Warley HouseDating from 1880, Warley House was extensively redesigned and
extended in 2000. In the entrance hall there is a fireplace,
hardwood flooring and a trap door to the wine cellar. Double and
single doors lead into the dining room with a Rangemaster fire.
Beyond this is the well-proportioned drawing room with an open
fire. The informal sitting room has a stone floor, window seat and
wood burning stove.
In the centre of the house is a large kitchen/breakfast room fitted
with bespoke units which have polished granite worktops and a
range of integrated appliances. There is a fitted seating area and
French doors leading onto the south-facing terrace and gardens.
Beyond the kitchen there is a large playroom with built in
cupboards and bookshelves. French doors lead directly from here
onto the terrace.
The indoor swimming pool is approximately 11m x 5m and the
complex has a shower room. Five pairs of French doors mean this
room can be opened up in the warm weather.
There are two staircases to the first floor. On the eastern side is a
dressing area, shower room, and two principal bedrooms both with
built in wardrobes. The staircase from the sitting room leads up to
the western side with four further bedrooms and two bathrooms.
OutsideThe house is approached via double gates with high beech hedges
on either side. A gravel driveway sweeps up to the house passing
the detached brick built garage complex. As well as the double
garage there is a machinery store and car port and across the first
floor is the large attic room. The garage is alarmed, has its own
boiler, central heating system, air conditioning and running water.
The mature south facing gardens are beautifully laid out with lawns
and herbaceous borders. The large south facing terrace is ideal for
entertaining and al-fresco dining with two fully automated sun
awnings. Beyond the garden is a paddock with stable, tack room
and log store - this area has a separate gated entrance. In the
corner of the paddock is a kitchen garden with raised vegetable
beds and various fruit trees. The gardens and grounds extend to
about 1.225 acres.
ServicesMains electricity and water. Private drainage, oil fired central
heating. Some underfloor heating. Emergency generator.

SituationThe house is located close to Twyford which has excellent village
amenities including a post office/store with adjoining cafe, two
pubs, a hairdresser, doctor's surgery and a dentist. Nearby
Winchester provides a more extensive range of amenities and
there are direct trains to London Waterloo from both Shawford and
Winchester railway stations.
There is a good range of well regarded private schools in the area
including the renowned Twyford Prep School, which is very close
by, Winchester College, St Swithun's, Prince's Mead and The
Pilgrims' School, as well as Peter Symonds Sixth From College in
Winchester. Twyford Primary School and The Westgate Secondary
School are the catchment area schools.
DirectionsLeave Winchester on the Morestead Road, after approximately 2
miles turn right (in the dip) towards Twyford and waterworks. After
approximately 0.25 mile turn left immediately after a "No Lorries"
sign. Follow the tree lined lane until you reach the brow of a slight
hill and take the first small turning on the left. The entrance to
Warley House is just up on the left hand side at the end of the yew
hedge.
