interface(s): Electrical risers on each floor

¥ Location of DEMARC: Main electrical room on level P1

¥ Fiber available in the building through AT&T, Comcast, XO and Cogent

¥ Security consists of a central CardKey computer, cameras and guards. The CardKey system controls main access points into the Building, loading dock, garage entrance and elevators. The security desk is staffed 24 hours, 7 days a week.
