is hardwood flooring in your home’s future? From the family room to the bedroom, hardwood floors can take the style of a room from simple to stunning. “The

popularity of wood flooring has increased over the years,” says Peter Pocrnic, the owner of Casa Madera Hardwood Floors in Burnaby. “As far as design goes, it’s a clean look. It creates a neutral background for any type of interior theme you want to use. Most important is the value hardwood adds to your home.”

Trendsetting for 2013 are brushed oak and smooth maples in popular (just like the bestselling novel of the same name) shades of grey. Peter explains that the rising interest in grey-coloured hardwood is a clear departure from the chocolate browns, exotic reds and even blacks that have dominated during the last decade he’s been in business with his wife, Marijana. “Wire brushing hardwood brings

experts in the field, Paul Lafrance, creator, owner and CEO of Cutting Edge Construction and Design in Pickering, Ontario, who has more than 15 years of experience in generating state-of-the-art custom deck designs? He’s also the host of HGTV’s Decked Out, Deck Wars and new show Disaster Decks.

When it comes to deck design, Lafrance says he doesn’t follow trends. “There are no elements of design that are hot or cold for me. I would never design based on trends such as multiple levels, covered barbecue nooks or planters, to name a few. While I love those features, my designs are all very personal to the homeowner. Each individual deck design is something that is designed specifically for that homeowner, for that house,” he says.

For instance, looking at one design element, exposure to the sun, “you can have the same house, with the same type of people, one yard

faces north and the other south, those are two entirely different designs right there, as the sun will affect each yard in a different way.”

“There are so many incredible new products out on the market that didn’t exist in years past, as more and more people are realizing the potential of their backyards,” Lafrance says. From water features and gas fire pits, to retractable awnings — there are seemingly endless choices to personalize a backyard space.

He says the one item that stands out above the rest, however, is lighting: “Lighting systems are making the outdoor living space something that you can enjoy all week long as opposed to the traditional daytime use on the weekend. It’s about breaking those boundaries and allowing the space to take on an entirely different emotional feel.”

Based on his years of deck design experience, Lafrance has discovered “the number one most overlooked item is the one that’s hard to miss: the sun!” When you’re designing your deck, and ultimately your outdoor space, consider whether you’re a sun person or a shade person.“ Most people want the option of both,” he says. “If shade elements aren’t incorporated, you can end up with a deck that you don’t want to go anywhere near when the temperature soars, during the season that you most want to be outside.”

Another piece of advice to homeowners is to consider having the deck designed by a professional. His company does this for clients across North America: “Traditionally, the deck is seen as a box with a space for a barbecue and a table. I’m constantly amazed by what people accept as a deck, when the demands for design inside the house are so high. This is an important part of the house, people! My philosophy is dream big, think outside the box, and dare to imagine the possibilities for your own patch of grass.”

This is something a professional can do, and he also suggests getting a 3-D design, which “ensures the deck gives you the oasis you really want, as opposed to just a square box with the corners cut off.” More information on this is available on his website (cuttingedgedesign.ca).”

Lafrance says doing it yourself or having it professionally done depends entirely on the homeowner: “If you are lucky enough to have the skills and the time to build your own deck, that’s a hugely rewarding thing. In reality, not everyone has the skill set it requires to build a deck on their own, and noble attempts can lead to disaster decks. Equally as often, homeowners who are deck savvy bite off more than they can chew when it comes to the amount of time a DIY deck takes to complete.”

Building a deck can take a lot of work so a skilled contractor can be a huge asset. If you do decide to use a professional, Lafrance urges you to do the research and get referrals when hiring a contractor because if they sound too good to be true, they often are. “For me, whether you decide to build it yourself or you hire a professional, what it really boils down to is the design,” he says. “If you create the same old square box design that’s been a standard on homes for years, that clearly has limited appeal. You want people to see your deck and say, ‘Wow you have completely transformed this space!’ It should end up being a retreat, not a boring space you need to be rescued from.”

Along with the design, you’ll also want to consider the materials you’ll use for the deck.

“Composite deck boards are the most popular material being used for deck building, simply because of the ultra-low maintenance factor. Products such as pressure-treated wood require a lot of maintenance, including frequent sanding and staining, and what may have started out as your retreat can very quickly turn into an ongoing stress that you never intended to take on. Composite is a worry-free product that can withstand the wear-and-tear of Mother Nature and a surplus of foot traffic.”

Incorporating an outdoor four- season room could prove to be an invaluable addition for climates like ours that experience varying temperatures.

