    Avoiding the Common

    Mistakes that

Homebuyers Make If you are planning to buy a

house, it is essential that youtake note of the various thingsthat you should avoid. Many homebuyers have regrettedsome of the decisions they havemade because they were notable to purchase the king of house they want to have. Somefeel that they did not get thevalue they paid for. To avoidsuch feelings, take note of thesecommon mistakes that buyersoften commit:

    Failing to appropriate theright budget

Buyers are excited about theirfirst purchase. This often causes

them to neglect to considerother items in their budget. When you are purchasing ahouse, you should not only focuson the actual price of the prop-erty, you should include otherexpenses that you will incurafter the purchase. It is alsoimportant that you have savedenough for the down paymentsso that you will not have difficul-ty paying off your monthly mort-gage in the future.

    Not conducting enoughinvestigation regarding location

Location is very important when you are looking for a new house to buy. No matter how beautiful the house is, it will notbe a good find unless it is in agood location. Consider yourneeds and the needs of your

family as well. It has to be acces-sible to public transport, schooland other essential establish-ments. Check the crime rate as well. See to it that the neighbor-hood is safe for your children.

Purchasing the property without an agent

The process of purchasing ahouse is complex. Having anagent will make is so much easi-er. If you have an agent, he willrepresent you properly during the transaction. He will alsoguide you in your decision-mak-ing. Moreover, he will help youfind your ideal home.Remember, he has access to var-ious lists of properties for sale. This gives you more options. And when you find your dreamhome, he will assist you during

the decision making process. Not conducting a homeinspection

A home inspection is essentialto know the real condition of thehouse. This will help you identi-fy its actual value as well. Theinspection also offers differentbenefits. First, it helps youdecide whether to continue thepurchase or not. Another is that you can use the report of theinspector to negotiate for alower price. And finally, this willhelp you prepare the amountneeded for the repair.

    Not doing the final walk-through

The final walkthrough is cru-cial because this is your lastchance to check if the selleradhered to what has been

agreed in the purchase contract. This also allows you to see thequality of work done. During thistime, you can check if the prop-erty is in the condition you wantit to be.

Home purchase should be anexciting and rewarding experi-ence. To make sure that you willnot feel bad about your pur-chase, avoid the mistakes enu-merated above. Plan your pur-chase carefully and researchabout where your property willbe. Moreover, see to it that youcheck the house carefully andmake sure that you inspect itagain before the final closing.

A few appointments are still available in Antrim County this month for women eligiblefor the Health Departments Breast & CervicalCancer Control Program (BCCCP). Eligible women are age 40 to 64 from Antrim,Charlevoix, Emmet, or Otsego counties with-out health insurance or without coverage formammograms and who meet income guide-lines. Thanks to the Antrim County High Teafor Breast Cancer Prevention, women wholive in Antrim County will receive gas gift cardto help with expenses for travel to and fromtheir appointments.

Many women are surprised at how highthe income guidelines are for the BCCCP pro-gram, said Pat Fralick, Director of Family &Community Health Services for the HealthDepartment of Northwest Michigan. They expect Health Department programs are only for people with severe financial needs.

Fralick said the guidelines are based onfamily size. For example, a woman with afamily of four can have an income up to$55,000 and qualify for BCCCP. The programincludes a clinical breast exam, Pap test, mammogram, and if further testing is neededthat is covered too. Cancer treatment is cov-ered by the Medicaid Treatment Act.

BCCCP clients are also eligible for the WISEWOMAN program. The WISEWOMAN

program focuses on reducing risk factors for

heart disease. Clients receive blood pressureand cholesterol screening, a health history review, and assessment of current behaviorsrelated to nutrition, physical activity, andsmoking. Based on their risk, clients work with public health nurses to make goals toimprove their health. The nurses offer sup-port, reinforcement, and education during lifestyle counseling sessions.

If they are age 50 or over, BCCCP clientsmay also receive screening for colorectal can-cer. These programs are very important forour BCCCP clients, said Fralick. Often, theannual exam they receive at the HealthDepartment is the only visit they make to ahealth care provider.

Preventing and identifying disease early is what we are all about. We say, Do it for your-self, do it for your family. The HealthDepartment of Northwest Michigan is man-dated by the Michigan Public Health Code topromote wellness, prevent disease, providequality healthcare, address health problemsof vulnerable populations, and protect theenvironment for the residents and visitors of Antrim, Charlevoix, Emmet, and Otsegocounties. For generation, people are not only using garlic because of its medicinal value, but traditionally, people have rubbedtheir bodies with it, buried it besides their bodies in coffin, worn it around their necks, draped it on household walls andeven prayed to it. This great bulb has a lot of benefits, becauseno other plant has been held out for so long as a cure for somany human ailments. That's why garlic has been consideredas the "Wonder Drug."

Garlic has been used medicinally for many years for treat-ing bites, tumors, ulcers, snakebite, wounds, headaches, heartdiseases, cancer, pimples, measles and many more. It alsoprevents infections such as the common cold, cough becauseof its Anti-bacterial, Anti-fungal and Anti-viral property.

