WOODLAND: Coed Nant-cyff, Aberangell, Machynlleth SY20 9ND About 9 acres for £39,950 Description: Coed Nant-cyff is a mixed, but primarily broadleaf, woodland set on an east facing hillside overlooking the Afon Dyfi (River Dovey). There is a very small area of mixed conifers, mainly Sitka spruce, to the left of the track by the entrance; apart from a few isolated conifers, including the occasional larch, in other parts of the wood, the remainder is broadleaf. A small tool store is sat on the bank next to the main track, out of sight of the gateway. An area of around two and a half acres of conifer was felled around ten years ago, and replanted with broadleaves. The rest of the woodland is uneven-aged mixed broadleaf, with a large proportion of oak trees. There is a beautiful area with more mature oaks towards the northern end of the wood, and because of the canopy here there is little undergrowth, making it very easy to walk around. In addition to the main track that runs the length of the wood, two old paths can be seen on aerial photographs of the wood (although this photograph is several years out of date and the trees have grown over the area now). One path runs up the hill just bedside the tool shed, and runs the length of the wood near the western boundary, although it is not always easy to see exactly where it goes. Access: Coed Nant-cyff is accessed directly off a quiet minor road. The entrance and turning area inside the gate should be suitable for an ordinary car. A track then runs gently downhill for the entire length of the wood. This does become more overgrown the further into the wood you go, although the vast majority of it is easily passable on foot. Clearing the undergrowth would be a straightforward job.

Boundaries: The boundary at the northern end of the wood is an old earth bank, with the remnants of an old fence on top. The western boundary adjoining farm land is fenced, although it is not in the best condition in places. The remainder of the boundaries are formed by the road. There are no fencing liabilities.

Sporting rights: Sporting rights are included in the sale to the best of our knowledge.

Mineral rights: Mineral rights are included in the sale.

Public footpaths: There is a public footpath running through the centre of the wood, although it does not, despite the evidence on the ground, go through the main entrance gate, according to the Ordnance Survey map.

Local area: Coed Nant-cyff is ten miles north east of Machynlleth, and just outside the southern edge of the Snowdonia National Park. The Dyfi Forest, just to the west of the wood, is home to a network of mountain biking trails. The Penrhos Arms Hotel in Cemmaes and the Brigands Inn at Mallwyd both offer meals and accommodation, and there are several B&Bs in the area. The wood is within the Dyfi Biosphere reserve, but there are no other designations affecting the land.

DIRECTIONS

Coed Nant-cyff is accessed from the A470 (that runs all the way from Cardiff to Llandudno) between Mallwyd and Cemmaes. Coming from the north and east, take the A470 from Mallwyd, and after just over two miles turn right signposted to Aberangell. Alternatively, coming from the south, turn left signposted Aberangell almost two and a half miles north of Cemmaes. At the next junction, turn left, cross the small bridge, and immediately turn right into a small road. Follow this road for just over half a mile. The entrance to the wood is on a sharp right hand bend. There is room to pull a car off the road, and park in front of the entrance gate.