A four-season room can be as simple as a small pathway to a 10 ft. by 10 ft. heated outdoor structure that would allow you to have a space where you could escape the house all year-round, even in the middle of January, Lafrance says. “By building these quiet spaces 20 ft. from the backdoor, you can feel connected to your yard and de-stress no matter what the weather’s like.”

some, who might feel that a luxurious room is a place they can’t relax, be themselves or put their feet up. There are, however, many ways to create stylish and relaxing spaces — comfortable luxury — in a home.

Great design is all in the details. By paying close attention to the details, I was able to design the bedroom showcase pictured for Once A tree Furniture (see opposite page for more information). This design exudes comfortable luxury. There are little touches in this room that add a sense of luxury, like grasscloth wallpaper, sateen bedding and accents of gold. But it’s the layered rugs, the cosy chairs and the fireplace that really make this space comfortable and approachable. Mixing textures is always key to creating a beautiful space, and this can be seen here in the layers of bedding, leather chairs and area rugs. Keeping design timeless yet current is really important, and I designed all of these pieces of furniture with this in mind. The

case goods display clean lines and a simple approach, making them truly transitional pieces that will suit many different spaces and still feel fresh.

Start with a sofa in a soft chenille fabric and feather-wrapped back cushions. This will create an extra soft, sink-into-your-seat feeling without the sofa looking overstuffed. Tossing in cushions in plush fabrics and a mix of textures will further add to that cosy, luxurious feeling.

Lighting is key! Ensure your fixtures are on a dimmer, so that you can set the mood when hosting a dinner party. The dining room is a good place to be a little more dramatic with décor. Here, details like wallpaper and wainscoting create a luxurious, well-designed feeling without being over the top. It’s always a great idea to go

with upholstered dining chairs to keep your guests feeling comfortable sitting for hours.

Choose bed linens wisely. A higher thread count is luxurious, but the type of fibre is just as important. Pure Egyptian cotton is a soft but strong fibre and has a luxurious feel to it. When it comes to bedding, layering different textures is another great way to create a comfortable, sumptuous resting place. An Egyptian-cotton sheet set paired with a fluffy duvet and silk quilt coverlet are extra cosy!

Without careful thought, expert advice, and due diligence, homeowners risk spending a lot of hard-earned money and ending

up dissatisfied. Calling on a member of the British Columbia Floor Covering Association (BCFCA) for professional counsel to make sure that their flooring needs are met by qualified personnel and trained installers can help make homeowners’ lives easier and protect their design investment.

The BCFCA has been around for 50 years and has close to 200 members representing all facets of the industry. It’s comprised of manufactures, distributors, retail outlets and installers of flooring products that include carpet, vinyl, wood, laminate, cork, bamboo among other specialty products. Chris Bland, BCFCA president, underlines the fact that “the BCFCA has a Code of Ethics that it has to abide by. Its members have to guarantee what they sell and how they install it. Their work has to be done properly.”A portion of this code of ethics requires members to strive to maintain the highest professional standards and to avoid misrepresenting products and services or otherwise misleading consumers. Look for the BCFCA logo when purchasing a product or service, and you can rely on the expertise and honesty of its members.

Architects, builders, general contractors and property managers all have access to the technical resources of the BCFCA, which includes the National Floor Covering Association (NFCA) manual on how to install and maintain flooring products. The NFCA manual contains the Quality Assurance Program devised to ensure all installation participants meet their required responsibilities and to guarantee a successful installation for consumers. Chris points out that members also have access to “special educational programs.” As well as this, “the BCFCA has an inspection committee which does a complete report on behalf of customers in the case of complaints, which aids tremendously in the customer complaint process.”

Staffers at Home Décor and Renovations are excited about what’s happening with vinyl plank, bamboo, cork and leather flooring. These all add inspiring visual depth to a room and are sure to be trends that are here to stay.

According to the experts, luxury vinyl plank is increasing in demand. Ernie Zechman, owner at The Ulimate Flooring, raves about the range of colours and prints coming out in this medium. “It can be made to represent virtually anything,” he says, “including tile, wood and stone. Because it’s impervious to moisture, it’s highly resilient and extremely versatile. It works in a kitchen, a bathroom or even on a patio. We just finished a house in North Vancouver where everything but the stairs was done in vinyl plank.”

Eco-friendly because it’s quickly renewable, this naturally blond member of the grass family can be transformed into medium and dark browns. Bamboo is moisture resistant, hard and hardy and comes in interlocking tiles and planks, various colours, patterns and textures. There’s a large range in build quality and VOCs in bamboo, though, so it’s important to do proper research before choosing a product.