As this proverb is very common that, "An apple a day, keepsthe doctor away."

In the same manner, "A single bulb of garlic a day can keepdiseases away."

In general, it exhibits antioxidant activity, which is good for your skin. It also contains flavonoid, which is good for heartand body. Garlic contains a range of compounds including Allicin, which is a pungent oily liquid that gives crushed garlic

cloves their characteristic smell, and has been shown to be theantibacterial agent due to its active sulphur. Raw garlic is very smelly, so in order to reduce its smell, you can simply add it to your gravy, salad dressings, to soup, yummy pizza or just gar-nish it before serving or have it in your own style.

TIPS:Garlic is just magnificent and phenomenal. I am providing

few of the basics known and reliable home remedies for somespecific ailments, which you could try at your home.

If you have cold and flu, then take small amount of garlicevery day until the infection disappears. Garlic tends toreduce the frequency of colds and flu without any side effects. A suggested dose would be two or three cloves of raw orcooked garlic a day.

As teens, you may face acne, blemishes or blackheads on your skin. If you want to reduce it, or if you just want to glow up your skin, then take two cloves of raw garlic regularly with warm water early in the morning. It works as a blood cleanserand clean your system internally. Do not eat chocolates, spicy or oily food during this treatment and rinse your face fivetimes a day with cold water. Drinks lots of water daily to flushoff toxic waste from the blood and urinate whenever you feelthat your bladder is full .Else, apply a cut clove gently on theaffected area only if you have no sensitivity to it.

If you have High Cholesterol Level, use garlic in your food. This is the better way for heart patients to reduce their cho-lesterol level. Modern medical science suggests one reasonthat garlic might reduce cholesterol, i.e. Garlic is a provenanti-oxidant. This property might help to prevent LDL (Low Density Lipo Protein) from being oxidized. In this way thecholesterol build-up that clogs the arteries could perhaps bereduced by garlic.

If you are very fat and want to loose weight, squeeze half lemon juice in one glass of luke warm water and drink it withtwo cloves of raw garlic regularly twice a day (morning andevening), for about three months. Avoid using starchy foodsand fats. Do exercise regularly. You'll amazingly fell a greatchange in your body.

If you have Wrinkles, and you want to use anti ageing cream, it would be better to use 3 cloves of garlic regularly as

it has a powerful antioxidant effect, which help to protect thebody against damaging Free Radicals. Remember, out skin ismade up of collagen and it looses elasticity on yearly basis. Therefore, use garlic and do exercise regularly for the positiveresults.

If you have an Earache, put two or three drops of warm gar-lic oil in the ears.

Take garlic to boost the weight of babies in the womb. Thus, when they are born, they are heavier than they would havebeen if you hadn't taken garlic. Some babies are born toosmall, so garlic is a definite boon in these cases too.

Use two raw garlic daily to reduce the risk of cancer, due toits Anti-Carcinogenic properties. It helps prevent cancerouscompounds from forming and developing into tumors. It alsoinhibits the growth of tumors.

If any insect bites you at the seaside, you just crush the gar-lic and apply it to the affected area to reduce pain and toremove poison.

HOW TO TAKE GARLIC:Crush two or three small cloves of raw garlic and eat it raw

or boiled, before going to sleep. You can have it with a glass of milk or with water. Please do not take more than two or three

raw cloves of garlic per day as it might makes your blood thin-ner and might cause serious ailments.Contra-indications/precautions:Do not consume more than three to four raw cloves of gar-

lic a day.Patients having heart and other problems should take med-

ical advice before consuming it.It's best to avoid garlic before any surgery because it could

probably disturb Anticoagulants. If you are on any medication, always check with your doc-

tor first before taking raw garlic. Asthma patients should not use it as it worsens the symp-

toms of Asthma. If you have sensitive skin, I recommend not using physical-

ly on the affected area. Raw garlic can burn delicate skin! Donot use directly on skin if your skin is sensitive or susceptibleto rashes or other skin reactions without consulting your doc-tor first. People who are or may be allergic to garlic or any of its sulfur compounds shouldn't try direct garlic applicationon skin too.

    SIDE-EFFECTS : Although, garlic is a natural Anti-biotic but a very small

number of people have been known to exhibitHypersensitivity to garlic. Garlic allergy includes skin rash, temperature and headaches. Garlic intolerance could result inHeartburn or Flatulence.

POINTS TO BE NOTED:It's important to remember that the effect of garlic on cold

and flu comes from Allicin and this can be obtained fromcrushed, raw garlic and is destroyed by over cooking.

Garlic cloves cooked whole have very little medicinal value.Garlic with strong smell has more Sulphur in it, which is

    good enough for medicinal purpose.

FEW FACTS ABOUT GARLIC:Garlic helps to boost up our Metabolism rate. Thus help us

    to reduce our weight easily.

