Supply and demand

Newcastle has one of the biggest demand-to-supply ratios in the UK, with four out of five students looking for purpose-built accommodation.

In Newcastle there are two prominent universities. The Russell Group Newcastle University and the region’s largest university Northumbria University attract over 50,000 students between them due to their internationally renowned reputations.

Among these, 40,000 students do not have access to purpose-built student accommodation (PBSA).

With a shortfall on this scale, the potential for investment is very apparent. Savills has very recently elevated Newcastle into its first tier of student property investment opportunities in the UK. It was one of a few select cities to show any upward movement in this definitive ranking of 50 cities. This means that Savills believes student accommodation in Newcastle is one of the best investments the UK can currently offer.

High premiums forhigh-spec property

In less than ten years, international student numbers in Newcastle have increased by 30% and the city now welcomes 9,000 overseas students every year.

The house of multiple occupancy (HMO) stock that is plugging Newcastle’s supply gap is just not appealing to the evolving needs of an increasingly international student base. In fact, Knight Frank identified the city to have the second highest PBSA premium in the whole of the UK, with students more than ready to pay up to 75% more for PBSA than HMOs.

Rising rents

In the last 12 months, Newcastle hasseen a 6% rental increase across studio stock and the largest apartments now command an average rate of £185 per week.

This shows new investments need to be high end and appealing to a student market that is willing to pay.

However, even the existing properties that are exhibiting this significant rental growth fail to completely align with the demanding needs of the student base and this is resulting in an identifiable gap in the market.

Capital appreciation

In each of the three tables the capital appreciation prediction before completion is based on the returns seen by existing Vita Student investors. Over the course of the previous developments, investors that have resold their property with Select Property Group have achieved between 8% and 15% capital appreciation between the time of purchase and the time they resold at completion.

The capital appreciation after completion is based on Savills’ latest prediction. The group suggested student property can expect a capital appreciation rise of 6.3% in its Spotlight UK Student Housing report 2013. None of these ROI tables exceed this prediction.

4.5% rental income on completion

During the period initially between completion and tenancy at the start of the academic year, investors will receive immediate returns of an annualised, above bank rate, 4.5%. Vita Student Management is incentivised to achieve over performance on rental yields. As the development will complete six months prior to the academic year starting, they will work hard to maximise on the development’s potential by taking advantage of summer lets. Mark StottChief Executive Officer

The team is driven by CEO and founder, Mark Stott, who has successfully led the company since its inception in 2004. Through his strong leadership and clear vision, Select Property Group continues to effectively position itself at the forefront of the market. His commitment to the customer is mirrored only by that of his loyalty to his employees, both of which have led to him being recognised as a prominent entrepreneur in the UK and Select Property Group being named in the top ten of The Sunday Times Best Companies to Work For in 2009.

Trevor MooreChief Operating Officer

As COO, Trevor is responsible for developing and implementing the company’s commercial and operational priorities and driving its growth. He is an experienced board director having spent 20 years in a mixture of privately-owned, private equity-owned and PLC businesses. Trevor has worked with a number of leading consumer-facing brands, including Whitbread, Coffee Republic and Phones4U.In 2009, Trevor was appointed as CEO of Jessops plc and restructured the finances and operations to restore the business to profit over a three-year period. In 2013, he became CEO of HMV, working with a syndicate of eight banks and performing a strategic review that determined the future of the business.

Mark OakesChief Commercial Officer

As CCO, Mark brings the operational strength to ensure Select Property Group delivers its objectives via the implementation of industry leading processes and systems. Mark has enjoyed a successful career in both operation and IT leadership positions at companies including BSkyB, Barclays and Phones4U. Prior to joining Select Property Group, Mark spent three years as the Group Head of IT for William Hill Group PLC, the UK’s leading gambling and gaming company.

Michael SlaterChief Finance Officer

Michael joined Select Property Group in 2014 and has overall responsibility for the finance and accounting matters of the company.He is a chartered accountant and recent positions include European Finance Director at Gen-Probe and Group Finance Director of AIM-listed Tepnel Life Sciences during a period of high organic and acquisitive growth, which culminated in a successful trade sale exit. Prior to this, he was a Senior Manager with KPMG, responsible for assurance, advisory and transaction services projects for a wide range of listed and private companies.

Chris OakesChief Development Officer

Chris is the founder of Huntsmere, one of the UK’s leading luxury residential developers, with a track record for designing and building some of the finest properties in the most sought-after locations in the north-west of England. Since Huntsmere Limited was launched in 2003 the company has grown rapidly and will deliver ten large residences with a combined value of nearly £50 million in 2015.

Angus MonroChairman

With a career spanning over 40 years in corporate, commercial and retail positions, Angus Monro, the former Chief Executive of Instore and Matalan, has a wealth of strategic experience to support Select Property Group’s plans for significant growth.Angus is a well-known figure in the retail sector, having worked with some of the UK’s major retail corporations, including Marks & Spencer, Dorothy Perkins, B&Q and Woolworths. He is widely regarded as one of the UK’s most experienced retailers and has been involved with Select Property Group since 2010. As well as his role as Chairman of Select Property Group, he is a Non-Executive Director of online retailer The Hut Group.