The Library of Congress in Washington, D.C. installed cork floors more than 100 years ago, and those floors are still in use today, proving the durability of this medium. Cork flooring is more than just resilient, though. It’s softness makes it more comfortable for those on their feet for long periods of time, it's warm to the touch and also provides sound and heat insulation. Harvested as bark from living cork trees, it’s produced in tile format. Because it functions as a protective barrier for trees, it’s naturally hypo-allergenic, anti-microbial and anti-fungal.

Available in a wide range of shapes, sizes, colours and textures, leather floors are often found in relaxing spaces like the den, bedroom or even a wine-tasting room. Wonderfully durable, leather’s beauty only increases with age. puts a modern twist on traditional decor for a PNE Prize Home that’s bright, white

and farmhouse chic

stove attracted a curious crowd to the very first PNE Prize Home back in the 1930s. Back then, the prize was an 800 sq.ft. bungalow. This summer, organizers anticipate some 120,000 people will tour the 3000-sq.-ft. Prize Home that promises plenty of tantalizing features including a modern temperature-controlled walk-in glass wine cellar.

“It's a great B.C. tradition and a true part of the fabric

of the city and province,” says PNE Prize Home spokeswoman Laura Ballance. “People who toured the home with their grandparents are touring it now with their grandkids.” The winning ticket will be drawn on September 5th at 6:30 p.m. Then, this beautiful modular home valued at $1.2 million, will be disassembled into seven sections and trucked to its permanent scenic mountain lot at Sun Peaks Resort, 50 km northeast of Kamloops.

Created by celebrity designer Jillian Harris, this luxurious and eclectic Prize Home that incorporates old and new is at the height of style. Jillian is eager to put the spotlight on her design skills rather than her dating escapades, and her enthusiasm is infectious. “I just get so excited when people start touring the home and buy tickets, because one of them is actually going to win this incredible home!” says Jillian, who has garnered a loyal fan base from her past stardom as a Bachelorette and now hosts Love It or List It Vancouver.

Jillian’s vivacious, fun-loving spirit came into play in the design, adding a modern twist to otherwise traditional surroundings. Details include hand-scraped hardwood flooring, a kitschy antler chandelier outside, a stunning portrait of a white horse at the landing, an inviting farmhouse table in the dining room and even a contemporary sliding barn door at the entrance to the delightful dressing room in the main-floor master bedroom. Jillian meticulously edited the décor in the Prize Home. All new furniture was chosen with care from Lane Home Furnishings in Coquitlam. Jillian’s preference was for pieces with a weathered finish, antique patina or Old World elegance.

Granted full creative freedom, she worked alongside builder Britco, known for specializing in the design and manufacture of custom factory-built modular buildings. Together with numerous other local suppliers, Jillian’s vision took flight. She endeavoured to create ideal spaces throughout the home that would enable family and friends to celebrate all four seasons of resort living. Large windows on the main level bring the breathtaking outdoors in, while abundant outdoor space on both levels entices entertaining and hot-tubbing outdoors.

Inside Jillian kept colours and patterns muted and neutral, avoiding clutter and indulging in an old-fashioned simplicity. “This is essentially a home away from home,” says Jillian. “While it’s located at a resort I didn’t go over the top with cabin accessories, but instead wanted it to feel timeless, bright, airy, fresh and comfortable. get outside and enjoy the sunshine. I’m going to share some easy ideas about how you can rev-up your outdoor space and transform it into an ideal spot for lounging or entertaining.