Garlic helps reduce Atherosclerotic buildup (Plaque) withinthe arterial system.

Garlic lowers or helps to regulate Blood Sugar.Garlic helps to prevent blood clots from forming, reducing

the possibility of Strokes.Garlic helps to prevent Cancer, especially of the digestive

system, prevent certain tumors from growing larger andreduces the size of certain tumors.

Garlic helps to remove heavy metals such as lead and mer-cury from the body.

Raw garlic is a proven natural antibiotic and, while far lessstrong than modern antibiotics, can still kill some strains of bacteria that have become immune or resistant tomodern antibiotics.

Garlic dramatically reduces yeastinfections inbody parts.

    It helps tomake ouri m m u n es y s t e ms t r o n g e ragainst can-cer, ulcers,

    h e m o r r h o i d setc.

    Benefits of GarlicHealth & Wellness

    By Regina Kay

The most common side effect experiencedby user of teeth whitening techniques can betooth sensitivity and or gum irritation.

While this can happen, most people findthat the problem settles down, as tooth sensi-tivity is usually just a passing sensation whenpeople first start using teeth bleaching and as your teeth get used to the process it stopsoccurring.

Gum sensitivity on theother hand can be becausetoo much gel is used. Caremust be taken not to over fillthe bleaching trays as when worn over the teeth the gelcan ooze out on to the gumscausing irritation.

Another cause could be illfitting bleaching trays. Careshould be taken to trim themdown if any part of the tray overlaps the gums. This canbe done easily with a pair if scissors.

If any of the above prob-

lems have been experienced, don't worry they can bereduced by shortening thetime that you spend on a ses-sion of teeth bleaching slight-ly.

You can also limit the fre-quency that you use teeth whitening for a while until

the sensitivity goes away. You will soon find the optimum time and

frequency that suits you to use teeth whiten-ing.

Whether you do it fast or more slowly theresults are the same in the end.

If the teeth sensitivity is a problem, using a

tooth paste specially formulated for sensitiveteeth when brushing your teeth could be avery sensible solution.

What are the side effects andlimitations of tooth whitening?

    Dining Out By Jim Akans

Situated in a beautifully renovated mid-20th century home just south of the center of the pleasant community of Mio,OBriens Restaurant o ers an unexpected, and truly memo-rable, dining experience that is unique, elegant and most of all; delicious.

Under the careful and expert guidance of Dan and Betty OBrien, who have over 40 years of experience in the restau-rant business that includes operating establishments in Breck-enridge, Colorado and Key West, Florida, OBriens placestheir focus on ambience, service and high quality meals Danprepares using only the nest of ingredients. e reasonably priced fare includes a wonderful range of beef, chicken, seafood dishes and more, plus a selection of house specialties

that re ect the OBriens 20 years of service in Key Wests foodservice industry. is is truly a remarkable adventure in food, remarked

my wife, Cindy, during our recent visit to OBriens. Eachcourse is absolutely delicious, and leaves you eagerly antici-pating the next.

Another regular OBriens patron noted, Its like receiving aplain paper wrapped box in the mail, and upon opening, nd-ing a glittering array of treasures within.

e dining experience at OBriens opens with a basket of fresh homemade breads and an accompanying trio of butters;plain, cinnamon and garlic. Next up is a seven-item relishtray, with refreshing choices of carrots, coleslaw, cottagecheese, applesauce, black olives, hotty-totty pickle slices, and corn relish.

For the main course, we split the prime rib (seasoned andslow roasted to perfection) and blackened Mahi-Mahi (theperfect light, yet rm and slightly spicy complement). Dontmiss the opportunity to check out Dans Tasty Taters, a long-standing family recipe that will leave you searching your platefor one last bite.

Save room for dessert, because OBriens Key Lime Pie issimply out of this world good. e secret recipe was report-edly passed to Dan from a friend down in Key West, andNorthern Michigan diners are now the blessed benefactors of this exchange.

OBriens Restaurant is truly a family owned and operatedestablishment, with Dan and Betty at the helm and their sonand daughter, Vincent and Peggy, handling bartending andcustomer service roles respectively.

e ambience is unique, elegant and comforting. e es-tablishment is split into two interior dining areas plus a

screened in outdoor Florida Room. edcor is highly detailed with a variety of vintage china, stemware and accents, cre-ating the perfect atmosphere for enjoy-ing a fabulous and intimate diningexperience.

Drive a little and enjoy a lot isOBriens on-the-mark promotional slo-gan, and considering the journey through the gorgeous Northern Michi-gan countryside leading to Mio is a feastfor the senses as well, I would highly suggest enjoying the wonderful drive, aswell as the excellent adventure in foodthat waits at the journeys end.

OBriens Restaurant is located at 320S. Morenci (M-33) in Mio, across fromthe County Courthouse and directly infront of the Songbird Motel. Hours of operation are Wednesday through Sat-urday, 5 to 8 pm and Sunday, noonuntil 4 pm. For information \and reser- vations call (989) 826-5547.