1. INSIDE OUT The main design concept of “summerizing” your space is to bring the indoors out. Start by choosing items from inside your home that make you feel comfortable, such as a woven rug or a beautiful vase. By doing this, you will add some luxury and relaxation to your outdoor dream space. 2. DARK FURNITURESave the bright plastic furniture for the beach or cottage dock. Select furniture with rich dark earth tones that you would normally have in your living room. Brown, grey, or wood furniture will ground the space, making the furniture feel substantial and permanent. If you have a wooden kitchen table and chairs hiding away in your home, consider using them as your outdoor dining set. You can protect your furniture from the elements by using a heavy duty cover or tarp. 3. COTTON FABRICSLook for fabrics and cushions that are pleasant to sit on, like cottons or linens. They need to be as comfortable as your indoor fabrics, if not more so. There is nothing worse than sitting on prickly or sticky fabric when wearing shorts or skirts. Good quality outdoor fabrics are now readily available. They look like indoor fabrics but won’t fade and will dry quickly after a rain shower. 4. FRAME YOUR SPACE WITH A RUGNothing says luxury like a seamless barefoot transition when walking from inside to outside. It’s always nice to escape to a wooden deck. Take it one step further by throwing an indoor carpet on the ground. A rug will frame the space and define it as an outdoor room. The Persian wool rug pictured left was bought at a flea market and is easy to roll up and bring inside at the end of an evening. 5. MAKE YOUR SPACE PRIVATESometimes the luxury of an outdoor space is about being outside incognito — without the whole neighborhood seeing you. Six 8-ft. high square posts can create the ultimate outdoor room. Use lengths of uncut fabric to make an awning. This is a wonderful way to keep off the midday sun, and it creates the illusion of a romantic ceiling waving in the breeze. If you don’t have a fence, create fabric walls as a solution for lack of privacy. I used a waxed marine cotton fabric that can be left outside all season.

6. ACCESSORIZEThe saying is true, it really is all in the details. Have fun and accessorize your outdoor space. Make it feel like you are on holiday in the tropics, by adding Yucca or other plants in big pots. They can be left outside all summer, but will need to be brought in by early fall. Hang a lamp

at night to create pendant lighting or be even more romantic by using lots of lanterns with candles. Your outdoor space should be considered another room in your home. With a little bit of imagination and the use of great items from inside your home, you’ll be sure to enjoy your own outdoor oasis this summer!

› Keep the pilot light off on your gas fireplace during the summer months and any time it’s not being used regularly.

› Skylight Shades: Skylights are a great way to let natural light enter your home, but the intense heat and light of the sun can heat up the interior of your home in a hurry and make that natural light almost unbearable. An easy solution to this is the Sunblocker, a woven shade cloth.

› Studies have proven that homes with fireplaces use 30 per cent more energy than homes without fireplaces. The Fireplace Plug Draftstopper is designed to reduce energy lost up the chimney from home heating & cooling when the fireplace is not in use. The Draftstopper is an easy to install, inflatable PVC “pillow.”

› Compact fluorescent and LED lighting use much less energy than incandescent lamps, last much longer and produce the same amount of light without producing heat.

› Heat pumps are an efficient method of heating a home during the cold winter months and of cooling it during the summer months. A heat pump looks like an air conditioner, but it actually has two functions based on the same principle. In warm weather situations, the heat pump works as a normal air conditioner, extracting heat from inside the home and transfering it to the outdoor air through a condensing process. In colder weather, the process reverses, collecting heat from the outdoor air and transferring it inside your home. The heat pump pulls the heat from this cold outdoor air and sends it inside to warm your home, using a similar process to a refrigerator.

› Air conditioners can be costly to operate if not used properly. It’s important to ensure that your home’s windows are closed before you turn on your air conditioner, so that the warm air from outside is not working against your attempts to cool your home’s interior. Also, check your homes humidity levels. Moist air is substantially more difficult to heat or cool, and the drier the air is, the easier it will be on both your heating and cooling equipment. There are also ductless air-conditioning units available for homes or condominiums without ducting, such as the Mitsubishi Mr. Slim product line.

A few terms you may run into while researching heat pumps and air conditioners are:

(British Thermal Unit) is the amount of heat required to raise the temperature of one pound of water one degree Fahrenheit.

this is the cooling effect felt by the melting of one ton of ice in a 24-hour period. One Ton = 12,000 BTU .

(Seasonal Energy Efficiency Ratio) represents the average efficiency over an entire year. The higher the SEER value for the equipment, the more energy efficient the equipment will be.

Replacing your old windows with a new energy-efficient model will help you keep your home cooler in the summer. Keep in mind

that the installation is just as important as the window. Choose a vinyl-framed window that has substantial chambers or air cavities in the structure of the vinyl extrusion. It is also important that the glass spacer used is manufactured using a material that is resistant to heat transfer.

Make sure that the glass includes at least Low Emissive Squared. Low-e2 windows have a clear coating on the glass to keep heat out during the summer and heat in during the winter. This will help reduce the heat and ultraviolet rays that can fade furniture and flooring.

By caulking around your windows and sealing electrical outlets (using foam seals) and other areas that air will escape or enter your home, you are increasing the efficiency of your home, so the air you cool with your air conditioner is not just escaping outside through these areas. It’s a simple job that takes minimal effort, but the energy savings are definitely worth it.
